Track record
The clearest earlier reference is La Palm Residence. Knight Frank listed it among Phnom Penh’s H2 2020 landed-housing launches as a mid-tier scheme with 154 units. Pointer’s H1 2023 market report later recorded Palm Springs in Dangkao with 208 units and an expected H1 2026 completion. Palm Springs also received the 2024 PropertyGuru Cambodia award for Best Housing Interior Design and won the Asia-level Best Suburban Housing / Landed Interior Design category. What remains less transparent publicly is the number of homes actually handed over and the final completion status of each development.
Segments and prices
Public market sources place La Palm Residence in the mid-tier housing segment, while the developer presents Palm Springs as a more design-led and higher-spec follow-on project. The current Palm Springs page advertises roughly US$140,000–US$640,000 across linked homes, shophouses, twin villas and detached villas; a current third-party project page shows individual asking prices from about US$155,000 to US$338,000. These are asking or developer-advertised figures rather than verified transaction prices, so the relevant number is the current quote for the exact home, construction stage and finish package.
Geography
Both verified projects are concentrated in southern Phnom Penh’s Dangkao district. The developer gives an address on Street 217, Chamkar Doung, Sangkat Spean Tmor, and markets the location around the Hun Sen Boulevard growth corridor and AEON Mall 3. For a buyer, that means LP Residences has a geographically focused track record rather than a publicly documented multi-city portfolio.
Reliability and public record
LP Residences has a meaningful public footprint: the legal name appears in an official gazette, La Palm was tracked by Knight Frank in 2020, Palm Springs was covered in Pointer’s market research, and the latter received PropertyGuru design awards in 2024. That is stronger evidence than a developer with no independent public history, but it is not enough to label the company “reliable” for a specific purchase. One material inconsistency also needs attention: the current Palm Springs page says “Under Construction” while displaying 2024 as the completion year, whereas Pointer previously expected H1 2026. Actual completion, handover, title readiness and permits should therefore be verified from current documents and a physical inspection.
What to verify
For either La Palm Residences or Palm Springs, start by matching the legal entity named in the sale and purchase agreement to LP Residences Co., Ltd. and checking which entity holds the project land and permits. Foreign buyers need particular care because the verified projects are borey-style landed housing: Cambodia does not allow foreigners to own land directly, so a villa or linked house should not be treated as if the condominium strata-title rules automatically apply. Request the specific land and house title documents, the lawful ownership or lease structure available to your status, any registered encumbrances, current development permits, the contractual payment recipient, and—especially for Palm Springs—evidence of actual completion and handover for the selected home. The contract should also spell out the finish specification, handover deadline, promised common facilities and recurring estate charges.

Which LP Residences projects are independently documented?
La Palm Residence appears in Knight Frank’s H2 2020 Phnom Penh market research, while Palm Springs appears in Pointer’s H1 2023 report. Both are also maintained on the developer’s current website. That supports a documented two-project footprint in Dangkao, but not a broader portfolio unless additional evidence is produced.
Is Palm Springs completed?
The public record does not support a confident “yes.” Pointer’s 2023 report expected completion in H1 2026, while the developer’s current page simultaneously labels the project “Under Construction” and lists 2024 as the completion year. A buyer should therefore obtain current completion or handover documents for the selected home, review permits and inspect the property.
Can a foreign buyer own an LP Residences villa outright?
Not if the purchase requires a foreign individual to take direct title to the land beneath the villa or linked house. Cambodian law reserves land ownership to Khmer nationals and Khmer legal entities. For borey-style landed housing, the lawful ownership or lease structure must therefore be established in advance for the specific property; marketing language describing a home as “freehold” or “ownership” is not enough on its own.
