PT Paramita Adhi Perkasa: Bali Development Profile
Who appears in the public record
PT Paramita Adhi Perkasa has a more specific Bali footprint than a generic developer listing suggests. Its website presents a small riverside housing compound, Sekar Ayung Residence in Denpasar, alongside Dharmawangsa Villa, a separate land-and-villa offering in Kampial near Nusa Dua. The distinction matters. A home in an established residential enclave and a parcel or villa in another part of the island may be sold under very different title and contractual arrangements.
The company is identified as the developer on both project pages, and Rumah123 independently carries the Sekar Ayung Residence attribution. That establishes a public project association, not the identity of the landowner or the entity that would receive a buyer's money. Those questions have to be answered at unit level.
What the sources support
There are genuine starting points for diligence: a developer-controlled website with two identifiable Bali offerings and an independent Rumah123 listing for Sekar Ayung Residence. They support a real public project association. They do not establish clean land title, valid building documentation, current inventory, audited developer finances or the contracting party for a particular house. We found none of those transaction documents in the reviewed public material.
The ownership wording deserves particular attention. Sekar Ayung Residence markets freehold for local buyers and a 90-year leasehold arrangement for foreign buyers. Meanwhile, the historical 99.co project record labels the land category Hak Milik. These descriptions need not conflict: the audience and legal instrument can differ. Yet a portal's Hak Milik label is not a title search, and '90 years' is only a developer representation until the initial term, renewal obligations, landowner's authority and enforcement terms have been examined. A foreign individual cannot take direct Hak Milik title in their own name.
A recognisable project, a historical completion date and a corporate-name connection elsewhere do not add up to a developer safety rating. The decision should turn on the rights and obligations attached to the specific property being purchased.

Sekar Ayung Residence
Projects and buyer context
This is a landed-home portfolio rather than a condominium business. Sekar Ayung Residence advertises homes starting from 255 square metres, with several layouts and bedroom counts. Rumah123 has displayed asking prices around IDR 5.1–10.6 billion, while individual listing pages show a November 2023 update. Those figures are useful for understanding the historical market positioning, not for quoting an October 2026 offer or suggesting any home remains on the market.
Dharmawangsa Villa's website advertises land separately and shows a villa price starting at roughly IDR 2.1 billion, without a clear price-list date. That is not a like-for-like bargain against Sekar Ayung: the land rights, specification, delivery condition and transaction costs may be entirely different. Both project pages mention optional rental management, but no unit-level management agreement or independently evidenced net returns were available in the reviewed material.
Sekar Ayung Residence sits on Jalan Sekar Tunjung XII in eastern Denpasar, beside the Ayung River. Its appeal is a residential setting near Denpasar amenities and routes toward Sanur, rather than beachfront access. A river-facing position should prompt a property-specific look at drainage, setbacks and the physical condition of the site, not an unsupported assumption that every riverside home is exposed to the same hazard.
Dharmawangsa Villa is in Kampial, in the Nusa Dua area of southern Badung. Despite the shared developer website, these are different location choices: one is tied to Denpasar and its local residential market; the other sits in the southern peninsula's Nusa Dua–Pandawa orbit. Website travel-time claims should be treated as advertising estimates rather than guarantees.
Observable track record
Sekar Ayung Residence provides the clearest evidence of the developer's residential work. The project website describes 15 villas along the Ayung River, with gated access, private pools and a show home. Rumah123 records December 2019 as the project's completion date. It is useful historical context, but it should not be mistaken for an independently inspected completion certificate or proof that every property is ready for transfer. The portal's seven house types are designs or listing categories, not seven separate developments.
The second project, Dharmawangsa Villa, appears on the same developer website as land and villas for sale in Kampial, Nusa Dua. Beyond the marketing material, we did not establish an independently documented completion date, handover count or present-day inventory for that scheme. Describing the company as having two publicly presented Bali projects is supported; claiming two verified completed developments would go further than the evidence.
There is also a corporate reference worth keeping in proportion. The website of the separate listed company PT Paramita Bangun Sarana Tbk mentions Erwin Tanuwidjaja's leadership role at PT Paramita Adhi Perkasa. It does not make the listed company's construction portfolio or financial resources automatically attributable to this villa developer.
