The site is likewise described as 6 hectares by the official page and 65,000 sqm by PropertyHub. For a buyer, the current master plan and lot schedule are more useful than a headline unit count. The house range covers distinct levels of space and privacy. Spring Villa, also labelled Link Villa in some project records, has three bedrooms, four bathrooms and three storeys. The shophouse combines four bedrooms and five bathrooms with a frontage that can support a home office or small business; Pointer lists a 99 sqm plot and a 4.5-metre-wide building for the current model. Twin Villa provides five bedrooms, six bathrooms and four levels. Queen Bee and King Villa are larger detached products, with King Villa advertised as a seven-bedroom, seven-bathroom, three-storey home. These are not superficial façade options on one standard plan. Each product creates a different household layout, maintenance commitment, commercial possibility and acquisition budget.
Community amenities are designed around residents' everyday use. The official Palm Springs page lists 24-hour security, CCTV, street lighting, landscaped gardens, a children's play area, a community hall, a clubhouse, a multipurpose sports court, an outdoor gym and an elevated walking route described as a skywalk. PropertyHub also groups some of the offering under a fitness centre, gymnasium and playground. As construction is ongoing, every item should be verified during a site visit. Palm Springs will not suit every buyer. Its appeal is the opportunity to choose a separate home in southern Phnom Penh, from a relatively compact linked villa to a large family residence. The trade-offs are an active construction environment, practical dependence on private transport and the need to verify delivery commitments and completed amenities carefully. Before reserving, buyers should visit at different times, drive the route from Street 217 to their regular destinations, compare the physical house with the showroom and request the full document pack for the exact lot. The handover clause, finishing schedule, utility connections, rules for commercial use of a shophouse frontage and responsibility for common areas deserve particular attention. The decision should rest on the selected property, not only on the development's overall branding.

Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
