Its current official page shows 227 residences across 24 low-rise blocks, with units roughly 47–140 sq m and marketing prices from THB 9.8 million. It also advertises freehold availability and a 40/60 rental-pool model with 45 owner-use nights per year; those commercial terms should be checked against the current management agreement rather than treated as guaranteed returns. Kamala Senior Living was separately announced as a roughly THB 3.5 billion retirement-community project, but its historic concept should not be treated as current inventory or pricing after subsequent redesigns and the shareholders' decision to sell the project.

Both sides of this entry are concentrated in Kamala on Phuket's west coast. MontAzure spans about 72 hectares from hillside land to the beachfront, while Kamala Senior Living was established for a project in Kamala, Kathu district. The material uncertainty is ownership of the senior-living project: Chewathai's March 2026 AGM minutes state that the shareholders agreed to sell the Kamala project, signed a sale and purchase agreement and received a deposit. The sources reviewed through 26 August 2026 did not provide a later confirmation that the transfer had been completed.

What to verify

The first due-diligence step is to resolve the entity mismatch. For an MGallery Residences purchase, confirm the legal seller in the contract, the payment recipient and the relationship to Kamala Beach Resort & Hotel Management Co., Ltd.; then verify condominium registration, title to the selected unit, foreign-quota availability and the actual handover status. MontAzure's own July 2026 page was still reporting 98% architectural progress and 97% common-facility progress, so a portal describing the project as completed should not replace documentary confirmation. For Kamala Senior Living, the decisive question is different: whether the announced 2026 sale has closed, who now controls the project, whether the land, permits and environmental approvals transferred with it, and whether the earlier senior-living concept remains valid.
