Track record

City Dynamic does not yet have a verified completed residential portfolio of its own in the public sources reviewed for this profile. The joint venture is new and its first Bangkok development remains under construction. There are, however, concrete milestones to check: Swire entered the site in February 2023; the project's environmental impact assessment was approved in February 2025; and the official groundbreaking took place on 29 April 2025. In October 2025 the two towers were named Upper House Residences Bangkok and The Wireless Residences by Upper House. The first has 156 residences across 52 storeys, while the second has 239 residences across 71 storeys. The partners bring separate histories: City Realty was founded in Bangkok in 1987 and lists developments including Emporium Tower & Shopping Complex, Bangkok Garden, Sathorn City Tower, Asia Centre and Chatrium properties; Swire Properties has operated since 1972 and has been listed on the Hong Kong Stock Exchange since 2012 under stock code 1972. Those records support the partners' credentials, but they are not the same thing as completed delivery by City Dynamic.

Segments and prices

Both towers are positioned by the developer as ultra-luxury freehold condominiums on a rare Wireless Road site beside Lumphini Park. Upper House Residences Bangkok contains 156 two- to four-bedroom residences and penthouses, while The Wireless Residences by Upper House has 239 one- to four-bedroom residences and penthouses. Foster + Partners is responsible for the architectural concept through its Thai entity, and the Upper House hospitality brand forms part of the service proposition. The official project website did not publish a public price list at the date checked and instead invited buyers to a private presentation. A defensible price range therefore requires an official unit-specific quotation; buyers should compare price per square metre, floor and view, specification, common-area fees, sinking fund, payment schedule and transfer-stage costs rather than relying on an unofficial headline price.

Geography

City Dynamic is geographically concentrated to an unusual degree. Both residential towers sit on the same approximately 7.9-rai freehold site on Wireless Road in Lumphini, Pathum Wan, Bangkok, next to Lumphini Park and oriented toward views of both Lumphini and Benjakitti parks. Buyers should not read the two project names as evidence of a diversified two-site portfolio: they are distinct residential products within one development, sharing the same land, joint-venture structure and much of the same construction exposure.

Reliability and public record

The structure offers more public visibility than many private project companies. Swire's 40% interest is disclosed in its annual reporting, Swire Properties is a Hong Kong-listed company, and major project milestones — the investment, EIA approval, groundbreaking and tower specifications — have been publicly documented. City Realty also has a long operating history in Bangkok. The limitation is equally clear: City Dynamic itself is a new joint venture without a verified series of completed developments under its own name. The evidence therefore supports a well-documented project backed by experienced partners, not a claim that City Dynamic already has decades of proven delivery.

What to verify

The transaction structure deserves close attention because several names appear around the project. Buyers should establish exactly which legal entity takes the reservation payment and signs the sale agreement, and how that entity's obligations relate to City Dynamic, City Realty, Swire Properties and Upper House. Upper House is central to the branding and service concept, but the contract should identify who must deliver the building, who will provide or manage post-completion services, which services are included in mandatory charges and which may carry additional fees. The contractual completion date also matters because public timing has evolved: the April 2025 groundbreaking release referred to expected completion in 2029, the October 2025 brand launch said 2030, while Swire's 2025 annual report describes completion from 2029 onwards. That may reflect phased delivery rather than a substantive conflict, but the date applicable to the selected unit should be explicit in the contract. Foreign buyers should also obtain unit-specific confirmation of foreign-quota availability; a freehold condominium site does not override Thailand's statutory cap on aggregate foreign ownership in a registered condominium.
