Why this project is worth a look

Completed, not promised

The building can be inspected before money changes hands: buyers can test the route to the beach, see how the common areas operate and compare real views from different floors. That removes much of the off-plan uncertainty, while title, quota and seller due diligence remain essential.

True beachfront position

The site fronts Wong Amat Beach and the project provides direct beach access, which is a meaningful locational feature in North Pattaya. It should still be evaluated apartment by apartment because a beachfront address does not make every floor and orientation equally strong.

More generous footprints

Original plans place one-bedroom homes around 37.5-63 sqm and most two-bedroom homes around 81.6-88 sqm, giving buyers more usable room than many compact new-build formats. Larger three-bedroom and penthouse resales exist as well, although the exact original configuration should be verified for each unit.

Amenities across levels

Facilities are distributed from the lower floors to the rooftop levels rather than packed into a single podium. The 53rd-floor pool, 54th-floor jacuzzi and 55th-floor lounge sit above work, family and fitness spaces below, creating a building designed for longer stays rather than a minimal holiday-condo specification.

A real resale market

Buyers can compare competing owners and current asking prices instead of relying on one developer price sheet. The trade-off is that there is no meaningful single project price: quota, view, floor, furnishing, condition and the seller's motivation can move the number substantially.

About the project

AROM Wongamat is a completed beachfront high-rise in Wongamat, North Pattaya, rather than an off-plan scheme that still has to deliver what the brochure promised. FazWaz records completion in December 2024, the main residential tower rises to 55 floors, and the developer's material shows a separate two-storey facilities building alongside it. The most consistently supported unit count is 319. That changes the buyer's due-diligence priorities: construction timing is no longer the central risk. The real work is choosing the right resale unit, checking its title and foreign-quota status, seeing the actual view, understanding furnishing and wear, confirming building charges and judging how the condominium is being managed now that residents have moved in.

The physical address used across current project directories is 299/1 Soi Na Kluea 16, Na Kluea, Bang Lamung, Chon Buri 20150. The site sits directly on Wong Amat Beach and the project includes direct beach access. Wongamat feels different from central Pattaya: the seafront is dominated by residential towers and resort-style properties, while larger retail and city services are reached through the North Pattaya and Na Kluea road network. Being beachfront does not make every apartment equivalent, however. Floor, orientation, neighbouring buildings and the exact line of sight can materially change the experience, so the view should be assessed from the actual unit rather than inferred from the project name.

The developer is Colours Development. Developer and platform profiles describe it as a joint venture associated with Apus Development Group, The Urban Property and Sirisa Group, and the brand also has AROM Jomtien in its pipeline. Those affiliations are useful for identifying who stands behind the project, but they are not a substitute for property-level checks. With a completed condominium, buyers can ask for the seller's title deed, confirm whether the unit is clear of juristic-person debt, review current house rules and compare the advertised specification with what is physically in the apartment. A resale purchase should be approached as an existing asset, not as a developer story.

The original brochure gives the land size as 3-3-41 rai, while FazWaz currently lists a project area of 6,164 sqm. The developer also states 4,820 sqm of common facilities. The amenity planning is unusually vertical: beach-level and lower-floor spaces handle arrival, work, family and recreation, while the top of the tower carries the sky amenities. A 35-metre infinity pool is placed on the 53rd floor, a sky jacuzzi on the 54th, and the 55th floor is used for lounge and dining-oriented common space. For an owner, the important point is not the number of branded amenity names but the fact that the common areas are substantial and spread through several parts of the property.

The apartment sizes are larger than the compact formats common in many newer Pattaya projects. Developer floor plans show one-bedroom layouts from roughly 37.5 to 63 sqm and two-bedroom layouts predominantly around 81.6 to 88 sqm. Current resale portals also carry larger three-bedroom homes and penthouses. There is some inconsistency in listing labels: several 37.5-38 sqm homes are advertised as studios even though the original developer plans show comparable sizes as one-bedroom layouts. This makes the original unit plan, title documentation and on-site inspection more useful than the category selected by an agent in a portal drop-down menu.

The lowest verified sale anchor at the time of this research is THB 7.7M for a 37.5 sqm one-bedroom on the 9th floor on FazWaz. Crucially, that listing is marked Thai quota. It should not be presented to an overseas buyer as a THB 7.7M foreign-freehold entry price. Current foreign-quota stock can sit materially higher; PropertyHub, for example, showed an 84 sqm two-bedroom asking THB 19.59M with foreign quota stated in the listing. AROM Wongamat therefore needs to be priced unit by unit. Quota, floor, view, fit-out and seller motivation can matter as much as nominal bedroom count.

Ongoing building costs are relatively easy to frame because the original brochure and the current FazWaz profile both state a common-area fee of THB 70 per sqm per month. The launch documentation also set a one-off sinking fund of THB 700 per sqm at transfer from the developer. For a resale buyer, the sinking-fund figure should not automatically be added again: it may already have been settled by the first owner. The practical request before transfer is an up-to-date debt-free certificate from the condominium juristic person, confirmation of the current common fee and a clear statement of any outstanding special assessments or charges attached to the unit.

The facilities go well beyond a basic pool-and-gym package. Current project profiles and the developer material list a gym, yoga area, sauna, steam room, onsen, children's room and pool, cinema, games area, co-working space, lounges, landscaped areas, CCTV and 24-hour security, in addition to the upper-level pool and jacuzzi. This can make the building attractive for owners who spend long periods in Pattaya and want much of their daily leisure inside the property. It also creates a larger operational footprint, so buyers should inspect how well those facilities are being maintained rather than valuing them only because they appear on a specification sheet.

For an owner-occupier, AROM Wongamat makes the most sense when the brief already starts with Wongamat, beachfront living and a modern completed building. It is much harder to justify if the primary objective is simply to buy the cheapest condominium in Pattaya. The project also requires more disciplined analysis for investment. A sea view and a luxury common area do not by themselves prove a target rental return. A sensible underwriting exercise would use the actual purchase price of the chosen unit, realistic achieved rents for comparable apartments in the same building, common fees, furnishing replacement, vacancy and management costs, rather than relying on a headline yield quoted in an advertisement.

One advantage of buying here now is that almost everything important can be inspected. A buyer can experience the arrival sequence, elevators, common areas and beach access, visit the property at different times of day, compare noise and light on several floors, and check whether the apartment feels as large as its stated area. That should shape the viewing process. Start with quota status and title, then narrow by floor and view, then compare condition and furnishing, and only after that negotiate price. In a finished luxury condominium, the difference between two apparently similar units can be larger than the difference between two lines in a price list.

Ownership format

A foreign buyer can hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. The quota status has to be confirmed for the exact resale unit: Thai-quota stock does not become foreign freehold simply because the buyer is foreign. Leasehold should only be treated as an option where it is actually offered and documented for the selected transaction.

Current resale feeds additionally contain three-bedroom units and some 37.5-38 sqm homes labelled as studios. For a resale purchase, the portal category is not enough; the registered area, original unit plan and actual layout should control the decision.   • Hipflat's current summary header says 388 units, while the developer brochure, FazWaz, DDproperty and even the main text on Hipflat state 319. This page therefore uses 319 as the better-supported figure.
  • The older developer brochure uses 'Nong plue' in its location line, while current maps and major project directories place the building at 299/1 Soi Na Kluea 16 in Na Kluea. Na Kluea is used for the physical address, with the brochure mismatch retained as a data boundary.
  • Some current portals label 37.5-38 sqm homes as studios and show three-bedroom resales around 155-176 sqm, whereas the original published developer plans consistently document one-bedroom, two-bedroom and a separate penthouse category.
