Overview of The Collections Vol. 1 in city to be confirmed

From $680,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

Coastal setting, not isolation

The developer places the villas close to Nyanyi’s black-sand coast. They are part of a lively destination, so the attraction is combining proximity to activities with a private home, not escaping all activity.

About the project

The Collections Vol. 1 is a deliberately small release of four private pool villas by 618 Development near Nyanyi Beach, in the orbit of Nuanu Creative City. Buyers may encounter both The Collection Vol.1 and The Collections Vol. 1 in public listings; they refer to this first collection. Vol. 2 is a separate development series with its own product, asking prices and advertised tenure. Keeping that distinction intact matters more than the spelling: a sales sheet for the next release could give a buyer entirely the wrong impression of what rights or space come with a Vol. 1 home.

These villas are positioned for someone who wants a private house without giving up access to an active cultural destination. Nuanu has operating venues, restaurants and education-focused facilities, and its official visitor information places the development along the Tabanan coast rather than in central Canggu. That brings a genuine lifestyle choice. You can spend part of a day in the wider community and come back to your own garden and pool. Yet an address beside a popular destination is not synonymous with solitude. Before committing to long stays, the sound, access roads and public event calendar deserve as much attention as the villa's interior.

The geographical trail is unusually easy to get wrong when relying on international property portals. The developer provides Jalan Pantai Nyanyi, Beraban, Kediri, Kabupaten Tabanan as its local address, and listings for Vol. 1 place the homes in that same Nyanyi area. One large aggregator categorises the project under Mengwi in Badung, a different regency. That discrepancy should not migrate into the property record. A defensible public location is Nyanyi/Beraban, Kediri, Tabanan; the precise plot reference and a reliably confirmed coordinate for the four-villa site were not available. A pin placed at the Nuanu office would be more misleading than leaving the coordinate blank.

Beach access is the main geographical promise in the developer's copy: its project page says around 250 metres to the black-sand shoreline, while the Nuanu partner description also mentions 300 metres. Neither number is an independently measured walking route for a particular door. The difference may sound trivial on a map, but the buyer's real questions are whether there is a safe pedestrian route, which neighbouring plots affect the outlook and what can be seen from each bedroom. A property sold with coastal views should have those views verified from the actual unit rather than from a carefully selected promotional perspective.

The design language is contemporary and restrained, with natural finishes, extensive glass and an open living-and-kitchen arrangement leading towards the outdoor space. The developer describes a principal bedroom on the upper level with a terrace, plus two guest bedrooms. Market listings specify three bedrooms and four bathrooms, broadly consistent with a family-oriented detached villa rather than a hotel suite. There is enough detail to picture day-to-day use, but not enough to substitute for the as-built plan. Room dimensions, sheltered circulation, stair arrangements and differences between individual villas require the drawing for the particular property under consideration.

Each residence is marketed with a private pool measuring 42 square metres, as well as a terrace and landscaped garden. A pool of your own changes the experience: children and visitors need not share the water with an entire apartment block, and a work-from-Bali stay can remain enjoyable without constant outings. It also changes the economics. Filtration, cleaning, landscaping and furniture exposed to tropical weather all have recurring costs. If guests use the villa for short stays, those elements may need more frequent attention. Their existence in the sales specification does not tell us whether a management contract will pay for their upkeep.

Floor-area language is the most important unresolved product specification. 618 Development describes 490 square metres of planned space without clearly labelling the measurement. Some advertisements state a 490-square-metre land parcel and a 250-square-metre building. A Harcourts listing reverses the emphasis, showing 490 square metres built on a 385-square-metre plot, while another agency differentiates 250 square metres of living area from a larger total construction figure. Those statements are not interchangeable. The safe course is to retain the three-bedroom typology in the unit record and explain the measurement issue rather than publish a confident, potentially false number for internal floor space.

That ambiguity could change a purchase decision. A buyer intending to live here may care most about shaded interior space, storage, indoor dining and bedrooms that stay comfortable through the wet season. Someone assessing rentals may care more about housekeeping time, sleeping capacity, maintenance access and how much of a listed area is actually usable by guests. Even two honest area figures need a common definition before they can be compared. The developer's plans, an as-built drawing where available and the schedule attached to the contract are the materials that would settle what the customer is acquiring.

