Why this project is worth a look

Completed community

A buyer can examine the finished home and the actual street rather than relying on a rendering. Noise, neighbours, parking, drainage, façade condition and the quality of a particular renovation are visible before payment. Construction risk is lower, but title, seller authority and technical condition still require full checks.

Several home types

The same community contains linked villas, corner houses, shophouses and twin-villa listings. That creates choices for a family, a buyer wanting more land or a live-and-work use. The products should not be compared on price alone because their plot, frontage, floor count and likely tenant or resale audience differ.

Southern corridor

The development is associated with Street 217, Spean Thma and the Hun Sen Boulevard direction. For households whose daily routine already centres on AEON Mall Mean Chey, Dangkao, nearby schools or southern employment areas, that geography may be more practical than a central condominium. Real peak-hour trips should still be tested.

Residential and commercial

Shophouses create a more active edge, while linked villas serve a primarily residential role. This gives the project a genuine mixed-use character without a commercial tower. A shophouse buyer should confirm community rules, permitted activity, road visibility and actual customer flow rather than treating any frontage as a ready-made business asset.

About the project

La Palm Residences is a completed low-rise borey community in southern Phnom Penh. It is neither a condominium nor a single apartment tower. The scheme combines rows of homes with commercially oriented shophouses, which is why it is best classified as mixed use at neighbourhood scale. Housing remains the dominant function, while part of the frontage is designed for a small business, customer-facing workspace or a live-and-work arrangement. Public sources use La Palm Residence and Borey La Palm Residence as alternate names; the address, photographs, housing mix and developer references show that they describe the same project.

The physical layout offers a lower-density experience than a high-rise building. Realestate.com.kh and FazWaz both identify 153 units. Published aerial photographs show several rows of three- and four-level homes, internal access roads, individual gates and compact front yards. Corner properties gain side exposure, extra windows and, in some cases, substantially more land. Standard linked villas use the site more efficiently and place neighbours directly alongside each other. Shophouses occupy the more active edge of the development, giving buyers a product with a more visible street relationship than a purely residential row house.

The development is finished rather than off plan. FazWaz records completion in January 2022, and recent resale and rental advertisements show built, occupied streets. That makes due diligence more concrete: a buyer can inspect the exact home, road condition, drainage, façade, roof, neighbouring uses and the day-to-day operation of security and waste collection. Completion does not make every unit equivalent. Resale homes differ in maintenance, fit-out, furniture, orientation, plot size, corner or mid-row position and past occupancy. The condition of one photographed listing should never be assumed to represent the entire community.

The most common publicly documented product is a three-bedroom linked villa with four bathrooms. Individual listings quote approximately 203 to 207.75 square metres, while the project profile on realestate.com.kh gives a broader 175–216 square metre range. An IPS corner property combines 175 square metres of internal area with a 308-square-metre plot, illustrating how land can vary far more than the house description suggests. FazWaz lists a four-bedroom, five-bathroom shophouse at 216 square metres. A current Khmer24 advertisement also presents a five-bedroom twin villa described by the seller as part of Phase 2, but that label is not enough to establish a separate project page.

The architecture is practical and closely aligned with Cambodian urban-house patterns: a narrow frontage, gated parking bay, several storeys, balconies and bedrooms distributed vertically. Photographs of completed linked villas show tiled floors, dark-finished stairs, fitted lower and upper kitchen cabinets, shower bathrooms and open terraces. Those images document specific CBRE and IPS properties, not a guaranteed standard specification. During a viewing, the buyer should record exactly which air-conditioning units, kitchen appliances, cabinets, light fittings and loose furniture remain, and should distinguish owner improvements from the original handover package.

The location sits within Khan Dangkao and is identified by FazWaz as Sangkat Spean Thma. The practical access reference is Chamkar Doung Road, also called Street 217, connecting the area with Phnom Penh’s southern corridor and Hun Sen Boulevard. A resale advertisement dated July 2026 places the home about 500 metres from Street 217 and roughly 550 metres from Preaek Chrey Market; those are seller-supplied distances rather than measurements made for this dossier. The coordinates come from the map embedded in that current listing and use a 300-metre radius to avoid pretending that one marketplace pin identifies every gate inside the development.

This is a southern-suburb proposition rather than a central BKK1 or Tonle Bassac address. IPS gives indicative drive times of about five minutes to Dangkao Referral Hospital and Synny Water Park and ten minutes to AEON Mall Mean Chey and the Royal University of Agriculture. CBRE also references Prek Chrey Market, local schools and a hospital. These timings are useful as orientation only. Traffic on the southern approaches changes significantly by time of day, so a serious buyer should repeat the journey during the morning peak, evening peak and a weekend before treating the location as convenient for a particular routine.

Available stock is predominantly resale. A Khmer24 linked-villa advertisement posted on July 25, 2026 states $95,000 in the description while the page header displays $99,900. CBRE marketed another 203-square-metre home at $115,000, FazWaz showed stock from $130,000 and a shophouse at $180,000, and IPS listed a corner home with a large plot at $165,000. These numbers are not a project price list. They represent different dates, plots, conditions and sellers. The lowest figure is a search anchor only; it does not establish the price or availability of another home in La Palm Residences.

Realestate.com.kh labels the project and a linked-house unit as Hard Title. That is material for a landed property, but a marketplace label is not a substitute for the actual title document. Before paying a reservation, the buyer should inspect the deed for the selected house and land, match the registered owner, confirm cadastral identifiers and boundaries, and check mortgages, restrictions and transfer eligibility. A borey transaction should not be analysed as though it were a strata-title condominium. The lawful holding and transfer structure for the specific buyer needs independent Cambodian legal advice and document review.

The developer is independently confirmed at brand level as LP Residences. The project’s official website identifies LP Residences as the developer and places La Palm Residences in its portfolio. A separate realestate.com.kh office profile states that LP Residences developed the project, and the project profile repeats L P Residences as developer. Public pages did not expose a current corporate-registry extract or an exact legal entity name that could be verified, so the dossier records the brand rather than inventing a Co., Ltd. suffix. The contractual company should be established from the selected property’s sale documents and any surviving community obligations.

The confirmed amenity list is restrained. FazWaz names an indoor kids zone, communal gym, car parking and CCTV. We found no reliable project-level confirmation for a swimming pool, resort-style clubhouse, tennis court or hotel services, so none is claimed. In a completed borey, the practical questions are often more important than an old brochure: road and drain condition, lighting, refuse collection, gate control, management fees and renovation rules. These should be checked on site and against the currently applied community regulations, because a facility shown in early marketing is not evidence that it remains open or maintained.

La Palm Residences should be approached as a set of individual completed properties, not as an abstract new-build investment. The advantage is inspection and comparison: several homes can be viewed within the same community before money changes hands. The danger is assuming that linked villas, corner homes, shophouses and twin villas are interchangeable. They differ in land share, frontage, floor count, permitted use and likely resale audience. A sensible process compares at least three units, commissions a technical inspection, checks title and community costs, and then benchmarks the all-in price against other completed boreys in Dangkao and the wider southern corridor.

The project is most naturally suited to an owner-occupier family seeking a private entrance, multiple bedrooms, parking at the house and access to the southern part of the city. A shophouse may suit an owner-operated business when community rules and local permissions allow the intended activity. Evidence for a purely passive investment case is weaker: the sources do not provide verified occupancy history, net yields or operating expenses. Any rental model should therefore use current comparable rents, realistic vacancy, maintenance and a legally available ownership structure rather than relying on historic promotional language.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page.
