Unusually large plots

The developer's current remaining plots are published at 1,248 to 2,111 sqm, while the broader project range starts at roughly 1,092 sqm. In west Phuket that is materially more land than many new villa compounds built on 400–700 sqm plots. The practical result is more breathing room around the pool, terraces and garden instead of having every outdoor function compressed against the boundary wall.

Single-level living

Types A, B and C are designed as single-storey homes. That matters for families with young children, older relatives or anyone who simply does not want stairs to be part of daily life. Despite the large floor areas, the key rooms remain connected on one level, so bedrooms, living spaces, pool terraces and garden can function as one coherent home rather than several stacked zones.

Practical back-of-house

The plans devote real space to laundry, storage, a Thai kitchen, staff accommodation, pump and electrical rooms and, in larger layouts, a study or flexible room. Those details are less glamorous than a double-height living room, but they are what make a large house manageable after the first few months. Punyisa reads more like a home designed for occupation than a villa designed only to photograph well.

Family-oriented geography

Bang Jo is inland from the beach but close to everyday routes through Thalang and Cherng Talay. The project's own travel table places HeadStart International School Thalang at about 1.6 km, Blue Tree at 1.8 km and Boat Avenue at 3.4 km. For a household built around school, sport and frequent driving across Phuket, that can be more useful than paying purely for a beachfront postcode.

A finished reference home

Punyisa is not only an off-plan concept. The Bang Jo show villa has been completed and can be viewed, while other homes are already finished inside the estate. That gives buyers a useful real-world reference for scale, workmanship, joinery and the overall landscape treatment. The important limitation is that a finished show villa does not guarantee the same delivery date for a remaining plot, so the selected lot still needs its own construction schedule.

About the project

Punyisa Bang Jo is not a typical compact holiday-villa estate near the beach. It is a low-density community of very large single-storey homes on substantial plots in Si Sunthon, between the expanding Cherng Talay lifestyle zone and inland Thalang. Scale is the defining feature. The base villa plans start at roughly 545 sqm of total built-up area, while the developer's current published availability reaches 1,053 sqm. The presently advertised plots run from 1,248 to 2,111 sqm, each with a private pool and extensive garden. Compared with many new west-coast villa projects, there is simply more land, more outdoor space and more separation between houses. That makes Punyisa feel primarily like a long-stay home rather than a compact vacation product.

The project began in 2022 and has been delivered in stages. The first Bang Jo show villa was completed in 2024, yet the developer was still publishing active construction updates and remaining plots in 2026. For that reason, the common database label of 'completed in January 2026' is too broad to describe what a buyer is actually purchasing today. There are finished homes and a completed show villa inside the estate, but remaining plots can still involve construction and plot-specific delivery dates. A serious viewing should therefore include the exact plot on the master plan, the current stage of works, the signed specification and the contractual handover date rather than relying on the overall project status shown by a portal.

The architecture is organised around one-level living and a close connection between interior rooms, terraces and landscape. The Type A and Type B plans place bedrooms in separate wings, use the central living and dining space as the main social core, and open that core toward large pool terraces. Service functions are unusually well developed: Thai kitchens, laundry areas, storage rooms, staff accommodation, pump rooms and utility spaces are integrated into the plan instead of being treated as afterthoughts. Larger versions also provide a study or flexible room and multiple outdoor dining and sitting zones. For someone living in Phuket for months at a time, that practical depth matters just as much as the visual impact of the pool and garden.

The technical specification is also more involved than in a basic villa estate. The developer refers to solar panels, Lutron home automation, Sonos and B&W audio equipment and a five-year structural warranty. Published floor plans show dedicated electrical and pump rooms, sizeable covered parking and separated service circulation. Those features can make day-to-day living more comfortable, but they also increase the number of systems that need professional maintenance. A long pool, landscaped grounds, air-conditioning, smart-home controls and water equipment all carry operating costs. No single, well-supported estate-wide annual maintenance figure is consistently published, so buyers should budget from the actual villa specification rather than from a generic marketing estimate.

