L Village Residence built almost its entire public identity around one strong product decision. At L Tower One, compact apartments were given ceilings of roughly 4.8 metres and mezzanine sleeping areas. In Phnom Penh’s mid-market, that creates a clear alternative to the standard single-level one-bedroom plan.

The idea is straightforward: use height to make a modest floor area feel larger and functionally divided. A loft is not a universal improvement, however. It changes daily use far more than a striking rendering may suggest.

When volume matters more than floor area

L Tower One was completed in 2025 in Boeung Tumpun 1, close to Street 271 and Chip Mong 271 Mega Mall. The 28-storey tower contains about 480 apartments, mainly one- and two-bedroom lofts.

A mezzanine separates sleep from living space without creating a full second room. For a young owner or couple, that can provide a useful middle ground between a studio and a conventional apartment. High windows and vertical volume make the interior feel less confined, while the split-level arrangement gives it a memorable character.

There are real trade-offs. The staircase uses valuable space, moving furniture is more difficult, the bedroom remains acoustically and visually connected to the lower level, and cooling a tall volume requires effective air conditioning. The format may be inconvenient for young children, older residents or anyone who frequently moves between the bedroom and bathroom at night.

L Tower One should therefore be chosen through the exact apartment rather than the advertised area. Stair width, mezzanine height, window position, daylight and noise between levels are all more revealing than the headline square metres.

The operating tower has already answered some questions

The property includes several parking levels, a rooftop pool, gym and saunas. Its main advantage today is more basic: the building is complete and in use. Rental and resale stock allows buyers to assess lifts, density, common-area condition and genuine demand for the unusual layouts.

The official L Tower site presents Heng Muyleang as a leading figure behind the brand and promotes L Tower 2 and L Tower 3. The public link between those developments and L Village Residence Co., Ltd is not fully mapped, leaving L Tower One as the most reliable basis for judging the company itself.

This is a narrow record, but not an empty one. L Village Residence has delivered a large operating building with a clear product idea. Its reputation depends less on the number of future towers than on whether the vertical loft format continues to work well in ordinary life and under long-term management.
