Zenergy Bali

Who appears in the public record

The central proposition at Zenergy is not simply an apartment with an ocean view. Buyers are being invited into a future residential community where training, recovery, restaurants, workspaces and family facilities are intended to be part of daily life. The Zenergy Bali brand markets 131 homes in Candidasa, East Bali, with one- and two-bedroom layouts and larger residences.

That distinction matters. Someone intending to live here may value the planned facilities as much as the apartment itself. An investor, however, needs to understand who will deliver and operate them, what owners will pay for their upkeep and whether the amenities will be ready when individual homes are handed over. At this stage, the facilities described on the project website should be read as a development programme, not as an inventory of operating services.

The official website continues to seek early investor applications. It does not, in the public material reviewed, identify the Indonesian contracting company or establish which entity controls the land. Zenergy Bali is therefore a substantiated project brand, but not yet a verified name for the company that will take a buyer’s money and sign the sale documents.

What the sources support

Two different uncertainties deserve separate treatment. First is delivery. AsiaVillas gives October 2027 as an estimated completion date, Rumavi shows the fourth quarter of 2027, while OffPlan advertises a third-quarter 2028 handover. None is a substitute for a construction programme, contractual completion obligation and remedies for delay. The official site still describes Zenergy as a forthcoming community.

Second is the rental case. Zenergy’s homepage displays a 12–14% return figure, while its own “Who We Are” page shows 15–17%. There is no independently verified operating history of this completed development in the reviewed material that would establish either rate. A projection needs to specify occupancy, nightly or monthly rates, fees, taxes, maintenance reserves and the cost of keeping a large amenity programme running. Marketing percentages are not contractual rental guarantees.

Marketplaces describe the offering as leasehold, but the underlying land documents and terms offered to each purchaser were not available for verification. The legal structure, initial term, extension rights and transferability must be assessed from the actual documents, particularly for a foreign buyer.

FAQ

Has Zenergy Bali already delivered completed residences?
No independently verified completed Zenergy Bali residential project was found in the material reviewed. The July 2026 site-ceremony coverage documents an early milestone, not completed construction or occupancy approval.
Will a foreign purchaser own the apartment outright?
That cannot be established from the marketing pages. Broker listings use the term leasehold, but the buyer’s actual rights depend on the land title, the agreements offered, the term and extensions, and their eligibility under Indonesian law. The documents need independent local legal review.
Why do websites show different handover dates?
Commercial listings currently span late 2027 to the third quarter of 2028. Those dates may reflect different updates or assumptions; the reviewed sources do not establish which is contractually binding. Ask for a signed unit-specific delivery schedule.
Are the headline returns net income to the owner?
The developer’s own pages display different percentages, and neither should be treated as proven net yield. The answer requires a detailed rental model and an agreement defining management fees, maintenance, reserve funding and any actual rental-income obligations.

Projects and buyer context

The proposed inventory spans five residence concepts, including smaller one-bedroom units, two-bedroom apartments and the larger Zen Residence. Buyers should ask which shared facilities are included in the purchase, which will carry recurring charges and whether management arrangements apply to owner-occupied as well as rented homes.

Third-party listings do not agree on the entry price: OffPlan advertises a starting point near US$310,000, AsiaVillas around US$324,000 and Rumavi around US$340,000. These are changing broker listings, not a verified developer price schedule. A useful quotation would identify the exact unit, title or lease rights, furnishing scope, taxes, payment milestones and any mandatory operating charges.

Zenergy is marketed on the Candidasa coast in Manggis, Karangasem, rather than in Bali’s better-known southwestern property districts. The setting is a central part of the product: residents would be relying on a purpose-built community for many of their everyday activities.

For rental underwriting, the relevant market is not “Bali” in the abstract. Comparable stays around Candidasa, real demand for a wellness-led long-stay product and the operational opening date of the shared facilities matter much more than island-wide visitor statistics.

Observable track record

Zenergy introduces Lukas Seerup Nielsen, Walter Matse and Danny Moor as its co-founders. Those disclosures put identifiable people behind the concept, but biographies do not establish a project company’s balance sheet or a history of successfully handing over residential buildings. The sources reviewed did not provide independently verified completed homes delivered by Zenergy Bali itself.

A Bali News feature dated 20 July 2026 describes a blessing ceremony at the Candidasa site, held before physical building work. It is a useful indication of local project activity, not evidence of construction completion or permit approval. The project also credits Inspiral for architectural work. Design involvement is a separate role from land ownership, development liability and contractual delivery.
