Grand Villa B is larger again, with five bedrooms, six bathrooms, a family area, garden and three parking spaces; the published figures are a 393 square metre plot and an 18 by 9.4 metre house. Grand Villa A is marketed with five bedrooms and a private office, but reliable public dimensions were not found and are therefore not presented as facts.

The shophouse combines residential accommodation with a frontage intended for commercial activity. Its official specification is four bedrooms, five bathrooms and one parking space, on a 4.2 by 23.5 metre plot with a 4.2 by 16 metre house. This can work for an owner-operator who wants a visible ground-floor address. It is less obvious for a household seeking a quiet internal lane, so buyers should inspect the exact row, traffic pattern and any rules governing business use before treating the label as an automatic advantage.

Borey Bunly is located on Boeung Tamat Road in Sangkat Dangkao. Official social material describes access at roughly 500 metres from Road 217 and uses Spean Dek as a local reference point. This is an outer Phnom Penh setting where day-to-day mobility is generally easier by car or motorbike than on foot. Travel times can change sharply with Road 217 traffic, so promotional minute counts are best read as directional guidance rather than a dependable commute promise.

The developer describes a secure residential environment with landscaped areas and open shared space. A third-party project profile also identifies car parking and CCTV. Public material does not establish a full condominium-style amenity programme, and there is no solid basis for adding a pool, gym or staffed club as a confirmed feature. The practical proposition is more straightforward: a completed home, parking associated with the property, controlled access and an established neighbourhood rather than a large shared facilities deck.

The price anchor in this dossier comes from the resale market, not from a current developer schedule. A townhouse listing updated on July 15, 2026 asked $150,000, while another version of the same offer published in March described $150,000 to $170,000 depending on whether the house was a corner unit. Earlier asking prices and time-limited instalment promotions were not carried forward. A transaction review should focus on the selected title documents, ownership history, any estate charges, the physical condition of the home and the exact fixtures included in the sale.

Borey Bunly is therefore a choice about an existing street and an existing house, not a bet on a future render. A useful inspection includes the home in daylight and after dark, driveway and parking conditions, noise around commercial rows, the route to Road 217 and the likely repair budget. Rental buyers should test achievable rent and tenant demand for the specific model rather than rely on broad return claims. Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
