Track record
The company can be followed across sources published years apart. In March 2017, the Phnom Penh Post reported an MoU between Cambodia's land ministry and Bun Ches Groups for an affordable-housing scheme; that confirms the company's participation at the time, not the eventual completion of that scheme. Chief Bank then named Bun Ches Groups as an MoU counterparty in March 2023 and identified Bun Ches as the company's sole owner. IPS Cambodia was still listing the group as a Phnom Penh residential developer in 2026. This continuity is useful evidence of operating history, but it is not a substitute for specific to the project contractual and title checks.
Segments and prices
The public record does not place the group in a single price tier: its history spans condominiums as well as more mass-market housing formats. For Anata Residence, IPS Cambodia showed a project starting figure of US$46,793 and US$1,165 per square metre at the time checked, while an individual studio on the same page was listed at US$40,793. Those numbers are best treated as a live offer snapshot rather than a stable developer-wide price band. A buyer should compare the current unit schedule and also establish whether the quoted stock is developer inventory or a resale.
Geography
The strongest public evidence is concentrated in Phnom Penh. The Mekong View Tower series and Grand Condo 7 are associated with Chroy Changvar, while Anata Residence is in Stueng Mean Chey. IPS Cambodia also attributes housing developments in Prek Leab, Prek Pnov and Prek Taten to the group. The sources reviewed did not provide comparably strong evidence of an active portfolio outside greater Phnom Penh.
Reliability and public record
There are several independently checkable positives: the company name appears in business and banking sources well before the current sales cycle, and current property platforms show multiple completed or fully built residential schemes associated with the group. The limitation is disclosure. The sources reviewed did not provide current audited financial statements, a complete group structure or a project-by-project set of permits. Anata Residence also illustrates why portal data needs reconciliation: IPS shows 100% progress and a 2025 completion field, while text on the same page refers to an expected early-2024 completion and ERA Cambodia gives Q1 2024. The group's operating history is therefore easier to substantiate than the exact terms or timeline of any one purchase.
What to verify
Before buying into a Bun Ches Groups project, match the sales contract, company registration details and payment beneficiary so it is clear which legal entity is selling the unit and what gives it authority to do so. For a condominium purchase, obtain the unit ownership documents and evidence that the building is legally registered for separate private-unit ownership; a foreign buyer should also confirm that the chosen unit is above the ground floor, is eligible for foreign ownership and remains within the applicable foreign-ownership quota at the time of transfer. Landed housing needs a different analysis because Cambodia's condominium rules do not give a foreign buyer direct land ownership. For Anata Residence, also reconcile the actual completion and handover date, defect obligations, the condition of the specific unit and the current building-management rules, since public sources are not consistent on the completion year.

Is Bun Ches Groups a single-project developer?
No. IPS Cambodia currently associates the company with several Mekong View Tower phases, Grand Condo 7 and Anata Residence, while separate publications document Bun Ches Groups in 2017 and 2023. That supports a longer operating history, but the legal entity behind the specific contract still needs to be verified.
Can a foreign buyer own a Bun Ches Groups condominium unit in their own name?
Cambodian law allows a legally qualified foreigner to own a private unit in a registered co-owned building, but not the ground or underground floors, and foreign ownership is also subject to a building-level cap. A marketing label saying a unit is foreign-ownable is therefore not enough: the unit title, building status and remaining foreign quota should be checked for the specific transfer.
Is Anata Residence completed?
IPS Cambodia shows 100% construction progress, and other current property sources also describe the scheme as completed. The published completion year, however, is not consistent across sources. For a finished unit, the practical check is the handover record, physical condition, unit documentation and the ability to register the ownership transfer.
