Why this project is worth a look
A school-led location
British International School Phuket is the clearest day-to-day reason to consider this address; the developer quotes about a one-minute drive. For a school family, reducing a twice-daily cross-island commute can matter more than being close to a beach.
Three meaningful sizes
The current scheme ranges from Type A at roughly 380 sqm and three bedrooms to Type C at 615 sqm and four bedrooms. Plot size, pool size, upkeep and price change with the house type, so bedroom count alone is a poor comparison tool.
Single-level living
All confirmed house types are single storey. That removes stairs from daily circulation, while the broad footprint makes orientation, garden depth and privacy between neighbouring plots more important.
Residential, not beachfront
Ko Kaeo is positioned for schools, marinas and Phuket Town rather than west-coast walkability. The developer quotes roughly 27 minutes to Bang Tao Beach, making a car part of the normal lifestyle here.
Visible construction progress
The developer was still publishing construction progress in July 2026. Buyers can therefore ask for evidence tied to a specific MJ plot instead of relying only on launch renders, while still treating the contractual handover date as a separate issue.
About the project
Botanica Majestia is an under-construction collection of single-storey pool villas in Ko Kaeo, on the eastern side of central Phuket. The first thing a buyer should know is that the web contains two materially different versions of this project. The developer’s current brochure maps 33 plots, numbered MJ01 through MJ33, across three villa designs: Type A, Type B and Type C. CBRE, PropertyScout and current inventory pages also describe a 33-villa development. Older FazWaz, Keller Henson and syndicated records still show a seven-villa project with different built-up areas, prices and delivery dates. Those legacy records are useful as a warning, not as a specification sheet. For a current purchase decision, the 33-villa scheme is the coherent dataset supported by the developer’s own material and newer independent listings.
This is not a beach-walk location, and that distinction matters more than the marketing label attached to the villas. Ko Kaeo works as a residential base for households whose daily routes run toward international schools, Phuket Town and the east-coast marinas. British International School Phuket is the developer’s headline landmark, quoted at roughly one minute away. The same project page lists Royal Phuket Marina at about 12 minutes, Boat Lagoon Marina at 13 minutes and Central Phuket at 18 minutes. Bang Tao Beach is quoted at roughly 27 minutes. None of those drive times should be treated as a promise—school-hour and cross-island traffic can change them substantially—but the pattern is clear. Majestia suits a car-based family routine far better than a buyer whose priority is being able to walk to sand, cafés and a beachfront strip.

The official brochure states a project area of 30,795 sqm for 33 homes. In practical terms, this is a low-rise estate rather than a vertical project where most of the shared experience sits in a lobby, pool deck or clubhouse. The individual plot carries much of the value: house, private pool, garden, driveway and parking. The masterplan also identifies estate roads, pedestrian areas and landscaped sections. That makes plot selection important. Two villas with the same house type can still feel different because of their orientation, relationship to internal roads, neighbouring plots, garden geometry and the sequence in which surrounding homes are built. A buyer should therefore move quickly from the generic brochure to the exact MJ plot plan once a shortlist has been created.
Type A is the entry point to the present lineup. Current price sheets use approximately 380 sqm of built-up area, three bedrooms and three bathrooms, with plots starting at 537 sqm. A separate architectural page in the developer brochure labels the same design at 381 sqm, so the contractual area should be checked against the selected villa’s schedule rather than assumed from a summary. Type B moves to four bedrooms and four bathrooms. The live price tables and current listings consistently use 425 sqm, while one brochure plan page says 430 sqm. Type C is the largest version: four bedrooms, six bathrooms, 615 sqm of built-up area and plots around 1,006 sqm in the current price table, together with a larger private pool. These are not small variations on the same floor plan; moving from A to C changes the scale of the home, land, maintenance and budget.
The pricing picture is equally plot-specific. On 17 August 2026 the developer’s current Majestia page displays a headline range from THB 38M to THB 51.3M. The official brochure price sheets and current independent inventory add useful context: Type A appears from THB 38.061M, Type B from THB 40.861M and Type C from THB 76.648M, with the official table reaching THB 81.961M for some Type C plots. That is why the short range on the project landing page should not be read as the full cost ceiling for the estate. One agency page advertises a Type A from THB 36.5M, below the developer’s current public floor; we treat that as a listing that needs confirmation rather than the project’s headline starting price. A fresh availability sheet should be obtained for the exact plot before any comparison is made.
Construction is active rather than complete. The project’s official Facebook channel published a July 2026 construction update stating that work was progressing. PropertyScout currently marks the development for completion in 2027. The developer page and brochure reviewed for this dossier do not, however, publish a precise contractual handover quarter. That makes older completion claims particularly unreliable. Legacy seven-villa records still show Q1 2025 or present an older version as completed, which cannot be reconciled with the developer’s July 2026 construction update for the current scheme. For planning purposes, 2027 is a useful current external reference point; for a purchase contract, it is not enough. The binding delivery date, grace period and remedies for delay need to come from the agreement for the selected villa.
Foreign ownership requires a separate legal review because this is a landed villa, not a condominium unit. Thailand generally restricts direct foreign ownership of land. Government guidance covers registered land leases, and BOI guidance notes that a foreigner can own a building standing on leased land. In practice, villa transactions can therefore separate the land tenure from ownership of the structure. The current primary Majestia material reviewed here does not provide a sufficiently detailed public explanation of the foreign-buyer structure for the present 33-villa scheme. Older sales pages mention both freehold and leasehold routes, but those descriptions should not be carried forward into a new transaction without seeing the title and contract. A foreign buyer should review the land title, lease terms if applicable, building ownership documentation and registration mechanics before paying a material deposit.
Majestia should also be judged as a private-home estate rather than assumed to be a resort with an extensive shared amenity programme. Each villa has its own pool. Developer material shows pools of roughly 9.5 by 3.5 metres for Type A, 10 by 3.5 metres for Type B and 13 by 4 metres for Type C, plus two-car parking. Independent project records consistently mention estate security and CCTV, while the developer masterplan shows internal landscaped space. What we did not find clearly confirmed in the current primary package is a major shared clubhouse, hotel operation, restaurant or large leisure complex. Buyers who value those features should ask for the current common-facility schedule rather than infer it from generic lifestyle imagery. The proposition here is primarily the private villa, private land use and residential location.
For the right household, that combination is coherent. A family using British International School Phuket can cut a repetitive daily journey; a buyer who regularly needs Phuket Town, the marinas or the island’s central retail can stay on the east-central side without paying for a beachfront address they may rarely use. The single-storey layouts also avoid stairs and spread living spaces around the pool and garden, although the large footprint means more surface area to maintain. Conversely, a holiday buyer focused on west-coast walkability may find the location too car-dependent, and anyone needing an immediately habitable home should remember that the estate was still under construction in July 2026.
The sensible way to progress is plot-first rather than project-name-first. There is now enough current information to compare A, B and C, set a realistic budget range and understand the broad location. The remaining decision is much more specific: which MJ plot is available, what stage that particular villa has reached, what built-up area will appear in the contract, what specification is included, when handover is legally due and how land and building rights will be registered for the buyer. Those are precisely the areas where old and new online records diverge. A current plot plan, construction status sheet, sale agreement and title package are therefore more valuable at the reservation stage than another generic project summary.
