Why this project is worth a look

Only seven homes

The estate is genuinely small: seven villas arranged over three hillside levels. That supports privacy and a quieter common environment, but it also means availability changes quickly and resale choice may remain thin compared with a large master-planned villa estate.

Real beach access

The developer places Type A about 8 metres from the beach, Type B around 15 metres and Type C around 27 metres. The beachfront claim is therefore tied to the physical site layout rather than simply using Ao Yon as a marketing location.

Different elevations matter

Lower villas are closer to the sand while the largest Type C homes occupy the upper terrace. Type C also has three floors and a lift, whereas Types A and B have two storeys. View, privacy and convenience should be judged villa by villa.

Lease needs review

Foreign buyers are offered a registered 30-year lease for the land and villa. That can be a conventional structure in Thailand, but the developer's own materials conflict on the start date and do not present renewal as an unconditional guarantee. The executed and registered lease matters more than the brochure.

Focused common areas

Shared amenities are deliberately limited to the elements that serve the site: beach pool and deck, funicular, stairs, parking, gate, landscaping and lighting. The value proposition is the private beachfront villa itself rather than a long catalogue of clubhouse facilities.

Ao Yon Beach Villas is a seven-home beachfront hillside development in Wichit on Phuket's south-eastern side, close to Cape Panwa. Its small scale is central to the proposition. This is not a large gated estate with dozens of repeated houses; the master plan steps seven private villas down a steep site between the road and Ao Yon Beach. Type A homes sit closest to the sand, Type B occupies the middle terrace, and Type C sits higher up the slope. Every villa has its own pool, while a passenger funicular is designed to link the road-level entrance, the residential terraces and the beach.

There are three core villa formats. Type A is a two-storey four-bedroom home of about 274.8 sqm; Type B is also a two-storey four-bedroom home but grows to about 316 sqm; Type C is the largest, with five bedrooms across three storeys and about 453.18 sqm of accommodation. The developer's FAQ lists four bathrooms in Types A and B and five in Type C. All three have a 7 by 2.4 metre infinity pool, while Type C adds an internal lift. That makes the choice more nuanced than simply buying more floor area: elevation, number of levels, distance to the beach and day-to-day movement around the house all change by type.

The beach relationship is unusually direct. The developer places the villas roughly 8 to 27 metres from the beach depending on type, and the estate also has a private residents' beach pool and deck. At the opposite end of the site, parking is at road level, which the developer describes as roughly 37 metres above sea level. The funicular therefore has a practical role rather than being a decorative resort feature. A buyer planning full-time occupation should consider how comfortable the household is with a sloping site, stairs and reliance on vertical circulation, especially when moving luggage, groceries, children or older family members between the road and lower levels.

The specification is closer to a fitted new villa than to a bare shell. According to the project FAQ, built-in furniture, cabinets and wardrobes, fitted bathrooms, an equipped Western-style kitchen, air-conditioning, lighting, electrical systems and fire detection are included. Outdoors, each villa is described with its own salt-water infinity pool, terraces, balconies and one parking space. Loose furniture, soft furnishings, decorative pieces, artwork, kitchenware, linen and personal interior styling are excluded. In practical terms, the advertised purchase price is not the final move-in budget; buyers should still allow for loose furnishing and personal fit-out.

The ownership structure deserves more attention than the architecture. The developer markets the villas to foreign buyers through a registered 30-year lease covering the land and villa. This is not the same legal position as foreign freehold ownership of a condominium unit, and foreign buyers do not acquire the underlying land outright. More importantly, the developer's own pages are inconsistent about when the 30-year period begins. The FAQ gives 9 January 2025, while the project page says the lease should start only when the villa is completed. The FAQ also describes a future extension as a possibility rather than an automatic guaranteed right. The registered lease and any renewal language should therefore be reviewed as contract terms, not assumed from marketing copy.

Published pricing places Ao Yon Beach Villas firmly in Phuket's upper-end villa market. Current listings in September 2026 show four-bedroom villas around THB 71 million and five-bedroom Type C villas around THB 80 million. Several portals still show more than one villa for sale, which suggests the pricing is project inventory rather than a single isolated resale. Even so, seven total units is a very small pool: one reservation can materially change the choice of elevation, plot and view. Buyers should confirm the exact villa number, land area, finished specification, availability and contractual price immediately before making a reservation payment.

Construction status is the main unresolved factual issue. Most current project profiles now classify Ao Yon Beach Villas as completed in June 2026, while one current seller still markets the scheme as pre-sale with Q4 2027 handover and parts of the developer website retain older pre-construction wording. A serious buyer should therefore ask for current site evidence and confirmation that the selected villa, utilities, common areas and handover documentation are actually ready.

Ownership format

For foreign buyers, the project officially offers a registered 30-year lease of the land and villa. The developer's own pages conflict on when that term starts, so the commencement date and any extension rights should be checked against the specific contract before reservation.
