Twenty-four blocks of two to six storeys create a very different living pattern from a single resort tower. Lakes, slope and dispersed amenities can feel calmer and more residential, but the exact building matters. Walking distance to dining, pools and the beach connection can vary enough to affect everyday use.

Brand versus liability

MGallery and Accor shape the hospitality proposition, but they are not a substitute for the project owner or the seller. The project’s legal disclaimer separates the hotel group from ownership and development. That makes the due-diligence sequence straightforward: value the brand, then read the contracts that actually bind the unit.

Tenure changes the price

The development offers freehold, yet a foreign buyer needs an eligible unit within the 49% foreign quota. Current listings show Foreign Quota, Thai Quota and leasehold side by side. Two homes with similar size and views can therefore have materially different legal usefulness to an overseas buyer.

Hospitality is live

Accor is already accepting bookings at Kamaliss MontAzure Phuket – MGallery Collection at the same address. That is tangible evidence of an operating resort environment. It still does not prove that every private residence receives the entire hotel service menu, so owner services should be verified unit by unit.

Completion needs nuance

Portals call the project completed in April 2025, while MontAzure’s July 2026 progress still shows 98% architectural work and 97% common facilities. Rather than force those facts into one neat label, the buyer should inspect the selected block, common areas and condominium documents before treating the project as fully finished.

About the project

MGallery Residences MontAzure is the low-rise lakeside residential component of the wider MontAzure community in Kamala rather than a single beachfront tower. The developer’s current page describes 227 residences on 21-1-60.8 rai of land, arranged in 24 low-rise blocks ranging from two to six storeys. The buildings step through a landscaped site with artificial lakes and rising ground toward the hills. The beachfront part of MontAzure is walkable, while the operating Kamaliss MontAzure Phuket – MGallery Collection at the same address says Kamala Beach is about 300 metres away. For a buyer, that distinction matters: the residence is inside a mountain-to-beach masterplan, but the homes themselves are lakeside, not literally built on the sand.

The MGallery name is central to the product, yet the legal structure is not the same as buying from Accor. A project brochure identifies Kamala Beach Resort and Hotel Management Co., Ltd. as the project owner and the party responsible for ownership, development and operation. The same document says AAPC (Thailand) Limited and its affiliates do not own, develop or sell the residences; the MGallery trademarks are used under a licence. That is normal for many branded-residence schemes, but it changes what a careful buyer should read. The logo explains the hospitality concept. The sale contract, condominium documents, management agreement and the seller of the chosen unit determine the legal and financial obligations.

There is now a useful piece of real-world evidence that did not exist during the early sales years: the hospitality operation on the lakeside site is live. Accor is taking bookings for Kamaliss MontAzure Phuket – MGallery Collection at 118/17 Moo 3, Kamala, Kathu, with published restaurants, pools, spa and fitness facilities. This supports the view that MontAzure’s MGallery hospitality layer is operational rather than merely planned. It does not mean every privately owned residence automatically receives every hotel service on the same terms. Owner privileges, housekeeping, rental management, food-and-beverage discounts and access to specific facilities should be checked against the current agreement attached to the selected residence.

The unit story needs a little care because the project has evolved. MontAzure’s current headline information advertises studios, one- and two-bedroom residences from 47 to 140 sqm. Its technical project information then describes the 227-unit stock as studios and one-bedroom residences that can be combined to create larger homes. The live resale market on FazWaz in August 2026 is dominated by 47 sqm studios and one-bedroom units of roughly 56 to 72 sqm. Two-bedroom configurations clearly belong to the project concept, but current online inventory does not justify assuming that a ready two-bedroom unit is available at any given moment. A buyer should start with the actual unit number and floor plan, not a broad marketing range.

The headline entry price is also easy to misunderstand. FazWaz currently shows dozens of homes for sale and a project-level starting figure around THB 8.5 million. The cheapest 47 sqm studio is marked Thai Quota. Foreign-quota studios on the same platform are priced higher, while one-bedroom listings include Foreign Quota, Thai Quota and leasehold examples. So THB 8.5 million is a useful market floor, but not a promise that a foreign buyer can acquire freehold at that price. Tenure, quota availability, seller identity, juristic-person clearance and transfer documentation all have to be checked for the exact residence before the number becomes a meaningful purchase price.

The common areas are more resort-like than those of a typical small Kamala condominium. MontAzure lists tranquil lakes, leisure and lap pools, a children’s pool and play area, a pool bar, fitness and yoga platforms, an all-day dining restaurant, landscaped decks, a relaxation pavilion, a nature trail and a jogging track. The arrangement works with the terrain: instead of one podium serving a single block, the site spreads low-rise buildings through water and greenery. That can be appealing for long stays and second-home use, although convenience will vary by building. A residence near the clubhouse or main hospitality facilities will live differently from one higher on the slope, so a site visit is more informative here than a generic amenity list.

Completion status is the main unresolved issue. FazWaz and several syndicated portals describe the condominium as completed in April 2025. MontAzure’s own project page, however, was still publishing July 2026 progress of 100% piling, 100% superstructure, 98% architectural work and 97% common facilities. At the same time, Accor is already selling hotel stays at the site. Those facts are not necessarily contradictory in practice: occupied or handed-over buildings can coexist with finishing works elsewhere. They are contradictory for a simple database label, though. Without a current project-wide completion or handover document, it is safer not to call every part of the development fully finished.

Older online data should also be treated as history rather than blended into the present specification. An early brochure described 236 units in 39 buildings of up to five storeys. The current MontAzure page shows 227 residences in 24 blocks of two to six storeys, and the 227-unit figure is independently echoed by FazWaz and structural engineer InGen Design. The sensible approach is to use the current developer specification and record the older 236/39 configuration as a legacy version. Averaging the figures or presenting both as if they describe the same final product would create false precision.

Kamala is the right location for a buyer who wants Phuket’s west-coast resort belt and does not need Phuket Town on the doorstep. MontAzure gives its own travel-time guidance of about five minutes to Surin Beach, 15 minutes to Patong, Laguna Golf Course and Boat Avenue, 35 minutes to Phuket International Airport and the named international schools, and around 40 minutes to Phuket Town and Bangkok Hospital Phuket. Those are developer estimates, not rush-hour guarantees. The practical pattern is clear: beach districts and leisure venues are close, while major schools, the large hospital and central-city errands still involve a proper drive.

For an investment buyer, the safest reading is to separate an operating hospitality product from legacy sales promises. MontAzure’s current page still carries a 40/60 rental-pool illustration and 45 owner-use nights, while older campaign material also promoted rental management and owner privileges. A resale residence in 2026 may or may not carry those exact terms. The agreement could have changed, the particular unit could sit in a different programme, or the seller could be transferring existing obligations. What is verifiable today is the existence of a live branded resort operation and an active resale market with multiple tenures and unit sizes. The income mechanics, management fees, owner-use rights and termination terms remain contract questions rather than project-wide facts.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can hold freehold only within the 49% foreign-ownership quota for the condominium. Current FazWaz listings include Foreign Quota, Thai Quota and leasehold units, so tenure has to be confirmed for the specific residence.
