LCPP Residence has a longer traceable record than many small Cambodian developers. In 2016, Realestate.com.kh reported that Residence L BKK3 and Residence L Boeung Trabek 2 were being developed by L.C.P.P Residence Co., Ltd. By February 2020, Fresh News and Realestate.com.kh were attributing seven Phnom Penh Residence L projects to the company: Boeung Trabek, Sovann, Olympic, BKK, Boeung Trabek II, Boeung Tompun and Borei Keila. One of the best-documented examples is Residence L Boeung Tompun, which Realestate.com.kh lists at 714 units with completion in 2021; resale activity is still visible in the project in 2026.
LCPP Residence's publicly documented positioning is mainly affordable to mid-market urban condominiums. When Residence L Boeung Tompun was marketed in 2020, pricing started at roughly US$51,000. In August 2026, asking prices in the completed development start at around US$37,000-42,000 for smaller one-bedroom units, with larger units priced higher. These are current listing prices rather than a single developer price list, so comparisons should account for floor level, titled area, condition, furniture and transfer costs.
LCPP Residence's verified development footprint is concentrated in Phnom Penh. Public sources link the Residence L series to areas including Boeung Keng Kang, Olympic, Boeung Trabek, Boeung Tompun and Borei Keila, showing activity across several parts of the capital rather than one neighbourhood. The sources reviewed do not establish verified LCPP Residence projects outside Phnom Penh.
The company has a genuine public track record: Residence L projects have appeared in property-sector coverage for years, and some now operate as completed buildings with active resale markets. Construction & Property also listed L.C.P.P RESIDENCE CO., LTD. for years in its developer directory with a Street 292 office, corporate email and website. The weaker point is current corporate transparency: the sources reviewed did not provide a fresh registry extract, current leadership details or a verified legal link between LCPP Residence and newer developments using similar branding. The older portfolio is therefore useful evidence of experience, but not a substitute for checking the present seller and the title of the chosen unit.
For a specific transaction, obtain a fresh Cambodian Ministry of Commerce extract and match the full LCPP Residence Co., Ltd name against the entity signing the sale agreement and receiving funds. For a completed unit, verify the individual title, encumbrances, registration of the building as co-owned property, completion documentation, current management rules, service charges and the condition of common areas. If a newer development uses the Residence L or similar branding, do not assume that it is legally the same developer without documentary evidence. A foreign buyer should also verify floor level and remaining foreign quota: foreigners may own private units above the ground floor, while aggregate foreign ownership is capped at 70% of the total private-unit floor area.

CAM Realty lists Residence L Olympic as built in 2015, while Realestate.com.kh marks Residence L Boeung Tompun as completed in 2021; resale listings remain active there in 2026. A purchase should still be based on the documents for the specific building and unit.
Potentially yes, if the specific building is properly registered for private-unit ownership, the chosen unit is above the ground floor and foreign quota remains available. Cambodian law caps foreign ownership at 70% of the total private-unit floor area and does not allow foreigners to own the underlying land or units on the ground or underground floors.
Residence L Boeung Tompun has one of the clearest current public trails: Realestate.com.kh lists 714 units, completion in 2021 and active listings inside the project in 2026. That makes it useful for checking the developer's tangible record, but it does not mean every unit in the building is automatically free of legal or title issues.
