Suom Property

Who appears in the public record

The clearest way to understand SUOM Property is through Five Stories Villas, its identifiable project in Pererenan. Five individual villas appear on the estate’s own website, which now invites visitors to book stays rather than simply enquire about a development. A live accommodation listing and guest reviews provide evidence of hospitality operations. They do not, however, tell a prospective buyer who owns the land or who is entitled to sell an interest in a particular villa.

There is also an important distinction between brand and company. Booking.com identifies PT Suom Property and Management Bali as the property manager, and a third-party Indonesian company directory lists a business under that name. Neither record demonstrates that the PT is the landholder, construction developer or contracting seller. Those relationships remain to be established from the transaction documents.

What the sources support

There is tangible evidence of an operating property, which makes SUOM easier to examine than a developer known only from renders. The limits of that evidence are equally important. Guest bookings cannot validate the land title, building approvals, rental-use permissions, audited income or the seller’s authority. No public document reviewed here establishes the full legal chain from the SUOM brand to a particular villa and its proposed seller. A blanket safety or reliability rating would therefore be misleading.

Projects and buyer context

The current Five Stories website describes two- and three-bedroom villas with published areas ranging from 98 to 163 sq m, each with private outdoor space and a pool. The page serves prospective guests; it does not establish present sale inventory, an agreed purchase price or the legal interest a buyer would receive.

An older /eng page tells a different, investment-led story, advertising a 16% return and a six-year payback. These are promotional figures, not independently tested earnings. Any investment case would need actual rental statements and a clear breakdown of occupancy, management charges, maintenance, taxes and the original capital outlay before a net return could be calculated.

Five Stories is in Pererenan, Badung, on Bali’s west coast. The project markets the estate as roughly 800 metres from the beach and highlights views over rice fields. Those are useful starting points for a site visit, not a promise about walkable access or the long-term preservation of the surrounding landscape. For a buyer, neighbouring development and the practical route to the beach matter more than a distance printed in a brochure.

Observable track record

Five Stories is the project that can be tied to SUOM with specific public evidence. Its five residences are individually named Yudistira, Bima, Arjuna, Nakula and Sadewa. The move from a sales-oriented presentation to guest bookings matters: the estate has an observable operating use. It is still not a substitute for completion certificates, owner handover records or a verified portfolio of other SUOM developments.

A separate directory, Balinsky, reports one completed SUOM project and 36 delivered units. That figure cannot be reconciled with the five-villa estate described by the project itself on the evidence available. We have therefore not treated 36 as a substantiated construction track record.
