Seven Sky Villas in Bali: Projects and Buyer Due Diligence
Who appears in the public record
Seven Sky appears in the NovAsia register under that name, while the company-facing website uses the Seven Sky Villas brand. Its focus is a small portfolio of villa developments in southern Bali rather than island-wide residential estates. OctaSun Residence, close to Pandawa Beach, is the most fully documented offering in its marketing material: a proposed 26-villa development built around private pools and shared resort-style facilities. Cliff Residence and Wave Villas also appear in the current portfolio.
Those project pages establish what the brand is selling, not who will legally deliver a buyer’s villa. Public material reviewed for this profile does not independently establish the landholder, the contracting seller or the precise property right to be transferred for an individual unit. Those distinctions matter more than the name on the brochure.
What the sources support
The brand-to-project association is well supported by Seven Sky Villas’ own pages and by local March 2026 coverage identifying the company with the 26-villa OctaSun development. What those articles do not provide is an independent inspection of delivery, title or promised rental performance. The company’s own website displays claims about OSS registration, construction certification and PBG building approval, but the underlying records were not independently matched to a particular parcel or villa in this review.
A private Indonesian company directory contains an entry for PT Seven Sky Villas at an address in Kutuh. That is a useful lead for corporate verification, not proof that this entity owns the OctaSun land or will sign the sale documents. The distinction between a marketing brand, a construction company and a contractual seller remains unresolved.
OctaSun’s timetable deserves special attention. The project page shows completion in Q1 2027. Warta Bali reported works running into Q2 2027 in an article dated 18 March 2026, whereas Dewata News reported an initial handover target of late 2026. These may refer to different phases or revisions; the public material does not reconcile them. Buyers should therefore rely on an updated, unit-specific contractual programme with clearly stated delay remedies.

Projects and buyer context
Five OctaSun villa types are advertised on the official project page at prices ranging from US$536,000 to US$938,000. These are displayed asking prices, not a verified quotation for a particular available villa or a complete acquisition budget. The price position for Cliff Residence is less transparent online, with the project directing prospective buyers towards private discussions.
The investment proposition relies heavily on managed short stays. Seven Sky Villas names Betterplace as the intended operator responsible for guest services, bookings and upkeep. Its OctaSun page promotes returns of up to 12% annually; a third-party listing for the same development mentions an 8% three-year guarantee. Neither statement demonstrates what an owner will actually receive after operator fees, maintenance, downtime and taxes. Any guaranteed payment would need to be traced to a named, creditworthy obligor and an enforceable agreement, rather than assumed from the marketing language.
The projects cluster around South Bali. OctaSun is promoted as being near Pandawa Beach, Cliff Residence as an ocean-facing Nusa Dua address, and Wave Villas as a Kutuh development. Seven Sky Villas states that OctaSun is about 500 metres from Pandawa Beach, but the specific plot boundaries were not independently established from a cadastral record.
For a buyer, “Nusa Dua” in a sales presentation is an orientation point, not a substitute for the land certificate. The actual parcel determines road access, zoning, permitted uses and which building approvals should exist. It also affects the feasibility of lawful short-stay operations; proximity to luxury hotels cannot answer that question.
Observable track record
OctaSun Residence is still labelled a pre-sale development on Seven Sky Villas’ website. The plan covers 26 villas in five layouts of 120–180 sq m, and the developer advertises a completed show unit for viewings. A show unit is useful for judging finishes and space, but it is not evidence that the remaining homes have been delivered. The published construction timeline places project completion in the first quarter of 2027; current on-site progress has not been independently verified.
Cliff Residence is a different proposition: eight clifftop villas marketed on a roughly one-hectare site overlooking the ocean, with a restaurant and helipad among the proposed amenities. It is presented as an upcoming development, so those features should be read as plans, not approved or completed infrastructure. The company’s home page also shows Wave Villas, a 25-villa project in Kutuh, with construction indicated as its status.
The About page labels an unnamed townhouse development as completed. It does not give enough identifying information there to verify the address, delivery date or buyer handovers. As a result, a count of independently confirmed completed schemes cannot responsibly be supplied from the public evidence reviewed.
