Track record
Borey Bunly Chamkadoung is the clearest earlier reference point in the public record. In March 2026, Realestate.com.kh reported that more than 90% of its customers had already moved in; on 14 March 2026 Bunly Development officially launched Project AEK along Phnom Penh's 60-metre road corridor. These facts show a live operating history and a new development cycle, but they do not by themselves prove build quality, title cleanliness or performance on every house.
Segments and prices
The disclosed product mix is mainly villas, townhouses and shophouses, with Project AEK marketed in the upper-end segment. We did not find a stable public company-wide price range as of the access date, so buyers should compare the current unit price, land size, fit-out, payment schedule and included works rather than relying on the 'premium' label.
Geography
Public activity is concentrated in southern Phnom Penh. Borey Bunly Chamkadoung is associated with Dangkao and Chamkadoung, while Project AEK sits on the 60-metre road in the capital's southern corridor near Choeng Aek. That makes project-level checks on actual travel times, surrounding infrastructure and nearby construction more useful than treating 'south Phnom Penh' as a single uniform location.
Reliability and public record
The public record offers several verifiable signs of an operating developer: a brand history dating to 2019, an earlier occupied project, and a public 2026 launch for a new community. However, the sources reviewed are not sufficient to conclude that the company is financially strong or that every project is legally clean. A buyer should independently verify the corporate registration of the contracting party, land title, permits and the obligations written into the specific sale and purchase agreement.
What to verify
Because Bunly's disclosed products are landed homes, the core issue for a foreign buyer is the legal right to the land under the villa or townhouse, not the condominium foreign-ownership quota. Ask for the exact legal names of the seller and developer in the sale and purchase agreement, the land title and encumbrance record, construction and development approvals, handover status, and evidence that payments go to the contracting party. A foreign buyer should not assume that buying a villa automatically conveys direct land ownership; the lawful structure for the house and underlying land should be reviewed by independent Cambodian counsel and documented before payment.
