Why this project is worth a look

A distinct family House

This is not the sister tower under another name. The 71-storey, 239-residence building has its own unit mix, PIA Interior scheme and amenity programme, with a clear emphasis on families and multi-generational living.

Freehold on Wireless Road

The development is officially offered as a freehold condominium. For a foreign buyer, that benefit still depends on foreign-quota capacity in the selected residence, so tenure should be verified at unit level rather than assumed from the project label alone.

Genuinely large homes

The range starts around 85 sqm for a one-bedroom and extends to 459 sqm four-bedroom homes and penthouses up to 767 sqm. Buyers can therefore choose around a real living pattern, not simply a bedroom count: a Bangkok base, a principal family home, or a multi-generational residence.

Amenities on three levels

Gardens and pet-friendly paths sit at ground level, family pools and lounges at Level 11, and wellness and fitness at Level 43. The vertical separation gives different activities their own setting instead of compressing the entire residents' club into one floor.

Central, with park access

Wireless Road is firmly within central Bangkok, yet the site is tied to Lumphini Park and the green connection toward Benjakitti Park. It suits buyers who want the CBD, embassies and city services without giving up everyday access to major green space.

About the project

The Wireless Residences by Upper House is a distinct residential tower within the wider Upper House development on Wireless Road, not an alternative name for Upper House Residences Bangkok next door. That distinction matters because the two Houses share the same development partnership, architectural language and Upper House service platform, yet they have different scales and residential programmes. The Wireless Residences rises 71 storeys and contains 239 homes, with the official project page describing one- to four-bedroom residences plus penthouses. The sister tower is the 52-storey, 156-residence House, and its specifications should not be carried across to this project.

City Dynamic, the joint venture between City Realty and Swire Properties, is developing the scheme in partnership with Swire Hotels and the Upper House brand. Foster + Partners shaped the architectural vision through F&P (Thailand), while PIA Interior is responsible for the interiors of The Wireless Residences. Those names are useful only insofar as they clarify accountability: architecture, residential interiors, landscape and resident service are handled by specialist teams rather than being presented as one undifferentiated luxury package. Upper House is expected to operate the resident-facing service layer, while City Dynamic remains the development vehicle behind the real estate.

The tower is planned around family and multi-generational living. This is supported by the product mix rather than branding alone: the range begins with an approximately 85 sqm one-bedroom home and extends through large four-bedroom residences and penthouses of up to 767 sqm. Shared kitchens, generous dining areas, family lounges and integrated pet-friendly routes are part of the common-space programme. The result is a very different proposition from a conventional central-Bangkok condominium dominated by compact investment units; here, much of the building is structured around longer stays, larger households and residents who expect to use the shared spaces as an extension of the home.

Amenities are distributed vertically instead of being concentrated on a single rooftop level. Ground level carries gardens, shaded courtyards and pet-friendly paths. Level 11 is assigned to pools, lounges and family-oriented spaces, while Level 43 is devoted to wellness and fitness with long city views. This creates a practical separation between garden and family activity, leisure, and higher-level wellbeing spaces. The official material also emphasizes adaptable residential layouts and warm natural materials, but the exact finish, furniture package and room configuration should still be checked against the specification for the selected residence rather than inferred from the show units.

The address sits on Wireless Road in Lumphini, Pathum Wan, along Bangkok's central park and business corridor. A current CBRE listing gives 109 Wireless Road, while Think of Living's August 2026 project review publishes the site coordinates at 13.7336015, 100.5461439 and separately identifies the sales gallery at a different point; this dossier therefore uses the project-site coordinates rather than the showroom location. Lumphini Park is immediately associated with the site, and Benjakitti Park connects into the same green network via the Green Mile. The setting is central rather than resort-like, with embassies, business districts, hotels, dining and retail embedded around the address.

The development is marketed as freehold condominium ownership, an important feature on Wireless Road where long-lease structures also exist. For a foreign buyer, however, freehold does not mean that every residence is automatically registrable in a foreign name. Thai condominium rules cap aggregate foreign ownership at 49% of the total condominium unit area in a building, so the foreign-quota status of the selected unit must be confirmed before contract and transfer. The project-level tenure is well supported by official material; the live quota position for individual inventory is not publicly disclosed.

As of 28 August 2026 the project is under construction and sales are active through a private-preview model. Swire's corporate reporting states that VIP sales have commenced and the Bangkok sales gallery is open, while the project and appointed agency do not publish a full public price list. Think of Living reported an indicative starting point of about THB 45 million after its 14 August 2026 preview, so that figure is treated here as a dated lower price anchor rather than a guaranteed developer quote. Completion timing is the largest unresolved factual issue: Swire's current development page says the broader project is expected to complete by 2030, earlier corporate reporting referred to completion from 2029, and the appointed agency's current tower-specific programme gives September 2031 for The Wireless Residences. The registry retains Swire's current public 2030 target, but a buyer should underwrite the purchase against the contractual handover date for the chosen residence and be prepared for the later programme.

