We did not find comparable evidence for a broader development portfolio under her name.

The verified product profile is small-scale urban residential development rather than mass-market construction. Habitat contains only 13 two- and three-bedroom apartments, with Realestate.com.kh listing unit sizes of roughly 90 to 193 sq m. At the time of review, the marketplace showed an asking price from US$326,745, or about US$2,250 per sq m. That is a current unit-specific market asking price, not an official developer price list or a benchmark for every apartment in the building. We did not find a current primary-sales price schedule published by Intan Kosem or Habitat.
Geography
The public record we found is limited to Phnom Penh. DK Sanctuary is associated with Sothearos Boulevard, while Habitat is in Tonle Bassac, Chamkarmon. Both are central-city residential developments, although they occupy different locations and have different operating histories. We found no reliable evidence of Intan Kosem projects in other Cambodian cities.
Reliability and public record
The strongest positive signal is a completed asset rather than a proposed one: Habitat was finished in 2017 and remains visible in the market as an operating condominium, while industry coverage independently identified Intan Kosem as its developer. Public sources do not provide enough information to verify the ownership structure, financial position or historic contracting entity behind the developments. For a buyer, unit-level due diligence and verification of the current seller matter more than the developer biography alone.
What to verify
For a purchase at Habitat, first identify who is selling the specific apartment today: the original seller, a related party or a resale owner. Obtain the individual ownership certificate for the unit, check registered mortgages and other encumbrances, verify the seller's authority and make sure the payment recipient matches the contract. Realestate.com.kh labels the project as having a hard title, but that marketplace label is not enough for a foreign buyer; the selected unit's documents should confirm that the building and private unit are properly registered under the co-owned-building regime. Cambodian rules permit qualifying foreigners to own eligible private units above the ground level, subject to a 70% cap on the total private-unit floor area held by foreigners in the building. Because Habitat is already operating, buyers should also review the current management structure, common charges, any arrears attached to the unit and the rules governing shared facilities.
