The two share City Dynamic as developer, the Upper House brand and a Foster + Partners architectural vision, but they have different residence programmes, interiors, amenity arrangements and delivery schedules. This record covers Upper House Residences Bangkok only. Its published residential mix is two-, three- and four-bedroom homes plus penthouses; there is no one-bedroom product in the disclosed programme for this tower.
The residence sizes immediately set the project apart from most new central-Bangkok condominiums. The smallest published two-bedroom starts at 125 sqm, while penthouses extend to 923 sqm. Every residence has a private lift lobby, and terraces are part of the tower's residential language. BAR Studio is responsible for the interiors. In practical terms, this is a project where buyers should evaluate the depth and separation of living spaces, arrival privacy, staff or family requirements in the larger layouts, and the exact orientation of the selected home rather than simply comparing bedroom counts. Wireless Road is not incidental to the proposition. The site sits in Lumphini, Pathum Wan, immediately beside the eastern edge of Lumphini Park in central Bangkok. Foster + Partners formed the towers from interlocking square volumes rotated by 45 degrees, a move intended to reduce direct overlooking while opening different lines of sight toward the park and the central business districts. At ground level, the scheme extends the landscape into gardens and shaded verandas, with separate resident and guest arrivals for the two towers. For the first tower, Foster + Partners also describes a private pool, a children's pavilion and a separate children's pool. The practical attraction is not a resort narrative; it is the unusual ability to pair a dense central-city address with a large public park immediately outside the development.
Upper House Residences concentrates much of its shared amenity programme on Levels 43 to 45. The official tower page confirms vitality pools, spa and steam rooms, fitness studios and quiet lounges. The appointed sales agency adds an infinity pool overlooking Lumphini Park, a residents' lounge, a wellness suite curated by GOCO Hospitality, treatment rooms and contemplative spaces. There is also a service layer rather than amenities alone: Upper House Guest Experience support, private meeting rooms, in-residence dining and personalised services are part of the published proposition. Buyers should separate the existence of these services from their ongoing cost. Public sources do not disclose the common-area fee, sinking fund, branded-residence management charge or detailed à-la-carte service pricing, so the true annual ownership budget cannot yet be derived from the purchase price.
Construction is materially under way. Work on the site began in 2025, RITTA was appointed main contractor in January 2026, and a construction update dated 13 August 2026 reported completion of the Upper House Residences mat foundation. The raft is 4.5 metres thick and is engineered for the 52-storey tower above five basement levels; the tower height is reported at 213.6 metres. That does not make this a near-completion purchase, but it does move the project well beyond a paper launch. Swire Properties' current portfolio page gives 2030 as the completion expectation, while the appointed sales agency specifies December 2030 for this tower. Earlier material that referred to phased completion from 2029 is treated as an older programme rather than a competing current handover date.
The sales process is deliberately private. The official project site invites buyers to a private presentation, and the appointed agency says unit-by-unit prices, current availability, floor plans and detailed layouts are disclosed after registration. A Thai project preview from 14 August 2026 reported preliminary pricing from around THB 45 million after attending the first viewing of the sales gallery and show units. At the same time, there is no public official price schedule. The THB 45 million figure should therefore be used only as a lower orientation point at the date checked, not as a promise that a specific residence can still be purchased at that amount and not as a basis for inventing a price per square metre. A real purchase comparison needs the live unit list, floor, orientation, size, fit-out, foreign-quota status, payment schedule and final price together.
Tenure is another point where the headline needs a legal qualification. The development is marketed as freehold condominium ownership. For a foreign individual, however, Thai condominium law limits foreign freehold ownership to 49% of the aggregate unit area in the building. A foreign buyer therefore needs confirmation that the selected residence is available within the foreign quota at the time of transfer; the general freehold status of the project does not by itself answer that unit-level question. No public source reviewed for this dossier publishes the remaining foreign quota. Buyers planning to hold for many years should also obtain the draft sale agreement, future condominium-juristic-person rules and the full schedule of recurring charges, particularly because a branded residence with extensive wellness and hospitality services can have a materially different operating-cost profile from a conventional condominium.

It is a much weaker fit for someone who needs immediate occupancy, wants an open online price list, prefers a small investment unit, or is uncomfortable committing capital to a project with several years of construction still ahead.
