Low density is Habitat's clearest distinction. The building contains 13 apartments, including eight duplexes, so it avoids the volume of residents found in large towers. That creates a more private setting, but it also limits supply: a suitable unit becomes available only when an individual owner decides to sell.
Generous layouts
Even the smallest original apartments start at 89 sqm. Duplex homes range from 145 to 194 sqm and include a study or work area, broad kitchens and double-height space. These proportions are better suited to full-time living, families and working from home than the compact units common in central-city investment projects.
A completed building
The project can be judged through the actual structure and finished interiors rather than through renderings alone. Buyers can inspect the facade, natural light, views, pool, gym and common areas. Completion does not remove due diligence: maintenance standards, reserve funding, house rules and the condition of the chosen apartment still require review.
Central Tonle Bassac
Street 21 sits in a quieter inner pocket of Tonle Bassac behind Sothearos Boulevard. The setting combines a residential lane with quick access to central retail, hotels, offices and major city routes. The trade-off is typical of central Phnom Penh, where traffic intensity and surrounding construction activity can vary significantly through the day.

Habitat Condominium is a completed boutique residence in Tonle Bassac with only 13 apartments. Its scale is deliberately different from Phnom Penh towers containing hundreds of units: the building has few neighbours, no more than two homes on a residential level, and a large share of the inventory is arranged as duplexes. Official project material describes 14 storeys, eight duplex apartments and five original layout configurations. The address is on quiet Street 21 behind Sothearos Boulevard, within an established central district where residential lanes sit close to business, hotel and retail areas.
The project is organised around privacy and generous internal space. Single-level homes have two bedrooms and measure 89–102 sqm. Duplexes are substantially larger: two-bedroom layouts cover 145–153 sqm, while three-bedroom layouts cover 181–194 sqm. The duplex concept uses an open mezzanine for a bedroom, study or sitting area, with a 6.3-metre void over part of the living space. This is not a compact entry-level investment product. It is better suited to buyers who need proper rooms, a home office, broad living areas and a house-like sense of volume in a central urban location.

The original finish schedule lists herringbone hardwood flooring, stone or comparable kitchen worktops, European appliances, built-in cabinetry, soft-close fittings, Spanish tiles and VRV air conditioning. Photography of the completed apartments shows a restrained neutral palette, large windows, black-and-white kitchens and distinctive timber floors. A buyer should still inspect the exact unit rather than assume every resale remains identical to the launch specification. The building has been occupied for years, so furniture, alterations, maintenance history and the condition of finishes can differ from one apartment to another.
Shared facilities are concentrated on the roof. The original specification includes a 10-by-4-metre salt-water pool, an approximately 40 sqm gym and a separate upper terrace with barbecue and dining space. Completed-project photography shows the pool deck with city views, a gym with cardio equipment and a separate lobby lounge. The small number of residences should reduce crowding, but current access arrangements, operating hours, service standards and equipment condition need to be confirmed for the specific purchase.
Habitat is one of the less common low-density condominium formats in central Phnom Penh. Its case rests on a completed building, a precise address, large layouts and limited residential density rather than on the scale or promotional momentum of a new launch. The trade-off is that this is primarily a resale or tightly held market. Units may be unavailable for extended periods, there is no single public price list, and terms depend on the individual owner. The sensible way to assess Habitat is through a current inventory check, inspection of the selected apartment, title and management documents, and a complete ownership-cost review at the time of purchase.

With only 13 residences, including eight duplexes, Habitat Condominium has a very thin current market and each listing needs individual verification. I checked present two- and three-bedroom availability and purchase conditions, while leaving the price subject to a fresh quote because no dependable public current list was established.

Habitat behaves more like a vertical boutique house than a conventional tower: only 13 apartments, no more than two per residential floor and eight duplexes. With such thin stock, one listing can reshape the whole market, while stairs, light distribution and running costs are especially important in a two-level home.
