Port Yves Palace remains a development in progress: its official website states a December 2027 opening, while Realestate.com.kh also lists 2027 as the completion year.

As of the access date, the official project website publishes unit sizes of roughly 26.5 to 79.2 sq m and prices from US$126,924 to US$454,944 depending on category and view. A separate Realestate.com.kh listing for a roughly 52 sq m two-bedroom unit shows US$308,352, matching the project’s published price for that layout. These are current asking prices, not guarantees of future value or investment return.

Geography

The group’s confirmed geographic focus is Koh Rong in Preah Sihanouk province. Apsara Resort operates at Coconut Beach, while Port Yves Palace is marketed as a beachfront development on Koh Rong. That concentration gives the group practical exposure to island hospitality operations, but it also makes outcomes more sensitive to tourism demand, transport access, island infrastructure and the quality of long-term hotel management.

Reliability and public record

IM Capital Holding has a stronger public footprint than many small project brands: Apsara Resort is independently visible on international booking platforms, and several Port Yves Palace specifications match between the project website and Realestate.com.kh. That does not replace legal due diligence on the development under construction. Claims about land ownership, future individual unit titles and the roles of affiliated companies are largely project-reported, and we did not find a complete independent public set of corporate and cadastral documents that would verify the full transaction chain in advance.

What to verify

Before reserving at Port Yves Palace, obtain the exact legal name of the entity signing with the buyer and document how it relates to IM Capital Holding and the stated landowner, MBIS Development Co., Ltd. Request the land title and encumbrance information, the construction permit, evidence that the building is or will be registered as a co-owned building, and the legal basis for issuing an individual title to the selected unit. Cambodian law allows qualifying foreigners to own private units in a registered co-owned building only above the ground floor, while foreign ownership is capped at 70% of the total surface area of all private units. The project’s promise of individual strata ownership should therefore be verified for the exact unit and remaining foreign quota. Also confirm which entity receives staged payments, whether any buyer-fund protection or escrow mechanism exists, and what the contract provides if the stated 2027 completion schedule slips.
