Track record
The group has a verifiable residential-development history in Phnom Penh that predates Sunwah Pearl by many years. Sunwah Group states that Victory City was established in 2002; by December 2022 its first two phases were occupied, after which a third phase of residential and commercial units broke ground. Sunwah Pearl formally broke ground in July 2022 as a mixed-use scheme of about 460,000 sq m, with a stated concept including 2,400 apartments, an office tower, a hotel and retail space. We did not find a recent official source confirming Sunwah Pearl's actual construction or handover stage as of 27 August 2026, so earlier development plans should not be treated as its current status.
Segments and prices
Sunwah's Cambodian developments span several product types: Victory City includes townhouses, villas, condominium units and commercial space, while Sunwah Pearl is planned as a high-rise mixed-use development combining apartments, offices, a hotel and retail. We did not find a current official Sunwah Pearl price list or a single verified pricing range for the group's Cambodian projects in primary sources. Pricing should therefore be assessed property by property together with unit size, specification, construction stage, payment schedule and ownership structure.
Geography
The group's verified Cambodian residential footprint is concentrated in Phnom Penh. Sunwah Victory City is in Mean Chey, while Sunwah Pearl is identified at No. 7 Samdach Preah Sihanouk Boulevard, Tonle Bassac, Chamkar Mon, close to the central riverfront area. Cambodian government materials from 2024–2026 also confirm Sunwah's continuing presence in the country and its interest in further investment, but those future intentions should not be counted as completed or operating developments.
Reliability and public record
Sunwah has a substantially longer public record than many small Cambodian project companies: the group was founded in 1957, has operated in Cambodia since 1994, and its Cambodian corporate entity appears in official Intellectual Property Department and Council for the Development of Cambodia materials. The occupied early phases of Victory City add a practical local delivery reference. Group scale and history do not remove specific to the project risk, however: Sunwah Pearl is much larger than Sunwah's earlier Cambodian residential development, and we could not verify its present construction status from a recent primary source. A specific purchase should therefore be assessed through the project documents, actual progress and contract terms rather than the age of the brand alone.
What to verify
For any Sunwah purchase, first identify the full legal seller and developer named in the contract and document its relationship with SUN WAH PROPERTIES (CAMBODIA) Co., Ltd. and Sunwah Group; separately verify who owns the land and which entity receives the buyer's money. For a Sunwah Pearl condominium unit, obtain evidence that the building is under the co-ownership regime, verify the individual title for the selected unit and confirm that foreign quota remains available: eligible foreign buyers can own private units above the ground floor, subject to a 70% cap on the building's total private-unit floor area. A villa or townhouse in Victory City requires a separate land-rights review because a foreigner cannot directly register Cambodian land in their own name. For Sunwah Pearl, also request an up-to-date construction report, permits, the contractual handover date, delay remedies and refund terms, because the 2022 groundbreaking does not by itself establish the project's current readiness.

Does Sunwah Group have completed residential experience in Cambodia?
Yes. Public information on Sunwah Victory City provides a more meaningful local delivery record than the launch of a new scheme alone. In December 2022, Sunwah Group reported that Victory City's first two phases were already occupied while Phase III was just breaking ground. That demonstrates actual residential operating history in Phnom Penh, although each new phase and Sunwah Pearl still require their own verification.
Is Sunwah Pearl already completed?
We verified the project's official July 2022 groundbreaking and stated scale, but did not find a recent primary source confirming completion or handover of the planned Phnom Penh residential phases as of 27 August 2026. Its current status should therefore be checked through a recent construction report, permitting documents and a physical site review rather than older marketing timelines.
Are Sunwah Group and SUN WAH PROPERTIES (CAMBODIA) Co., Ltd. the same entity?
Sunwah Group is the international group name, while SUN WAH PROPERTIES (CAMBODIA) Co., Ltd. is a separate Cambodian legal entity confirmed in official government sources.
