RIGI Development Group in Bali: Villas, Leases and Due Diligence
Who appears in the public record
RIGI Development Group does more than advertise new villas in Bali. Its website brings development, land-related services, transaction support and holiday-rental management under one brand. That breadth may simplify the buyer's experience, but it also creates an important distinction: the firm presenting the property is not necessarily the legal entity granting the land rights, signing the construction commitments or receiving rental proceeds.
The group’s own portfolio includes Senja Villas, Senja Villas II and Kundalini Villas. Senja Villas II in Nyang Nyang is a useful case study because the sales pitch sits alongside an offer of ongoing property management. A buyer therefore needs to assess two separate propositions: what rights and finished asset the purchase contract actually delivers, and what income remains after a management business has operated the villa.
RIGI’s public material establishes its brand presence and the projects it associates with itself. It does not, in the sources reviewed, identify and substantiate the precise Indonesian contracting company or the chain of rights to a specific plot. Those details cannot be settled through a portfolio page.
What the sources support
There is more to investigate here than an anonymous villa advertisement: RIGI has an operating website, a named team, a recognisable project portfolio and third-party listings for Senja Villas II. None of that, however, verifies the land title, the seller's authority, a building's regulatory status or the financial performance of a managed unit.
Public descriptions also leave a live disagreement over Senja Villas II's construction status. Rather than assign a reliability score from incomplete evidence, the appropriate conclusion is narrower: the brand and development offering are identifiable, while the legal and delivery assurances a buyer would need have yet to be established for the actual property being sold.

Projects and buyer context
RIGI’s customer-facing offer is centred on villas that can be used privately or operated as short-stay accommodation. The developer advertises one- and two-bedroom homes at Senja Villas II from US$175,000. That is a published starting price, not a verified live quotation for a particular unit, and the inclusions need to be established from the sale and specification documents.
The larger financial issue is the difference between a projected return and cash a buyer can actually keep. Senja Villas II is marketed with an annual return of more than 15%, but the reviewed material does not demonstrate that figure through independently verified rental accounts or an enforceable payment guarantee. RIGI’s management page separately quotes fees starting at 20% of booking revenue, with operating costs on top. Occupancy, platform charges, staffing, upkeep, tax and replacement spending would all affect a realistic net-income estimate.
The group also says its villa offerings commonly involve 25- to 30-year leaseholds, varying by project, with extension costs linked to land value at the time. Buyers should not carry that general statement into a Senja Villas II contract without checking the particular lease term, commencement date, extension mechanism and parties with the power to honour it.
RIGI lists its office on Jalan Labuansait in Pecatu, close to Bali's southern Bukit villa market. The Senja developments are positioned in Nyang Nyang; Kundalini Villas is another southern Bali project in the group’s portfolio. That concentration makes the local plot, not a broad 'Uluwatu' label, the right unit of comparison.
The Senja Villas II page suggests roughly five minutes by road to Nyang Nyang Beach. Travel-time estimates can be useful context, but they say nothing by themselves about permanent access, land boundaries, surrounding building rights or permission to run tourist accommodation. These details can change both the guest experience and the buyer's ability to operate the property as intended.
Observable track record
The company traces its activity to June 2022 and says it has finished and operated two projects, with another three in progress and 15 villas under construction. These are self-reported figures, not a verified schedule of handovers. Its broader project gallery names Senja Villas, Senja Villas II, Kundalini Villas, Jomo Villas, Kawai Villas, MAG Padang and BLK Suites; being listed in that gallery does not establish the group’s precise development or ownership role in each one.
For Senja Villas II, even the public construction picture needs resolving. Bali.RealEstate still labels the scheme as under construction while giving a first-quarter 2026 completion target. Newhomes.id, by contrast, calls it ready to move into. The older Senja Villas project page also retains placeholder copy in part of its progress section. These are reasons to request current, unit-specific evidence—not grounds to conclude that the scheme is either complete or delayed.
A meaningful track-record check would compare the group’s claimed finished projects with dated handover documents, permission to use the buildings, current operating condition and the exact role RIGI played. A marketing launch, a sold-out announcement or a management listing answers a different question from successful delivery.
