Why this project is worth a look
Genuinely large homes
The entry Type C is already around 675 sqm of built-up space, while estate plots start at roughly 1,000 sqm. That creates real privacy and family-scale living, but it also raises the ongoing cost of cooling, pool care, gardening, cleaning and staffing compared with a typical resort villa.
An east-coast choice
The airport, Mission Hills, UWC Thailand and east-coast marinas are relatively convenient; Bang Tao’s beach-club and retail cluster is not. Buyers should see that as a lifestyle choice rather than a ranking: Acacia works better for golf, boating and airport access than for someone whose daily routine revolves around the west coast.
Design has real weight
Mary Pakamard’s concept gives the estate a consistent language of glass, covered terraces, gardens, water and natural materials. The purchase decision should still be based on the contractual specification, because renders and show-villa finishes do not automatically define what every delivered home includes.
Progress-linked payments
After the 30% reservation-and-contract stage, the remaining instalments are tied to construction milestones through handover. That is useful only if the SPA defines each milestone, who certifies it, what evidence the buyer receives and what remedies apply when work or timing does not match the contract.
Land tenure is separate
A foreign buyer has to analyse the house and the underlying land as two legal questions. The public project information does not establish the title and registered tenure structure for a selected plot, so those documents should be reviewed before a commitment that cannot be unwound easily.
About the project
Punyisa Acacia is a large-format private pool-villa estate on Phuket’s north-eastern side, positioned around Pa Khlok and the Mission Hills golf course. It sits within the Punyisa line associated with M2 Plus, with Mary Pakamard leading the architectural and interior concept. Current project and market records most consistently describe 37 villas across three main house types. The scale matters more than the headline “luxury villa” label: plots are quoted from about 1,000 to 1,826 sqm and even the smallest house is around 675 sqm of built-up space. This is therefore aimed at buyers who want a substantial residence and privacy, not a small lock-up-and-leave holiday property. Public asking levels start in the high-THB-60M range, while the larger homes move well above THB 100M.
The design proposition is centred on indoor-outdoor living rather than a long list of shared leisure facilities. Large glazed openings connect living rooms to covered terraces and gardens, every villa is shown with a private pool, and the visual language uses timber, ceramic finishes and other natural materials with references to Phuket’s architectural character. That gives Acacia a recognisable identity, but a buyer should treat renders as design intent rather than a contractual finish schedule. The practical document is the specification attached to the sale contract: it should identify the exact appliances, sanitary ware, built-ins, lighting, landscaping and pool equipment included with the selected villa. The three house types are materially different in size. Type C has four bedrooms and about 675 sqm of built-up area with a pool listed at approximately 12 × 5.6 m. Type B remains a four-bedroom home but rises to around 748 sqm, with a 12 × 5.7 m pool. Type A moves into a different category at roughly 1,020 sqm, with five bedrooms, a study and a pool around 20 × 5.5 m. Some portals publish much smaller floor-area numbers for the same types, apparently using an internal-area measure rather than total built-up space. That is why a simple price-per-square-metre comparison can mislead here. For a serious shortlist, match the actual floor plan, plot number and included external areas before comparing value.
Location is the clearest trade-off. The developer’s own project page places Acacia in Pa Khlok on the east side of Phuket, close to Mission Hills. It gives distances of about 0.5 km to the golf course, 11 km to Phuket International Airport, 7.5 km to UWC Thailand and 11.4 km to Ao Por Grand Marina. Nai Yang Beach is listed around 11 km away and Layan Beach around 16.5 km. That works well for owners who value airport access, golf, marinas and a quieter residential setting. It is a different proposition from living around Bang Tao and Boat Avenue, where restaurants, beach clubs and the west-coast social scene are the centre of daily life. Most day-to-day movement from Acacia will be car-based.
The estate is being sold while construction is progressing. Public project information refers to early phases on sale and a completed show villa, but the wider development is still an off-plan or under-construction purchase. The published payment sequence is 5% on reservation and 25% on contract signing, followed by 20% after foundation posts, 15% after the main structure, 20% after walls, 10% at the finishing stage and 5% on transfer or home registration. Linking payments to progress is useful, but the percentages alone are not buyer protection. The SPA needs objective milestone definitions, a contractual handover date, a clear grace period, remedies for delay and a process for dealing with work that does not match the agreed specification.
The completion date is not settled across public sources. Some project directories still state 2027, whereas a more recently crawled specialist project page gives Q4 2028. For that reason, the registry below deliberately does not present a completion year as a verified project fact. A buyer should also separate the handover of an individual villa from completion of the whole estate. Acacia’s wider concept mentions two lakes and a commercial area with shops and dining. If those shared elements matter to the purchase decision, the contract or project schedule should state whether they form part of the binding delivery scope, which phase is responsible for them and when they are due to operate.
For a foreign buyer, land tenure deserves its own legal review. A villa on its own land does not benefit from the condominium foreign-freehold quota. Thai law generally restricts direct foreign ownership of land, apart from narrow statutory exceptions. A registered lease is a common structure used for long-term occupation, and the ordinary statutory ceiling for a lease of immovable property is 30 years; a promise that a later term will be renewed is not the same as already holding that future registered right. The public Acacia material does not provide the title deed for a selected plot or a single verified ownership structure for foreign buyers. Before a non-refundable commitment, the buyer should see the title, identify the registered landowner and understand exactly what right to the land and what ownership or contractual right to the building will be registered.
Acacia therefore makes the most sense when the house itself is the reason to buy: substantial land, large private living space, a strong design direction and north-east Phuket access to the airport, golf and marinas. It is less convincing as a generic “Phuket investment” bought only because of a fashionable location or a projected return. At this price level, the decision should turn on the exact plot, contractual specification, tenure structure, handover date and delivery of common infrastructure. If those documents line up with the sales proposition, the project offers a distinctive residential format. If they do not, the attractive architecture and generous dimensions are not enough to close the due-diligence gap.

The main record follows Pa Khlok because it is the developer’s location and is independently corroborated; the exact cadastral address still needs checking against the title and SPA.
- Project scale conflicts in public records: BURO, Lazudi and FazWaz state 37 villas, while Phuket.Net states 15. The public master plan does not explain in text whether 15 refers to a phase; the registry uses 37 as the value repeated across several current sources.
