The residence is directly on Kamala Beach rather than being marketed as 'near the beach'. Combined with three-storey buildings, that creates a low-rise coastal product that is relatively difficult to replicate on Phuket's developed west coast.

About the project

Twinpalms Residences MontAzure is a completed beachfront condominium on the northern side of Kamala Beach, Phuket. It was the first residential phase within the wider MontAzure destination rather than a stand-alone tower, and the official MontAzure site now marks the residence as sold out. For a buyer entering the project in 2026, that changes the decision process immediately: this is primarily a resale market, where the apartment, title, owner history and management position matter more than an old developer brochure. Twinpalms Residences MontAzure and Twinpalms Residences by MontAzure refer to the same residential project. The shorter Twinpalms MontAzure name is also used by the operating hotel, so the address and unit documentation are the safest way to distinguish a real resale unit from a general hotel or destination listing.

The scheme is unusually low-density by Phuket condominium standards. MontAzure's current project page lists 73 residences on about 9.39 rai, roughly 15,000 square metres, with one- to four-bedroom homes and an overall size range of 101.43 to 824.12 square metres. Independent project databases consistently describe the residential buildings as three storeys. That combination — large homes, only a few floors and direct beach access — is the core of the product. It does not behave like a conventional resort condo where hundreds of compact studios are stacked into a high-rise. Buyers should still be careful with headline project statistics: earlier MontAzure material and several portals list 75 units, which is one reason the title and registered plan for the chosen residence carry more weight than an online summary.

The developer and operator are not the same party. Kamala Beach Resort and Hotel Management Co., Ltd. is confirmed as the developer of the MontAzure mixed-use development. The master development is backed by a joint venture involving Narai Property of Thailand, ARCH Capital of Hong Kong and Philean Capital of Singapore, while Twinpalms Group is identified as the management operator for the residence. That distinction matters in ownership due diligence. The developer history helps explain who created the asset; the Twinpalms relationship is more relevant to day-to-day hospitality, owner services and any rental-management arrangement attached to a particular unit.

The residential address is 129/86 Kamala Beach Road, Kamala, Kathu, Phuket 83150. The property sits directly on Kamala Beach, with early MontAzure material describing around 100 metres of beachfront. This is not a case where 'beach access' means a shuttle or a walk across a main road. The residence forms part of a destination that has grown around the same MontAzure master plan, including hospitality, dining and beach-club components. The setting is therefore a major part of the purchase: an owner is buying into a resort environment on Phuket's west coast rather than a city neighbourhood. That brings convenience for beach-led living, but longer cross-island journeys remain vulnerable to west-coast traffic and high-season congestion.

Facilities reinforce the resort character. Official sources describe an oceanfront pool, a lap pool, gym and yoga facilities, a library and lounge, business or meeting space, a restaurant, beach café and bar, outdoor event space and on-site management. These are meaningful amenities for an owner who intends to spend time at the residence rather than simply hold an investment unit. They also create an important cost question. A buyer should not assume that every hotel-style service is included in the condominium's common fee, or that owner access is identical to a hotel guest's package. Current public sources do not provide a clean 2026 schedule of common charges, sinking-fund obligations and chargeable Twinpalms services, so those items need to be read from the current juristic-person and management documents.

The legal structure is comparatively straightforward for a Thai beachfront residence because the product is a registered condominium rather than a villa with land. MontAzure explicitly markets foreign freehold as available under the Thai Condominium Act. The statutory limit still applies: foreign ownership cannot exceed 49% of the total condominium area. That means the project can support foreign freehold, but a foreign buyer cannot infer from the project name that every resale unit is transferable into the foreign quota. The selected apartment should come with a clear title review and confirmation from the condominium juristic person that the foreign quota is available at transfer. If it is not, the seller may propose another structure, including leasehold, but that is a different legal and commercial proposition and should be priced and reviewed as such.

Pricing is now highly unit-specific. PropertyHub listings updated in early September 2026 ranged from THB 16.3372M for a 148.5-square-metre one-bedroom residence to THB 99M for a 335.2-square-metre two-bedroom unit advertised as foreign freehold. Another 210-square-metre one-bedroom was listed at THB 30M, while a 153-square-metre unit was offered at THB 20M. FazWaz showed project listings from around THB 18M over the same period. Those numbers are useful as market anchors, but not as a project price list. View, exact position, private outdoor space, pool configuration, furnishing, renovation condition and ownership quota can all change the economics of two units that appear similar in a search result. For this project, comparing the actual residences is more useful than relying on a single price-per-square-metre headline.

The historical unit mix also needs to be read carefully. Around the time of handover, MontAzure described one-bedroom homes at roughly 70 to 250 square metres and two-bedroom homes at 154 to 400 square metres, with the broader residence collection extending to very large rooftop and multi-bedroom formats. The current official page instead publishes a consolidated range of 101.43 to 824.12 square metres for one- to four-bedroom residences. Rather than averaging or forcing these two generations of data into artificial precision, the practical conclusion is that Twinpalms Residences contains several very different product types. Bedroom count alone is a poor shortcut for understanding value here; the registered internal and external areas of the chosen apartment are much more important.

Twinpalms management is potentially valuable for an owner who wants a managed resort experience or a part-use, part-rental strategy. MontAzure has long presented a hospitality-management programme as part of the proposition. What cannot safely be carried forward is the old investment marketing around returns or incentives. Those campaigns belonged to earlier sales periods. Public sources reviewed for this dossier do not establish that a 2026 resale buyer can automatically enter the same programme, inherit the previous owner's contract or receive identical rental terms. An income-focused buyer should ask for the current management agreement for the exact unit, including operator fees, revenue allocation, owner-use restrictions, maintenance responsibilities and termination rules.

Because the project is already operating, physical due diligence is much more informative than it would be for an off-plan purchase. A viewing can test the real sea or garden outlook, privacy between low-rise clusters, restaurant or pool noise, air-conditioning performance, signs of salt-air wear, waterproofing, furniture condition and how the common areas have aged. The legal and financial review should be equally concrete: the condominium title, seller identity, juristic-person clearance, current common fees, sinking-fund position, any arrears, house rules and any management contract linked to the unit. None of those should be reconstructed from launch-era brochures. The benefit of a completed residence is that these items exist and can be inspected; the buyer's job is to obtain the current versions.

Twinpalms Residences MontAzure therefore makes most sense for a buyer who deliberately values scarce beachfront position, substantial living space and a serviced low-rise resort environment. It is less convincing as a 'simple yield product' or a low-entry Phuket condominium. The project name is strong, but the resale stock is heterogeneous enough that the investment case can change dramatically from one apartment to the next. A 148-square-metre one-bedroom and a 335-square-metre foreign-freehold two-bedroom may sit under the same brand while serving completely different budgets and use cases. The right question is not whether MontAzure is good in the abstract; it is whether the specific residence, title, price, management arrangement and recurring costs fit the buyer's intended use.

Ownership format

Foreign freehold is available within the statutory 49% foreign ownership quota of the registered condominium. The selected unit still needs a quota confirmation and title review; if it cannot be transferred within the foreign quota, another structure such as leasehold may be offered and its terms must be checked rather than assumed.
