Those are current prices for specific remaining homes and plots rather than a permanent price band for every M2 Plus development.
Geography
M2 Plus is fundamentally a Phuket business. Its registered address is in Si Sunthon, Thalang, and the Punyisa sales and project operations are concentrated in the same part of the island. The company’s own Punyisa developments span Bang Jo, Layan and other Phuket locations, while much of its wider design and construction portfolio is also Phuket-based. The sources reviewed do not establish a comparable M2 Plus development platform in other Thai cities.
Reliability and public record
The verifiable strengths of the M2 Plus profile are an active Thai company, a publicly identified team, established Phuket offices and a substantial visible record of design and construction work. The legal structure behind individual development sales is less transparent. Registry data classifies M2 PLUS COMPANY LIMITED primarily under furniture-related activity, while a separate company at the same address, PUNYISA HOME CO., LTD., registration no. 0835567012015, has registered capital of THB 40 million; the public materials reviewed do not explain what role that entity plays in the sale or ownership structure of particular villas. Project-status data also needs care: third-party databases describe Punyisa Bang Jo as completed in January 2026 and disagree on the number of villas, while the official site reported in June 2026 that Phase 1 was complete and later phases were still progressing. That does not indicate a defect by itself, but buyers should verify the exact plot and contractual phase rather than relying on a project-wide status label.
What to verify
For Punyisa Bang Jo, the first task is to establish which entity owns the land, which entity signs as seller and developer, and how M2 PLUS COMPANY LIMITED and PUNYISA HOME CO., LTD. fit into that structure. For the selected plot, buyers should obtain the land title and encumbrance record, building permits, current construction status, the agreed villa specification and a payment schedule tied to measurable construction milestones. Tenure deserves separate review: the official availability page offers freehold or leasehold options, but a marketing tenure label does not by itself explain what a foreign buyer will legally own or register. The contract should also fix the furniture and built-in specification, handover timing, defect-remedy obligations, responsibility for common areas and the ongoing operating costs.

The M2 Plus website traces the design business back to 2005 under Mary Pakamard. The current M2 PLUS COMPANY LIMITED, however, was incorporated in Thailand in 2018. The more accurate description is therefore a long-running team and brand with a newer current corporate entity, rather than a 20-year corporate history for the same registered company.
Is Punyisa Bang Jo fully completed?
The public sources are not fully aligned. Major property databases list January 2026 as the completion date, while Punyisa’s own June 2026 update says Phase 1 is complete and later phases remain in progress. A buyer should therefore verify the actual status of the specific plot and villa rather than relying on a single project-wide completion label.
Why should Punyisa Home Co., Ltd. be checked separately?
Thai registry data shows PUNYISA HOME CO., LTD. as a separate active company at the same address as M2 Plus. The public Punyisa website does not clearly explain its role in a particular sale. Before payment, the transaction documents should identify the landowner, the contractual seller and the entity responsible for construction.
