Why this project is worth a look

Completed and operating

The building has been completed and in use since 2020. Buyers can inspect the façade, common areas, lifts and the exact apartment instead of relying on a future rendering.

River and skyline views

Chroy Changvar offers an unusual combination of Mekong, Tonle Sap and central Phnom Penh outlooks. The value of a view depends on elevation and orientation, and can be tested during a real visit.

Broad unit range

The market includes compact one-bedroom homes, family-sized two- and three-bedroom apartments and larger four-bedroom formats. This creates options for owner occupation and different rental strategies.

Facilities already delivered

The panoramic pool, fitness centre, lobby, parking and shared spaces physically exist. Buyers can focus on their current operating condition, access rules and cost of maintenance.

About the project

Mekong View Tower 6 is a completed high-rise residential development on the Chroy Changvar peninsula, along Keo Chenda Street. The building operates as a condominium with a serviced-living component: individual apartments are sold, while many furnished units are marketed for short- and long-term stays. FazWaz and the project factsheet identify January 2020 as completion and describe 23 floors with 343 units. Buyers are therefore assessing an operating property rather than a future promise, with the condition of the building, management, common areas and the exact apartment all open to inspection.

The development stands in Sangkat Chroy Changvar, Khan Chroy Changvar, on the eastern side of the rivers from central Phnom Penh. Its defining location feature is the combination of a more residential peninsula setting with a visual connection to the city centre. Apartments and shared areas may face the Mekong, Tonle Sap or the Phnom Penh skyline. Practical access, however, depends heavily on bridge traffic and time of day. A route that looks short on a map can change significantly during morning and evening peaks, making the project most suitable for residents who value a calmer riverside environment and can plan trips to Daun Penh, Riverside and the southern districts.

The building was designed as a substantial residential complex with a visible collection of shared facilities. Confirmed project profiles list a panoramic rooftop pool, fitness centre, lobby and reception, parking, CCTV, rooftop lounge and bar, restaurant, and meeting or business spaces. Photography of the completed property shows an operating pool with broad river views, while current listings repeatedly describe the pool and gym as available amenities. Buyers should still confirm access rules, operating hours, guest policies and whether any areas are reserved for serviced-apartment operations.

Published layouts cover several size bands. The consolidated project guide refers to studios of roughly 40–43 sqm, one-bedroom homes around 42–71 sqm, two-bedroom layouts around 70–127 sqm and larger family units. Individual market listings show a broader real-world spread: a furnished 58 sqm one-bedroom was advertised at $62,000 in June 2026, while a 44 sqm unit appeared at $48,000 in May. IPS presents an 86 sqm three-bedroom home, and a separate four-bedroom profile gives approximately 161 sqm. These are examples of specific apartments rather than a complete or uniform current price list.

Published building statistics are not entirely consistent. FazWaz and the dedicated factsheet agree on 23 floors and 343 apartments. The summary panel on HomeAbroad instead shows 20 floors and 262 units, although the detailed guide on the same page later identifies the widely reported 23-floor, 343-unit configuration. The difference may reflect residential-only counting versus the inclusion of service or podium areas, but no open technical schedule resolves it. The dossier uses the figures repeated across multiple independent sources and preserves the discrepancy for due diligence.

Ownership wording also requires document-level checking. Project profiles describe strata-title ownership, the usual structure for individual units in a registered co-owned building. A current 44 sqm resale advertisement, however, refers to a hard-title transfer. Agents may use these terms loosely, or different units may have different documentation histories. A buyer must inspect the title for the selected apartment, verify the registered owner, check mortgages and outstanding charges, and confirm that the transaction can be registered in the buyer’s intended name. A building-level description is not a substitute for unit-level legal review.

Orientation matters as much as floor area. Mekong View Tower 6 sits among other high-rise buildings on Chroy Changvar, so some homes enjoy open river and skyline views while others face neighbouring towers or internal development. Sun exposure, privacy and noise can change materially between elevations and floors. Balconies are not described consistently across every listing, and kitchens range from compact linear arrangements to more separated corners with windows. During inspection, check water pressure, air-conditioning, window seals, corridor and lift noise, bathroom condition and any sign of moisture after the rainy season.

