A separate group release for the July 2022 groundbreaking describes 460,000 square metres across hotel, apartment, office and shopping-centre uses, while the project profile specifies an 18-storey premium office tower. These numbers are more informative than general luxury language: they indicate a very large resident population and a substantial non-residential programme. In practical terms, owners should pay close attention to lift and lobby organisation, parking, management of common areas and the sequence in which residential and commercial pieces are actually delivered. A complex of this size can offer convenience, but its day-to-day quality depends heavily on operations, not just the architectural render.
The implementation history is the main item that needs live confirmation. Sunwah announced a groundbreaking ceremony on 21 July 2022. In April 2024, however, another Sunwah corporate update described a phased approach: phase one was planned around a China Enterprise Center office building, while phase two was to deliver a city-centre mixed-use complex with broader living and business support. In 2026, the independent SkyscraperPage database lists Sunwah Pearl 1 and Sunwah Pearl 2 as on hold. Those references do not support forcing the project into a simple current label such as completed or normally under construction. A buyer should therefore ask for the present phase plan, the exact tower being offered, documented construction progress and the contractual handover date before treating any unit as a current new-build purchase.
Residential tower height is inconsistent across several public schemes. A 2023 secondary Sunwah Pearl Phnom Penh page describes the Silver and Golden towers as 56 storeys in its narrative but gives 62 storeys in its own overview table; SkyscraperPage also lists 62 floors for Sunwah Pearl 1. A deeper research pass found CK&A Consultancy’s Phase 1 project profile, which describes the two residential towers as 68 storeys. Sunwah Group’s active official project page does not publish an overall residential tower count. The registry therefore no longer forces a single floor number: buyers should confirm the approved current configuration for the specific phase against fresh project documentation rather than relying on an older presentation.
The officially stated amenity package is broad: private club, viewing platforms, swimming pools, gyms and car parks. The master programme adds the hotel, office tower and shopping centre. Those items should be separated conceptually. Pools, fitness facilities and a club may function as resident amenities; hotel, office and retail uses create the larger mixed-use setting and can bring non-resident traffic. Some buyers will see that as an advantage because services and activity are close at hand. Others may prefer a quieter residential-only building. Before purchase, it is worth asking which facilities belong to the residential phase, how resident and public circulation are separated, when each amenity is scheduled to open and which operating costs are included in the owners’ service charge.
Public information about the apartment mix exists but is weaker than the evidence for the address and overall programme. The 2023 secondary project page identifies studios, one-, two-, three- and four-bedroom homes plus penthouses and displays floor plans for the Silver and Golden residential components. Sunwah Group’s current official profile confirms the 2,400 apartments but does not provide a live unit schedule, current sizes or sale inventory. The dossier therefore preserves the range of home types without importing old area figures as if they were a current specification. That gives a prospective buyer a useful idea of the intended residential breadth while keeping the next question clear: request the current inventory sheet for the exact phase and compare only units that are genuinely available under today’s contract terms.
Pricing is another area where precision would be misleading. CambodiaProperty currently presents Sunwah Pearl as a sale listing but gives “Price On Call” rather than a numerical asking price. Across the sources checked, no current public minimum price, payment schedule or confirmed down-payment percentage was available. Those fields are intentionally absent from the registry. A meaningful quotation should identify the exact unit, tower and phase and should be read together with the contractual handover, payment milestones and the list of facilities due with that phase. An old launch figure would not answer those questions and could create a false market anchor, so the page does not turn historical marketing into a current “from” price.
Sunwah Pearl is therefore best understood as a central, unusually large mixed-use proposition whose identity and location are clear but whose present delivery position deserves direct verification. The strongest documented points are the Tonle Bassac address, Sunwah Group as developer, the 2,400-apartment residential component, the office-hotel-retail programme and the stated recreation facilities. The caution is not that the project might be a different building — the same Phnom Penh project is consistently described by Sunwah and major property pages — but that its original concept has been discussed in later phased terms and is not supported by a current public completion timetable. It is a better fit for buyers willing to do phase-specific due diligence than for someone who needs a finished apartment and transparent live pricing immediately.
