The Morodok Techo National Sports Complex is directly beside the development. The estate brochure also includes a pool, gym, running areas and outdoor exercise space, although current access and operating hours should be verified.

The documented apartment range runs from a 48 sqm gross studio to a 151 sqm gross three-bedroom, while the landed plan adds townhouses, row houses, shophouses and semi-detached villas. It is not a one-layout proposition.

The northern corridor can suit residents whose routines are tied to the stadium, National Road 6 or northern Phnom Penh. Travelling into central districts is more car-dependent and should be tested at realistic commuting times.
About the project
WorldBridge Sport Village is best understood as a completed, predominantly residential mixed-use township on Phnom Penh’s northern edge, not as a single condominium tower. Its original brief was unusual: the development was designed to accommodate athletes, coaches and delegations for the 2023 Southeast Asian Games and ASEAN Para Games, then move into conventional residential and commercial use. That history explains the broad master plan. High-rise apartments sit alongside a studio and serviced-apartment component, landed homes, shophouses, recreation spaces and planned retail. This page therefore covers the parent WorldBridge Sport Village development rather than one tower, phase or resale listing.
The project company is identified as WB Sport Village Co., Ltd. Bridge Bank’s financing announcement names that entity as the company behind the homes and condominiums and states that it is a member of WorldBridge Group. This is more precise than the shorthand used by some portals, where the developer may be shown simply as WorldBridge or WorldBridge Land. For a buyer, the distinction is practical rather than cosmetic: the project company, the group brand and the legal counterparty appearing in a sale agreement or payment instruction may not be written in exactly the same way.

The core scale is reasonably well documented, although the figures need context. Bridge Bank and project materials describe 12 condominium blocks containing 1,319 rooms or residential units. The wider plan also includes a studio block, business flats, twin villas, semi-detached villas, townhouses, row houses and shophouses. Reporting around the SEA Games referred to roughly 265 landed properties. Some agency databases instead use 13 towers or a total of 1,747 units. Those numbers should not be blended into a synthetic total. The strongest figure is 1,319 for the condominium component; it is not necessarily a complete count of every residential and commercial premise in the parent scheme.
The apartment range starts with a studio shown in the official brochure at 48 sqm gross and about 36 sqm private area. The same brochure presents a one-bedroom at 63/51 sqm, a two-bedroom at 94/76 sqm and a three-bedroom at 151/121 sqm, with gross area first and private area second. These are relatively generous formats for a broad-market condominium project. Yet individual listings sometimes show a 104 sqm two-bedroom or a top end of 164 sqm. A buyer should therefore obtain the plan and area schedule for the exact unit and confirm whether the advertised number is gross, private or another measurement basis.
The landed component makes the development materially different from a tower-only project. The official brochure shows three-storey semi-detached villas, townhouses, row houses and shophouses. Recent resale inventory has included four-bedroom, five-bathroom semi-detached villas on plots around 7.5 by 20 metres, with parking, a yard and roof access. Realestate.com.kh pages also show three-bedroom, five-bathroom configurations for row houses and shophouses. These examples are useful orientation, not a universal specification: corner plots, inner rows and different releases may have different dimensions and layouts.
The sports theme has a physical basis. WorldBridge Sport Village adjoins the Morodok Techo National Sports Complex, while the development brochure shows a swimming pool, gym, rooftop or deck running track, outdoor exercise areas and landscaped recreation decks. The master plan also reserved space for a shopping centre, supermarket, food and beverage outlets, a hotel or serviced-apartment component and a sports museum. The brochure dates from 2021 and describes the intended programme. It should not be read as proof that every shop, museum function or hospitality service is currently trading exactly as illustrated; the live tenant mix and access rules need an on-site check.
The site is on or just off Win-Win Boulevard within the National Road 6 corridor, immediately beside the national sports complex. This is outer northern Phnom Penh, not the riverfront core of Chroy Changvar and not a central-city address such as BKK1. Win-Win Monument, Garden City Golf Club, Garden City Waterpark and Phnom Penh Safari are in the broader area. The location may work well for households connected to northern Phnom Penh, the stadium, logistics areas or the NR6 corridor. Commuters travelling daily to central districts should test the route at the hours they actually use it, because bridge and road conditions matter more here than a straight-line distance.
The principal residential component is treated as completed. The development served the 2023 SEA Games, and later listings refer to handover, inspection, rentals and resales of finished apartments and houses. Several agency pages use January 2024 as a completion or handover date, possibly reflecting finishing works, a specific block or the commercial delivery stage. For a standing development, the more useful questions are unit-specific: condition of common areas, lift and utility operation, occupancy, management fees, pool and gym access, parking allocation and any repair history following earlier use.
WorldBridge Sport Village received the Community Development of the Year title at the 2023 Cambodia Real Estate Awards. That is a verifiable part of the project’s public record, but it is not a substitute for legal or technical due diligence. A purchaser should review the title for the exact property, foreign-ownership eligibility where relevant, outstanding management charges, furnishings, tenancy history and the condition of the selected unit. In a large mixed-use estate, those details can differ substantially between a condominium, a serviced-apartment studio, a villa and a shophouse.
