A listing search makes Tonle Bassac look like one market label, but the official geography is more precise. Cambodia’s NCDD gazetteer records Tonle Basak as a sangkat within Chamkar Mon. Koh Pich is not a separate sangkat or khan: it is the physical island inside the wider Tonle Bassac area.
For this page, “mainland” therefore means the part of Tonle Bassac excluding the island, while “Koh Pich” means the island itself. That is a working comparison boundary, not a new administrative classification. It prevents a mainland tower on the central street network from being averaged together with an island building simply because both may appear under the same portal tag.
The distinction matters in live inventory. Broad Tonle Bassac searches currently surface mainland projects such as The Peak, The Bridge and The Penthouse Residence alongside Koh Pich stock including CASA by Meridian, Diamond Twin Tower, Diamond One and D.I Riviera. A district-level asking-price figure built from that mixed pool can therefore describe neither microzone particularly well.
The snapshot used here is dated 29 September 2026. Buildings are assigned by their verifiable physical location, not by marketing wording. All prices discussed below are public asking prices, not evidence of completed transactions.
The address trail makes the distinction concrete. Diamond Bay Garden’s primary project page gives Diamond Island, Sangkat Tonle Bassac, Khan Chamkamorn, placing it on the island. The Bridge and The Peak are tied by their project material to the National Assembly/Sothearos side of the mainland street network. The same official sangkat can therefore contain buildings on opposite sides of the water, which is why physical position — not the district tag alone — controls the comparison below.
What Housing Is Actually Available on the Mainland and the Island
The comparable public stock on 29 September contains 12 individual sale listings across four mainland buildings and 11 across four Koh Pich buildings. This is not a count of every home in either area; it is the part of the active public market where both an asking price and a usable size figure are visible. No single project contributes more than 40% of the set.
On the mainland, the mix is split between compact high-rise stock and larger family-sized resale units. The Peak, The Bridge and The Penthouse Residence contribute studios and one-bedroom apartments at the lower end of the size range. Rose Garden changes the profile: current listings include two- and three-bedroom homes around 108–143 sqm, so the mainland sample is not simply a collection of small investor units.
Koh Pich is varied in a different way. CASA by Meridian and Diamond Twin Tower supply a substantial share of one- and two-bedroom listings, Diamond One adds a lower-priced one-bedroom resale, and D.I Riviera reaches into larger three-bedroom stock, including a current 147 sqm listing. The island’s visible resale market is therefore broader than the shorthand of “new luxury condos” suggests.
Project stage sits on top of that resale mix. The price-and-space comparison below uses completed buildings, while developer inventory is kept separate. ODOM Living is still under construction on the mainland; on Koh Pich, Diamond Bay Garden remains a current new-development offer with its own construction status. Folding either into a resale median would blur two different products, payment structures and delivery risks.
The useful distinction is consequently building-level rather than a simple mainland-versus-island hierarchy. Both sides contain managed condominium stock, and the practical differences emerge from unit size, age, stage, management and exact position.
The spread within each microzone is as important as the difference between them. At The Penthouse Residence, the lower end of the current sale board is made up of studios around 27–28 sqm, while Rose Garden — still on the mainland side — contributes family-sized homes above 100 sqm. Koh Pich likewise ranges from the compact Diamond One listing through mid-sized CASA by Meridian and Diamond Twin Tower units to larger D.I Riviera apartments. A zone median is therefore the outcome of a changing building mix, not the specification of a “typical” home.

Space and Budget: Where the Numbers Are Truly Comparable
Across the 23-listing snapshot, mainland asking prices run from roughly $60,000 to $270,000, with a median of $105,800. Koh Pich runs from about $55,000 to $299,000, with a median of $120,000. The ranges overlap heavily. That makes the modest gap between the two medians a description of this dated mix of buildings, not proof that one microzone is generally more expensive.
Advertised sizes tell a similar story. The mainland set spans 27–143 sqm and has a 44.5 sqm median; the island set spans 45–147 sqm with a 52 sqm median. The island midpoint is larger, but the composition explains part of that result: compact studios in The Penthouse Residence and smaller Bridge units pull the mainland distribution down, while CASA by Meridian and Diamond Twin Tower supply a larger share of mid-sized island apartments. A different week of listings could move both medians without any underlying repricing of the area.
The $90,000–125,000 band is more useful than a single district average. On the mainland it includes smaller units in The Bridge, The Peak and The Penthouse Residence. On Koh Pich, the same broad budget reaches listings in Diamond Twin Tower, CASA by Meridian and Diamond One. Some island listings show more space for similar money, but that observation is only meaningful after confirming that the area figures use the same definition.
That last point prevents a defensible cross-zone price-per-square-metre median. Portal cards alternate between floor area, gross area, internal or net area, and sometimes conflicting fields. One current Peak listing appears with 43 sqm in one portal view and 62 sqm in another; Diamond One explicitly distinguishes about 60.03 sqm gross from 49 sqm net. Dividing price by whichever number happens to appear first would manufacture precision rather than improve the comparison.
For that reason, this page treats total asking budget plus stated area as the primary evidence and withholds a combined $/sqm verdict. Price per square metre becomes useful only inside a subset where the area basis is confirmed and consistent. Developer inventory is also kept separate from resale stock, because a project launch price and a completed resale unit are not interchangeable comparables.
The medians also hide unit-level pricing drivers. Floor, outlook, furnishing, renovation condition, seller urgency and the legally documented area can move two superficially similar apartments far apart. Completed resales carry the history and condition of a particular home; developer stock adds instalment terms, fit-out and construction stage. The ranges here are therefore best used as a screening frame, not as a valuation of a selected unit.
The extremes make the same point. The lowest-priced island listing in the set does not prove that Koh Pich is generally cheaper, and the larger Rose Garden homes do not prove that the mainland always requires a bigger budget. Both microzones occupy overlapping price bands. A meaningful benchmark starts only after unit format, stage, area basis and condition have been aligned.

