The registry record uses 24 floors because it is the most repeated structured figure, but the official floor schedule and the designation of the selected apartment should still be matched across the title, sale agreement and building records.

The unit range is unusually broad for a 135-unit building. Open project and resale pages show studios or one-bedroom apartments at approximately 39–52 sqm, two-bedroom units at roughly 91–129 sqm, and a large three-bedroom penthouse listing of about 472 sqm. Some portals classify a studio-style plan as “one bedroom,” a common local data inconsistency. A buyer should establish whether the quoted measurement is gross or internal, whether balconies are included, and whether the listing area matches the legally recorded area of the chosen property.

Compact apartments form the entry-level segment. A 39–40 sqm plan can work for one resident or a couple when the sleeping zone, kitchen and storage are arranged efficiently. Units around 47–52 sqm may provide a clearer bedroom division, a balcony and a more comfortable long-term living pattern. Photographs alone do not show practical constraints. It is a singular large-format product, not a basis for describing the average Grand Condo 7 apartment. A buyer considering it needs a separate review of legal boundaries, terraces, utility capacity, parking rights and recurring charges. The operating cost and documentation of a penthouse can be materially different from those of a studio or conventional two-bedroom unit in the same tower.

The most visible shared facilities sit at roof or upper-common-area level: a pool with river and city views, a leisure terrace, and a sky bar or lounge. Multiple independent pages also confirm a gym, parking, reception and security. CAM Realty provides the most detailed operating checklist, citing two lifts, four parking floors, access cards, 24-hour security, fire alarms, sprinklers, fire-hose cabinets and a backup generator. These should be verified on site because access hours, guest policy, equipment condition and included services can change with building management.

View quality is a major differentiator between individual apartments. Photographs from the completed building show outlooks toward the Mekong, central Phnom Penh and the developing Chroy Changvar peninsula. A “river view” label does not explain the width of the view corridor, possible obstruction, privacy or afternoon heat. Stand at every window and balcony during inspection, identify the direction, note nearby construction, listen for road and event noise, and consider whether future development could alter the current panorama.

Before purchase, verify the exact legal identity of the seller and original developer, signing authority, current management company, unit-level arrears and common-property records. In a completed resale building, the quality of the exact apartment and its legal file matters more than a broad marketing narrative about the developer.