Bang Jo is a residential location rather than a walk-to-the-sand address. The developer's own route table gives approximate distances of 1.6 km to HeadStart International School Thalang, 1.8 km to Blue Tree, 3.4 km to Boat Avenue and 18 km to Phuket International Airport. That positioning can be very practical for a family that needs schools, daily errands and island-wide road access more than immediate beach frontage. It can also reduce dependence on the busiest coastal stretch of Bang Tao during peak periods. The trade-off is clear: most routines are car-based. Buyers expecting to walk from the villa to the beach, restaurants and shops should treat that as a genuine mismatch rather than a minor inconvenience.

The other defining feature of Punyisa is the need to buy by plot, not by headline. In August 2026, an active agency listing advertised a Type C from THB 67.76M, while the developer's current availability table starts at THB 79,095,770 for the remaining published plots. Earlier portals also show still lower figures and different unit counts. These differences are likely to reflect changing phases, plot sizes, specifications and older price files, but they cannot be safely collapsed into one number. The sensible way to assess a deal here is to lock down the plot number, exact plan revision, land area, included specification, construction timeline and legal structure before comparing the price with another Punyisa offer.

Ownership format

Project materials offer both freehold and leasehold structures. For a non-Thai buyer, direct land ownership is generally restricted under Thai law, so a registered land lease is the usual baseline structure; ownership of the building can be documented separately. The exact structure, land title and contract terms must be checked for the selected villa.

Home types & sizes

Type A — 5 bedrooms
875.8 sqm on the base plan; current plot 25 is published at 1,053 sqm total built-up area

The largest base configuration. The published plan has five bedrooms arranged around several indoor and landscaped zones, with en-suite bathrooms to the principal bedrooms. Beyond the main kitchen there is a Thai kitchen, wine room, laundry, storage, staff room, a gym-or-study space and multiple outdoor dining and sitting areas. The base drawing shows a 19.5 x 5.5 m pool, while current plot 25 is marketed as a larger iteration with a 2,111 sqm plot, 1,053 sqm of total built-up area and a 20 x 5.5 m pool. It is a good example of why buyers should verify the plan revision for a specific plot instead of treating every Type A as identical.

Type B is still a very substantial home but is more contained than Type A. The official drawing shows four proper bedrooms, a study, separate staff room, laundry, two storage rooms, a Thai kitchen and dedicated technical spaces. It records 362 sqm of internal built-up area and 328 sqm of external built-up area, for a total of 690 sqm. The pool measures 16 x 5 m on the plan, with a large pool terrace and sunken seating area in front of it. Covered parking is designed for three cars. For a buyer who does not need five guest bedrooms but still wants serious service space and outdoor living, this is arguably the most balanced of the base layouts.

Type C — 4 bedrooms
545–593 sqm in base materials; current plots 41–43 are published at 665 sqm total built-up area

This is the smallest of the three base types, although it remains a large villa by Phuket standards. Project materials describe four bedrooms, staff accommodation, a private pool and parking for two cars. Earlier base documentation gave a built-up range of 545–593 sqm, but the currently published plots 41, 42 and 43 are all listed at 665 sqm. Their pool dimensions also vary: 14 x 9 m for plots 41 and 42, and 12 x 4 m for plot 43. Type C should therefore be treated as a family of revised layouts rather than one fixed house. An agency market listing in August 2026 started from THB 67.76M, while the three plots in the developer's current table are priced higher.

The A, B and C labels have been used across several years, but areas have changed between phases and plan revisions. Current Type A plot 25 and current Type C plots 41–43 are materially larger than earlier base plans. Portals often show January 2026, yet the developer was still publishing ongoing phases and remaining plots in 2026, while one current plot is marketed with a Q4 2027 completion. Delivery should be fixed plot by plot in the contract.
  • The land-title type and exact foreign-buyer structure for each remaining plot are not disclosed in the public materials. The project offers freehold and leasehold options, but a transaction needs the title deed, the identity of the landowner, lease term and registration details, plus evidence of ownership rights over the building.
