As of 24 August 2026, DDproperty shows AROM Jomtien asking prices of roughly THB 4.99 million to THB 52.99 million, or about THB 151,000–301,000 per sq m; these are listing-market figures, not a verified developer-wide live price list. The official AROM Jomtien site states a THB 70 per sq m monthly common fee and a one-time THB 700 per sq m sinking fund, so buyers should compare total acquisition and holding costs rather than headline price alone.
Geography
The two Colours Development projects in the NovAsia Pattaya set occupy different resort micro-markets. AROM Wongamat is in the Na Kluea/Wongamat area around Soi 16, while AROM Jomtien is on Jomtien Beach Road in Nong Prue, Bang Lamung. Buyers should therefore assess the exact unit's beach access, road exposure, neighbouring development, view corridor and everyday transport pattern rather than treating both projects as equivalent simply because they are in Pattaya.
Reliability and public record
There is a verifiable project record here, including EIA approvals and a completed condominium structure at Wongamat, but the corporate picture is less transparent than with a listed developer publishing consolidated financial statements. No public stock-market listing or comparable annual-report set was found for Colours Development, and registry-data services show COLOURS DEVELOPMENT CO., LTD. as having ceased operations on 4 December 2025. AVA Land Development, registration number 0205561025617 and incorporated on 10 July 2018, is still shown as active in Smart EIA Plus and is tied to both AROM projects. The status of the brand company does not by itself prove a problem with a particular unit, but it makes the identity and authority of the contractual counterparty a central due-diligence issue.
What to verify
Before signing, establish exactly who is selling the selected unit today: Colours Development, AVA Land Development, another related entity, or an existing owner on the secondary market. If COLOURS DEVELOPMENT CO., LTD. appears in a reservation, SPA or payment instruction, request a current company affidavit and written evidence explaining its authority to receive funds or execute documents after its recorded cessation; if AVA Land Development is the counterparty, verify its authority, beneficiary bank account and title connection to the specific unit. For AROM Jomtien, confirm the current completion status, building-use approval, condominium registration and unit-specific handover date rather than relying only on a portal's 'completed' label. A foreign buyer should also obtain confirmation that foreign quota is still available: Thai government guidance caps foreign condominium ownership at 49% of the building's total condominium area, and a project being marketed as freehold does not itself reserve that quota for a particular unit.