Ownership format

The project is offered as a freehold condominium. A foreign buyer may register a unit in freehold only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area in the building; quota availability for the selected residence must be confirmed before contract and transfer.

Unit types & sizes

1 bedroom
approx. 85 sqm

The smallest format in the tower is still substantially larger than a typical investor-oriented central Bangkok unit. It is a credible full-time or part-time city home for a single owner or couple who want the Upper House service and amenity platform without moving into a multi-bedroom family plan.

2 bedrooms
105–153 sqm

The size band is wide enough that two two-bedroom residences can serve quite different lifestyles. A roughly 152 sqm layout was among the Wireless show units presented in August 2026; floor, outlook, exact configuration and price still need to be matched to the specific unit offered.

3 bedrooms
188–309 sqm

This is the core family range, stretching from comparatively contained three-bedroom homes to very large residences. A roughly 196 sqm version appeared in the August preview, but it is only one layout; household needs should be matched to the actual plan, storage, bedroom privacy and orientation of the selected unit.

4 bedrooms
approx. 459 sqm

This is principal-home territory rather than an enlarged city apartment. The scale allows meaningful separation between private and shared family areas, but it also makes operating details more important: parking rights, storage, engineering specifications, service charges and recurring costs should be obtained before commitment because they are not fully public.

Penthouse
453–767 sqm

The top of the range is aimed at buyers treating the residence as a large family home in a vertical setting. The size spread shows that the penthouses are not one standard product, so bedroom count, floor, outdoor space, outlook and technical specification have to be confirmed for the specific lot rather than inferred from the category name.

The official site confirms one- to four-bedroom residences and penthouses; the current appointed agency publishes approximate size bands of 85 sqm, 105–153 sqm, 188–309 sqm, about 459 sqm and 453–767 sqm. A complete public schedule of layouts, floors and prices is not available, so these cards describe confirmed product bands rather than guaranteed live inventory.

Location

  • Wireless Road in Lumphini, Pathum Wan is a central address beside the Lumphini Park corridor rather than an isolated residential enclave.
  • Benjakitti Park connects into the Lumphini green network through the Green Mile, keeping both major parks within the project's everyday urban context.
  • The surrounding central-Bangkok fabric includes business districts, embassies, international schools, hotels, dining and major retail destinations.
  • Phloen Chit and Lumphini are both relevant public-transport directions from the address; the practical route depends on destination and time of day rather than one simplistic 'nearest station' claim.

Best for: Families seeking a principal central-Bangkok home who find standard condominium formats too compressed: the confirmed range includes large two-, three- and four-bedroom residences, family-oriented common spaces and pet-friendly amenities.; Multi-generational households that want to stay close without forcing every family member into the same layout: the building offers a broad size range that can support either one large home or different residence sizes within the same House.; Foreign buyers for whom condominium freehold is a priority, provided the selected residence is still available within the foreign quota and the transfer-of-funds and registration requirements are handled correctly.; Buyers who value branded-residence service but still want a standalone residential setting rather than a hotel room or hotel-attached apartment. Upper House is positioned as the resident service platform, while the homes remain condominium residences.; Long-horizon buyers comfortable with an under-construction purchase and possible handover movement. Because public completion dates do not fully align, the project is better suited to buyers who do not depend on occupancy within the next year or two.; may not suit: It is not a fit for a buyer who needs a completed home now. The tower is under construction, and current public completion references range from Swire's 2030 project target to the appointed agency's September 2031 tower-specific programme.; It is a poor match for a low-entry-budget strategy. Even the independent indicative figure reported after the August preview is around THB 45 million, while the official unit-by-unit price list remains private.; It will frustrate buyers who require a fully transparent online cost sheet before making an enquiry. Exact unit prices, live foreign-quota availability, common-area charges, sinking fund and parking entitlements are not fully published..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the payment schedule and the booking fee as they stand today
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion references conflict: Swire's current page says the wider development is expected by 2030, corporate reporting describes completion 'from 2029', while the appointed agency's July–August 2026 programme gives September 2031 specifically for The Wireless Residences. The registry retains Swire's current public 2030 target; the contractual date for the selected unit needs separate confirmation.
  • There is no official public price list. Think of Living reported about THB 45 million as a starting indication after the 14 August 2026 preview, while the official site and appointed agency release unit pricing and availability privately, so that figure does not confirm the price of any particular available residence.
  • The common-area fee, sinking-fund contribution and parking entitlements specifically allocated to The Wireless Residences are not published in the primary materials reviewed. Those costs and rights should be obtained in the current term sheet before calculating total ownership cost.