The building has an active rental market. In July 2026, one-bedroom apartments of about 67 sqm were advertised around $300 per month, while larger or higher-floor homes could command more. These offers demonstrate rental activity but do not guarantee a return. Achievable rent depends on furniture, outlook, lease term, included services and agent performance. A realistic calculation should allow for vacancy, leasing commission, management, utilities, furniture replacement, taxes and periodic refurbishment rather than simply multiplying one advertised monthly rate by twelve.

Mekong View Tower 6 belongs to the broader Mekong View series. Sources connect the development with Bun Ches Groups and the Mekong View Properties brand. A company profile describes six completed high-rise buildings in Chroy Changvar and in-house architectural and construction teams. This establishes the developer’s local footprint, but current operations still need to be checked at the sixth tower itself. After several years of use, the management budget, reserve fund, lifts, façade, pumps, pool and fire-safety systems matter more to a buyer than historic marketing claims.

The project’s practical appeal comes from its completed status, riverside setting, broad unit range and the ability to inspect the real building before committing. It can suit both owner-occupiers and buyers considering a furnished rental, provided several apartments are compared. The difference between a well-maintained home with an open view and a tired unit on a noisy elevation may be more important than a modest difference in floor area. The sensible sequence is to choose orientation and layout first, verify documents and running costs second, and negotiate price only after those points are clear.

Before paying a reservation deposit, request a recent title extract, the management agreement, current fee schedule, parking rules, recent electricity and water bills, confirmation of zero outstanding charges and an inventory of furniture included in the sale. Visit during both daytime and evening, test the route to the bridges, speak with residents and observe actual lift demand. Where a unit is already rented, review the tenancy agreement, tenant deposit, payment history and termination provisions. These checks turn an attractive river-view proposition into a properly assessed purchase rather than a decision based on presentation images.

Location

  • The development stands on Keo Chenda Street in Sangkat and Khan Chroy Changvar, on Phnom Penh’s river peninsula.
  • Its principal visual advantage is the potential for open Mekong, Tonle Sap and skyline views from suitable elevations.
  • Access to Daun Penh and Riverside depends on the bridges, so personal routes should be tested during real morning and evening traffic.
  • The setting feels calmer than the central street grid, although daily life remains transport-dependent and sensitive to the exact local service mix.
  • When selecting a home, consider future construction in front of the windows; an open outlook today is not a guarantee that the view corridor will remain unchanged.

Best for: Buyers seeking a completed condominium where the building and exact apartment can be inspected before purchase.; Residents who value river and skyline views and are willing to choose by orientation rather than floor area alone.; Couples and families needing options from compact apartments to larger multi-bedroom homes.; Buyers considering furnished accommodation for personal use or long-term rental after accounting for all operating costs.; People whose daily routes work with Chroy Changvar and who accept that bridge traffic can change journey times.; may not suit: Buyers who require a fully walkable BKK1, Tonle Bassac or central Daun Penh lifestyle without bridge or car dependence.; Anyone seeking one current developer price list and a long new-build instalment plan; present opportunities are mainly resale units.; Buyers unwilling to review title, outstanding charges, management and the technical condition of an occupied apartment..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • Obtain the registered floor schedule and strata-unit register; do not select one of the conflicting totals of 262, 340 or 343.
  • Verify the selected unit's type and area from its title, plus occupation status, management, charges, parking and operating rules from current documents.

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Published scale figures differ: several profiles and the factsheet state 23 floors and 343 units, while the HomeAbroad summary panel shows 20 floors and 262 units.
  • Project profiles refer to strata title, while a 44 sqm resale listing mentions a hard-title transfer; the document type and status must be checked for the selected apartment.
  • The current management fee, reserve fund, utility tariffs, parking charges and operating service list require fresh confirmation from building management.

Mekong View Tower 6 is an operating riverfront condominium, so I reviewed the units now on offer by floor and outlook. The present asking prices and deal terms were checked separately from the original sales programme. The January 2020 completion record was kept as the reference point for the project.

Expert profile

Mekong View Tower 6 operates partly as serviced accommodation as well as a conventional resale condominium, so guest policies and rooftop access may not be identical for every unit. Orientation is a core differentiator: Mekong, Tonle Sap and skyline views vary sharply by stack, while bridge traffic shapes the daily connection to central Phnom Penh. The same layout on opposite sides of a building can deliver materially different light, noise and outlook.

Seller authority, title, payments and handover terms must be verified before completion.
