WB Sport Village Co., Ltd — WorldBridge Group
WB Sport Village Co., Ltd. is the project company associated with WorldBridge Group behind WorldBridge Sport Village in northern Phnom Penh. The group relationship is supported by Bridge Bank materials and by WorldBridge Group's current website, which continues to present the development within its residential business. Buyers should keep the two levels separate: WorldBridge Group's wider history provides useful context, but a transaction must be assessed against the legal entity named as seller and the entity holding the relevant project and property rights.

Overview
WB Sport Village Co., Ltd. is the project company associated with WorldBridge Group behind WorldBridge Sport Village in northern Phnom Penh. The group relationship is supported by Bridge Bank materials and by WorldBridge Group's current website, which continues to present the development within its residential business. Buyers should keep the two levels separate: WorldBridge Group's wider history provides useful context, but a transaction must be assessed against the legal entity named as seller and the entity holding the relevant project and property rights.
Track record
For WB Sport Village Co., Ltd. itself, the clearly documented development record is centered on one large project: WorldBridge Sport Village. It was built as a residential and commercial complex designed to accommodate participants in the 2023 Southeast Asian Games and ASEAN Para Games. In early March 2023, organisers were still addressing schedule concerns, but by April the village was ready and was used to house sporting delegations. Public sources use 'completion' for different parts of the scheme: Knight Frank's H1 2025 review separately records completion of all WorldBridge Sport Village condominium buildings during that period. The delivery history is therefore best checked building by building rather than reduced to a single completion date for the entire mixed-use project.
Segments and prices
WorldBridge Sport Village combines condominium apartments with landed housing and commercial property. Public project materials refer to apartments, shophouses, townhouses or row houses, semi-detached homes, twin villas and retail space. Published sources even differ on the count of the high-rise residential component: Bridge Bank described 12 condominium buildings with 1,319 rooms, while Knight Frank counted 13 high-rise blocks and 1,747 units in late 2022. As of the review date, realestate.com.kh displayed, for example, a 48 sq m studio with an asking price of US$78,163; that is a unit-specific portal asking price, not evidence of an achieved market transaction. Buyers should request a current availability schedule, full price list and a clear breakdown of what is included in the quoted price.
Geography
The development is in northern Phnom Penh's Chroy Changvar district, next to Morodok Techo National Stadium and Win Win Boulevard. Property portals place it in Bak Kaeng commune. The location has grown around a major sports complex and newer urban infrastructure, so a unit-level assessment should look beyond distance to the city centre and examine actual road access, occupancy in surrounding buildings and how much of the project's commercial infrastructure is operating after the major sporting events.
Reliability and public record
WorldBridge Sport Village has unusually strong external evidence of physical delivery and use: construction progress was followed by the 2023 Games organisers and industry media, the village accommodated sporting delegations, and Knight Frank later included its condominium buildings in Phnom Penh's completed stock. That is stronger evidence than a developer marketing page alone, but it does not resolve every transaction-level question. Published sources report different building and unit counts, and different parts of the mixed-use scheme reached completion at different times. WorldBridge Group's broader track record should also not be automatically attributed to WB Sport Village Co., Ltd.; contractual responsibility needs to be established from the sale agreement and corporate documentation.
What to verify
Start by matching the full seller name in the contract to WB Sport Village Co., Ltd. and documenting its relationship to WorldBridge Group, the project land and the selected building. For a condominium unit, request the strata title or the documents required for its issuance, confirm the building and unit number, check for encumbrances, verify physical handover, and review management rules and recurring charges. A foreign buyer should separately confirm that the selected unit is above the ground floor and falls within the remaining foreign-ownership quota for that particular co-owned building; Cambodian law caps foreign ownership at 70% of the total private-unit floor area. If the property is a villa, shophouse or other landed home, condominium rules do not create foreign land ownership: foreigners cannot directly own Cambodian land, so any lawful long-term use structure must be reviewed separately and should not be replaced by a nominee arrangement. Given the conflicting public unit counts, buyers should also request the official building and unit schedule to identify the exact phase and title position of the property being sold.

Frequently asked questions
Are WB Sport Village Co., Ltd. and WorldBridge Group the same company?
No. Public sources describe WB Sport Village Co., Ltd. as a separate project company within the WorldBridge Group structure associated with WorldBridge Sport Village. A buyer should therefore look beyond the WorldBridge brand and verify the exact contracting entity, that entity's rights to the property and the recipient of purchase payments.
Is WorldBridge Sport Village fully completed?
The main athletes' village was ready and in use for the 2023 Southeast Asian Games. However, Knight Frank's H1 2025 report separately records completion of all WorldBridge Sport Village condominium buildings during that period. The sources are therefore referring to different scopes or phases, so the status of a particular building should be verified independently.
Can a foreign buyer own a condominium at WorldBridge Sport Village?
Cambodian law permits a foreigner to own a private unit in a co-owned building subject to statutory conditions: the unit must be above the ground floor, have the appropriate title, and foreign ownership may not exceed 70% of the total private-unit floor area in that particular building. The presence of condominium towers in the development does not by itself confirm remaining quota or an issued strata title for the selected unit; both should be verified before purchase.