Access Can Change the Choice Even Over Short Distances
The mainland buildings in this snapshot plug directly into Phnom Penh’s central street network. The Peak and The Bridge sit around the National Assembly/Sothearos side of Tonle Bassac, The Penthouse Residence is on Sothearos Boulevard, and Rose Garden is on Norodom Boulevard. A resident heading toward BKK1, Norodom or other inner-city destinations does not first have to leave an island through a bridge access point.
Koh Pich works differently. A short straight-line distance can still include a bridge for every trip off the island. That is not automatically a disadvantage: somebody whose office, school and regular errands are on Koh Pich may remove commuting altogether, and the Koh Norea connection gives the eastern side another direction of travel.
The real distinction is route concentration. Two Koh Pich apartments can share the same market label yet sit very differently relative to a western exit, the eastern connection or a school/event traffic flow. Mainland properties also have junction and access constraints of their own, so a simple radius on a listing map is not enough to rank them.
No “five minutes to everything” claims are used here because travel time changes with traffic and time of day. The useful comparison is the resident’s actual direction of travel, the bridge or junction that route depends on, the building entrance and a workable alternative route. For a commute-heavy household, that can matter more than a small difference in price or floor area.
This matters most for buildings marketed as being “near Koh Pich.” The Bridge and The Peak can legitimately be described as close to the island, yet they remain on the mainland: a resident can join Sothearos or head toward Norodom without first crossing a bridge. A building physically on Koh Pich remains bridge-dependent for mainland trips even if it sits only a short distance from the western edge. Marketing proximity to the island and actually living on the island are therefore two different access conditions.

What This Dated Snapshot Does Not Prove
These numbers describe public sale inventory that could be checked at the snapshot date. An asking price records a seller’s position, not the amount paid in a completed transfer. Private sales, off-market stock and transactions circulated through closed broker or owner networks are invisible here.
Building representation is uneven as well. One tower may have dozens of near-identical listings while another has only one public apartment despite a large occupied stock. The 12 mainland and 11 island listings are useful for comparing the choice a buyer could actually see, but they cannot establish total market share, sales velocity or a definitive average price for either microzone.
Listing fields introduce another boundary. Area may mean gross, internal, registered or simply unspecified space; portal stage labels can lag a primary source; and an apartment can remain indexed after availability changes. This is why developer inventory is separated from completed resale and why a cross-zone $/sqm median is withheld unless the measurement basis is consistent.
The page is designed for quarterly refreshes. Its value is practical rather than exhaustive: keep the island and mainland separate, compare the full asking budget with the actual unit size and route, and know where public listing evidence stops.
Nor is the snapshot a live price sheet. A seller can change the ask, withdraw the apartment, alter included furniture or agree a discount after the check date. A page that remains indexed is not proof that the unit can still be bought on the same terms. Before any reservation, the selected apartment needs a fresh confirmation of availability, price, inclusions, documented area and seller authority.
Which option fits your situation
Often the cleaner fit when most daily trips run toward Norodom, BKK1 and other central districts and there is no reason to add an island crossing.
Makes sense when work, school, services or regular leisure are already on the island, or when the household frequently travels east.
Family status alone does not pick the location: larger layouts exist in Rose Garden and in several island buildings, so school and weekday routing become the better filters.
View quality depends on the exact tower, orientation, floor and future neighbouring development; the area label alone does not guarantee it.
With a fixed daily commute, an extra bridge or awkward junction can outweigh a modest gain in floor area.

If Koh Pich is inside Tonle Bassac, why separate it in the numbers?
Because an administrative boundary and a useful housing comparison solve different problems. The island has its own building mix and every off-island route uses a bridge, while broad Tonle Bassac portal tags can mix both geographies. The split on this page is operational only; it does not create a new official boundary.
Can a Tonle Bassac average be used as a benchmark for a Koh Pich apartment?
Only as a very rough background reference. A broad Tonle Bassac search mixes mainland and island buildings, different stages and very different unit sizes. A specific apartment is better benchmarked against similar units in the same microzone on the same area basis.
Are the prices in this article completed transaction prices?
No. The figures are public asking prices from sale listings active at the snapshot date. They show what sellers are requesting, not the price at which ownership actually changed hands.
How should price per square metre be compared when projects use gross and net area differently?
Do not merge them into one median. First put the units on a confirmed common area basis; if that cannot be done, show the total budget and stated size separately. A $/sqm figure is useful only when the denominator means the same thing across the compared homes.

A Tonle Bassac label is not enough to make two apartments comparable. I first separate mainland buildings from Koh Pich, then look at the area basis and the route the resident will actually use, because every off-island trip depends on a bridge. A small price or space advantage only becomes meaningful once the building, stage, usable area and daily commute are compared on the same basis.
