Built for daily life

The remaining homes are 722–768 sqm, so this is a very different proposition from a compact holiday villa. The space works for households that need multiple bedrooms, a study or guest room, storage, parking and substantial communal areas. The trade-off is operating cost: a house of this scale will naturally require more cooling, pool care, cleaning and maintenance, so the ownership budget deserves as much attention as the purchase price.

School-led location

Proximity to British International School Phuket is one of the clearest practical reasons to choose Canopy Hills. For a family using the school every weekday, a very short school run can matter more than living closer to a beach. Buyers without that routine should test whether Ko Kaeo still suits their daily pattern, because the project’s location advantage is much less distinctive if the school is not part of it.

Only nine homes

A nine-villa estate offers a quieter, lower-density environment than a large resort-style development. It also means there are fewer owners sharing the cost of common security, management and facilities. Published portals do not agree on the current common-area and sinking-fund charges, so the management budget should be obtained directly from the developer rather than inferred from third-party listings.

A real show home

The completed show villa gives buyers a chance to judge materials, ceiling heights, room proportions and circulation in person rather than relying entirely on renders. That is particularly valuable in a 700-plus-sqm house, where the usability of service areas and the relationship between indoor and outdoor space are difficult to assess from a floor plan. The show unit is evidence of build quality to inspect, not evidence that every remaining villa has reached the same stage.

Ownership needs documents

Foreign buyers should treat the land structure as a core part of the purchase, not a legal detail to solve after selecting a villa. The project advertises freehold and leasehold, but Thai land rules mean those labels do not have the same practical meaning for every buyer. The relevant title deed, landowner, registered lease terms and building ownership arrangement should be clear before a large deposit is committed.

Canopy Hills Villas is a nine-home gated pool-villa estate on a hillside in Ko Kaeo, on the inland side of central-eastern Phuket. It is positioned much more as a full-time family address than as a beach-resort product. The project’s own material centres on large houses, international schools and practical year-round living, with British International School Phuket immediately nearby. Current public inventory checked in early September 2026 showed four residences remaining: one L villa and three XL villas, with the lowest asking price at THB 57.519M. That limited stock matters because Canopy Hills is no longer a launch-stage project where buyers can treat every plot as interchangeable. The remaining homes differ in land size, outlook, price and construction progress, so the decision needs to be made at individual-villa level rather than from the master plan alone.

The houses are unusually large by Phuket new-build standards. The remaining L residence is presented by the developer as a 4+1-bedroom home with five bathrooms, 722 sqm of built-up area and a 672 sqm plot. The three available XL residences are 5+1-bedroom homes with seven bathrooms, 742–768 sqm of built-up area and plots of 804–1,214 sqm. Each comes with a private pool and parking; the project also highlights high ceilings, storage, smart-home systems and substantial indoor and outdoor living areas. Within the estate, the developer lists 24-hour security, CCTV, a fitness club and an on-site management office. The result is a product aimed at households that actually need space every day, rather than buyers who mainly want a compact holiday property that is easy to lock up and leave.

Ko Kaeo is central to the value proposition. The site is close to British International School Phuket, with current map-based project data placing the school at roughly 700 metres and the developer quoting a drive of only a few minutes. Boat Lagoon is quoted at around seven minutes, Phuket Old Town at about 15 minutes, and the project gives a 10–15 minute range for supermarkets, hospitals and malls. Bang Tao and Layan are materially farther away at roughly 20–25 minutes by road according to the developer. That makes Canopy Hills convenient for a school-and-city routine but not a walk-to-the-beach address. A family whose weekday schedule revolves around school, work, shopping and healthcare may find that trade-off attractive. A buyer who wants to build daily life around the west-coast beaches may prefer a different location even if the villa itself is larger.

The construction timeline needs a villa-by-villa check. The official project website shows a completed show unit and stated that the first completed residence was due in August 2026. Some major property portals still label the whole development as completed in March 2026, while newer project databases describe the estate as under construction with handover around Q4 or December 2026. Those statements cannot all describe the same project-wide milestone. The safest interpretation is that completion is staggered: some physical product is clearly ready to inspect, while the estate as a whole should not be assumed to have reached final handover. A buyer should ask for dated progress evidence for the specific villa, the contractual handover milestone and any remaining common-area works before treating an online completion label as definitive.

Hugs Management Co., Ltd. is the named developer. Public company profiles date the Thai entity to August 2023 and show Canopy Hills as its first publicly documented Phuket development. The project website names the people responsible for direction, project management, engineering and architecture, which gives a buyer identifiable individuals to diligence rather than an anonymous sales brand. Even so, a young corporate track record calls for evidence at project level: title documents, construction permissions, contractual counterparties, build progress and the legal entity receiving funds all matter more than a general statement about the team’s collective experience. The background of individual consultants can support confidence, but it should not be treated as a substitute for the developer company’s own delivery record.

Ownership is another area where the marketing headline needs to be unpacked. Canopy Hills advertises freehold and leasehold options and states that each plot has a separate title deed. For a foreign buyer, however, ordinary direct freehold ownership of Thai land is generally not available. Thai government guidance confirms the restriction and describes registered lease arrangements among the routes used for real estate involving land. The practical question is therefore not simply whether the brochure says ‘freehold’ or ‘leasehold’. It is who owns the land, which title backs the selected plot, how the house itself is held, what lease term will actually be registered, and what any extension language legally commits the parties to do later. Those documents need to be reviewed for the exact villa before the ownership structure can be treated as settled.

Ownership format

The project markets both freehold and leasehold structures and states that each plot has a separate title deed. A foreign buyer cannot ordinarily take direct freehold title to Thai land, so the land component is generally handled through a registered lease while the building rights and the exact title structure must be checked against the selected villa’s contract and title documents.

  • Completion status is inconsistent across sources: the developer shows a finished show unit and had the first residence scheduled for August 2026; some portals label the whole project completed in March 2026, while newer databases point to Q4 or December 2026. The selected villa and common areas need a current dated construction and handover schedule.
  • Published payment schedules and owner charges do not reconcile. Third-party sources show variants including 2% + 28% followed by staged payments, 30/40/30, and other structures; sinking-fund figures of THB 200,000 and THB 250,000 also appear. The current signed developer schedule and full management budget should replace these portal figures before purchase.
  • The project states that each plot has a separate title deed and one third-party project profile specifically describes Chanote titles, but the actual title and transaction structure for a selected villa were not available in the reviewed public material. A foreign buyer should verify the landowner, registered lease term, building ownership and any extension wording from the actual documents.
