Projects and buyer context
This is positioned as a small collection of detached, service-supported homes rather than an apartment tower. The published specification calls for three to five bedrooms and at least 502 square metres of internal space, with ocean and cliff outlooks varying by residence. Access to the adjacent Raffles resort and residence-level hospitality is part of the proposition. The October 2026 project announcement distinguishes regular residential support from optional services requested separately; the actual inclusions and charges should be checked against the management contract.
The public registration page is not a price list or a live inventory. The sources reviewed do not establish asking prices, the form of title offered to foreign individuals, annual charges or any contractual rental return. Even a completed show residence does not answer those questions. A meaningful price comparison would include the legal interest being acquired, taxes, operating costs, service commitments and the conditions attached to resale.
The setting is the headland at Jimbaran in southern Bali, alongside the existing Raffles Bali resort. The announced residential estate covers 5.3 hectares, with a private approach road and views across the Indian Ocean. Proximity to an operating hotel is appealing, but a buyer still needs a plot-specific site plan: the resort address alone cannot show which land interest belongs to the proposed home or which shared facilities carry separate rights and charges.
