Why this project is worth a look

Six home formats

The collection runs from the six-bedroom Aek Villa and five-bedroom Kethya Villa to two four-bedroom family models, a Twin Villa and a Shop House. That range gives different households a meaningful choice between privacy, scale and a live-work arrangement. The decision still has to be made from identified plans and plots because no unified public area-and-price schedule has been released.

Family-first open planning

Shared rooms are linked to the garden and designed for everyday interaction rather than display alone. The furnished show property demonstrates a bright living room, dining space opening outdoors, private bedrooms, work areas and a home fitness room. Buyers who need a closed kitchen, study or quiet retreat should confirm that the selected plan can provide it.

Southern growth corridor

The 60M Road address places Project AEK among the residential and infrastructure expansion areas south of central Phnom Penh. AEON 3 is the clearest large-scale landmark, while the airport direction is increasingly relevant. The location makes most sense for buyers whose schools, work or family routines already lean south; central-city journey times should be tested during real traffic.

A landscaped community

Oasis Park, walking routes, a water feature and family recreation areas add shared space beyond each private plot. That can be valuable for households with children or older relatives who want an accessible place to walk. Delivery timing matters, so the phasing plan and written amenity schedule should be reviewed before assuming every facility will open with the first homes.

A product you can inspect

A completed furnished show villa was available at the official launch, allowing buyers to judge room proportions, daylight, materials and the indoor-outdoor relationship without relying only on renders. The visit should be paired with the contract specification, since loose furniture, appliances, landscaping and decorative details shown in a model home may not form part of the standard handover.

About the project

Project AEK is a new low-rise residential community by Bunly Development in southern Phnom Penh. It sits along Samdech Hun Sen Boulevard, widely known as 60M Road, in Sangkat Cheung Aek, Khan Dangkao. Bunly Development presents Project AEK separately from Borey Bunly Chamkadoung and Residence 88 across its official portfolio, with a dedicated project page, its own house collection and distinct launch materials. That separation matters in practice: specifications, construction progress and resale information associated with the earlier Borey Bunly development should not be carried over to Project AEK without specific to the project evidence.

The scheme is aimed at buyers looking for landed family housing rather than a condominium unit. Its published collection covers Aek Villa with six bedrooms, Kethya Villa with five, the four-bedroom Chnnerm Prestige Villa and Chhnerm Villa, a four-bedroom Twin Villa, and a Shop House. The range spans large detached homes, more compact family villas, paired housing and a live-work product. Public sources do not provide one consistent schedule of building and land areas, so the names alone are not enough for comparison. Buyers should compare actual plans, plot orientation, side setbacks, garden position and the written specification attached to the chosen property.

Project AEK forms part of Phnom Penh's expanding southern corridor. The 60M Road location gives road access toward established city districts as well as newer residential, retail and infrastructure zones. Project materials and launch coverage use AEON Mall Mean Chey, commonly called AEON 3, and the direction of Techo International Airport as reference points. This is not a central, walk-everywhere address. Daily life is likely to depend on private transport, school runs and arterial roads. A useful inspection should therefore test the exact approach road, peak-hour traffic and the condition of internal access rather than rely on promotional driving-time claims.

Two dates establish the development timeline. Project AEK held its groundbreaking ceremony on December 7, 2025, followed by the formal launch and sales presentation on March 14, 2026. At the time of review it remains an under-construction project. Bunly Development maintains active pages for the community and individual home types, progress material is being published, and the launch event included a completed furnished show villa. A show home is valuable for understanding layout and finish, but it is not proof that every contracted property is at the same stage. Buyers should obtain a lot-specific construction schedule, contractual handover date and a precise list of included works.

The planning concept puts shared family areas at the centre of the house. Project presentations describe the living room, dining area and garden as a connected open sequence rather than separate enclosed rooms. The show-villa photography supports that idea: wide openings lead from the principal living space toward planted outdoor areas, daylight reaches several functions, and circulation is kept relatively clear. This arrangement can suit households that spend time together, host relatives or want visual contact with the garden. It also creates practical questions. Air-conditioning loads, kitchen odours, acoustics and the ability to close off a study or quiet room should be tested in the actual plan rather than assumed from staged interiors.

The larger homes add private features beyond the common living areas. Aek Villa is marketed with six bedrooms, a private pool, a lift and multiple garden spaces. Kethya Villa is a five-bedroom house with open garden areas, while the four-bedroom Chhnerm and Chnnerm Prestige models focus on family living and private landscaping. The Twin Villa provides a smaller entry point into the collection; four bedrooms and five bathrooms are confirmed on the official product page. The Shop House follows a different logic, combining a commercial ground level with residential accommodation above. Buyers need to distinguish standard delivery items from upgrades, loose furniture and features installed only in the show property.

The community plan places strong emphasis on landscaping and controlled access. Launch material describes Oasis Park with mature planting, curved walking routes, a tropical water feature and space for light exercise and social use. Official project channels also refer to club and wellness facilities, a pool, fitness space, children's areas and 24-hour security. Together, these features suggest a broader residential environment rather than a simple row of houses behind a gate. Their delivery still needs contractual confirmation. A buyer should request the phasing plan, the position of each amenity relative to the selected plot, access rules and the future service-charge structure before treating any facility as available from handover day.

There is no complete public price list, unified area schedule, confirmed total home count, final completion date or detailed phase-by-phase handover programme in the sources reviewed. Social posts sometimes advertise temporary discounts or instalment offers, but those campaigns change too quickly to serve as a durable price reference. Financial due diligence should start with a written quotation for a named lot: base price, plot premium, corner or internal position, finish package, furniture, taxes and fees, payment dates, late-payment consequences and reservation refund terms. Land documents, the intended title route and the seller's authority to sign should be checked separately rather than inferred from marketing language.

Project AEK is most relevant to households that want a new family home on the 60M Road corridor and are prepared to manage construction-stage risk in exchange for a wider choice of house type and plot. Its practical strengths are the confirmed six-model collection, open-plan family layouts, a real furnished show villa and a planned green communal setting. The trade-offs are equally clear: construction is ongoing, public technical and pricing information is incomplete, and the location is more car-dependent than central Phnom Penh. A sound buying process should compare several identified plots side by side, using their plans, orientation, neighbouring structures, handover dates and total contracted cost rather than selecting on model name alone.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. Ask us and we will lay out the options and the risks honestly.

Home types & sizes

Aek Villa — 6 bedrooms

The largest published format in the Project AEK range. Its official page lists a private pool, a lift and several garden areas. It may suit a large or multigenerational household, but plot size, pool and lift running costs, delivery specification and service-space planning need close review.

Kethya Villa — 5 bedrooms

A substantial private villa centred on open garden space and family living. It sits between the flagship Aek Villa and the four-bedroom options. Public sources do not provide a consistent area or price, so the actual plot and written specification will determine its value.

Chnnerm Prestige Villa — 4 bedrooms

A four-bedroom family model with an open shared area and contemporary interior planning. It may suit buyers who do not need a six-bedroom house but still want separate rooms for children, guests or a study. Its differences from Chhnerm Villa should be checked against the actual plans and specifications.

Chhnerm Villa — 4 bedrooms

A four-bedroom family villa with shared living spaces and private landscaping. The model is designed for full-time household use rather than minimal urban floor area. Before reserving, compare plot width, garden position, parking arrangement and the distance to neighbouring façades.

Twin Villa — 4 bedrooms
5 bathrooms

A paired home with four bedrooms, five bathrooms and two garden areas according to the developer. It offers a more compact route into the community while retaining a landed format and a family-sized room count. Buyers should examine the shared wall, side windows, garden privacy and rules on exterior alterations.

Shop House — business and residence

Commercial space at ground level is combined with residential accommodation above. The format may suit an owner-operated business or a household that needs a dedicated street-facing work area. Permitted uses, customer parking, signage, opening hours, utility separation and the effect of commercial traffic on privacy all require confirmation.

Official pages confirm the model names and bedroom counts, and five bathrooms for the Twin Villa. No unified public schedule of house areas, plot sizes, base prices or standard delivery specifications was found. Those details should be obtained in a written quotation for the identified lot; figures from other Bunly Development projects have not been carried across.

Location

  • The project sits in the Samdech Hun Sen Boulevard, or 60M Road, corridor in Sangkat Cheung Aek, Khan Dangkao. This identifies it more precisely than the broad label of southern Phnom Penh.
  • AEON Mall Mean Chey, usually called AEON 3, is the principal retail landmark used by both project and independent launch coverage. The actual route and travel time should be tested from the project entrance.
  • The direction of Techo International Airport is increasingly relevant to the southern corridor, but Project AEK is not within the airport precinct. Convenience depends on the route chosen and current traffic conditions.
  • 60M Road provides vehicle connections toward Mean Chey, Dangkao and onward routes into central districts. Anyone planning a daily commute should repeat the journey during morning and evening peaks.
  • A physical show villa was presented at the official launch. Visiting it allows buyers to compare rendered material and floor plans with real room proportions, daylight and installed finishes.
  • This address belongs to Project AEK as a separate development. Borey Bunly Chamkadoung is marketed as another project, so its map position, prices and completed homes are not evidence for Project AEK.
  • Pedestrian conditions around the 60M Road corridor are uneven. Households with children or older relatives should inspect pavements, crossings, lighting and the practicality of walking beyond the gated community.
  • A stable public plot number and entrance coordinate were not located. They should be matched against the cadastral record, contract documents and the physical sales-office location before a reservation payment is made.

Best for: Families that need four to six bedrooms, a private plot and more separation than a condominium usually offers. The house range can accommodate children, guests, older relatives or dedicated home-office space.; Buyers whose work, schools, relatives or routine journeys already connect to Dangkao, Mean Chey, 60M Road and southern Phnom Penh. For them, the address may be more practical than a central district.; Multigenerational households considering Aek Villa or Kethya Villa. The bedroom count, garden space and private features create a workable basis for shared living, provided the internal zoning suits the family.; Owner-operators who need a Shop House with commercial space below and a home above. The model is viable only after checking permitted business uses, customer parking, signage and separation between family and public access.; Construction-stage buyers willing to manage the contract, payment timetable and quality inspections closely. They gain a wider choice of model and plot but need time, documentation discipline and contingency planning.; may not suit: Buyers who require a fully completed home, an immediate confirmed move-in date and every community facility already operating.; People seeking a compact, car-light urban lifestyle with walkable access to central Phnom Penh offices, restaurants and daily services.; Investors who need a public price, exact area, proven rent and a mature record of comparable completed-home yields before they can assess the purchase..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the current price and payment schedule for the unit you are looking at
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The reviewed public sources do not provide consistent house and plot areas, a total lot count, a final completion date or a phase-by-phase handover schedule.
  • No current public price list, durable payment plan or title documentation was located; these need to be requested for the identified house and included in legal due diligence.
  • Promotional references give conflicting bathroom counts for Aek Villa, with both seven and eight appearing. Only the confirmed six-bedroom format is shown until a signed specification is available.