As of 16 October 2026, published completion descriptions do not tell a single clean story. The Nuanu sales page still refers to a fourth-quarter 2025 handover, and some listing portals describe June 2025 completion. The current English Nuanu project map labels Vol. 1 as completed. Meanwhile, another agency refers to finishing works or a 2026 completion context. A recent project-map label is useful evidence, but it is not a handover certificate, a signed acceptance record or an inspection of every villa. We have not assigned an unqualified construction status in the property data because those sources have not resolved the status of the specific unit being sold.

The developer itself is readily identifiable at brand level. 618 Development hosts a dedicated project page and names Daniil Berlin as founder. Its corporate material refers to design and construction partners and to OXO Living for property operations; the Nuanu Real Estate portal also associates this collection with the Nuanu ecosystem. A buyer, however, signs with legal persons, not branding ecosystems. No verified corporate extract or project transaction pack established the landholding entity, the company empowered to grant the lease, the seller in an individual resale or the account that would receive funds. Those are related but distinct roles and they should be reconciled before any binding transfer.

The advertised ownership structure is a long contractual lease, not direct ownership of Indonesian freehold land. On the project's Nuanu page the initial period is described as 25 years with renewal of up to another 25; other Nuanu material and property advertisements say 26 years plus potential renewal. This could reflect differing reference dates, documents or simply stale marketing. The important number is the remaining enforceable term for the exact villa today. An option to renew needs to be read together with the landowner's obligation, the exercise date, the rent calculation for the extra years and transfer rights on sale or inheritance. None of that can be proved by the formula '25+25' alone.

Under Indonesian law, leasing another person's land for a building is not the same as holding the land's ownership title. The term Hak Sewa appears in local market descriptions and refers to a lease-related legal arrangement; Hak Milik is a different type of land right. General statutes provide a framework, but they do not certify the particular land certificate under Vol. 1 or tell us who may grant a buyer contractual rights to each home. A non-Indonesian purchaser should understand the counterparty, the underlying title, the start and end of the lease and the practical position when the contract expires. Generic statements about foreigners being able to 'own a villa' gloss over the actual decision.

There is a project link labelled PBG on the Nuanu partner portal. PBG concerns building approval in Indonesia's current system; a separate SLF concerns fitness for use. The linked PBG file could not be inspected through the available public viewer, and no authenticated, plot-specific SLF or land-use decision was obtained for this review. It would be wrong to conclude that a required document is missing simply because it has not been reviewed. It would be equally wrong to convert the presence of a download button into a claim that every building and proposed rental use has been authorised. An owner hoping to let the property to visitors also needs to distinguish building approval from permits applicable to the activity itself.

The developer's own project page lists an entry of USD 680,000 plus VAT. Nuanu's sales catalogue explains that USD 680,000 is the unfurnished starting point and advertises approximately USD 750,000 with furniture. Those figures cannot be treated as two current quotes for an identical fully equipped villa. Furniture, appliances, taxes and the identity of the unit matter, and available stock may have changed since the webpages were written. Several agencies also advertise prices in Indonesian rupiah. We have left those original currencies untouched rather than manufacture a comparison using a selected exchange rate. A proper offer needs to identify the unit and everything included in the amount payable.

Payment arrangements are presented as negotiable rather than as a uniform construction-stage schedule. Nuanu's current partner page refers to a 60–80 percent down payment, with terms agreed individually. Local listings reproduce a 50/50 arrangement and a USD 5,000 reservation payment. Those examples may describe different sales dates or different vendors. They do not establish a refund right, an escrow arrangement or the conditions governing a transaction today. The buyer should see a payment schedule tied to the actual contract, together with the cancellation consequences and evidence showing that the party receiving money is entitled to take it.

There is also a material warranty discrepancy. Some market advertisements refer to a 25-year structural guarantee, while the developer's general construction guidance speaks of two years for the structure and one year for systems and finishes. The latter might be a company-wide default rather than the specific promise made on this early collection, but that distinction needs written proof. The website gives considerable attention to waterproofing and inspection stages, which are sensible subjects in Bali's damp, coastal climate. Those descriptions are not a substitute for documented tests, snagging records and a warranty identifying the liable party, coverage exclusions and the remedy process.

Property management is available as a sales proposition, and 618 Development names OXO Living among its operating partners. It would be attractive for an owner who lives abroad to have one team handle guest arrivals and repairs. But an operator's brand is not a signed management agreement. Commission rates, cleaning, distribution-platform charges, refurbishment reserves, personal-use restrictions and the ability to change operators were not established from an executed contract. Marketing pages publish differing return projections; none supplies a verified trading record for all four Vol. 1 villas. A buyer should consider personal enjoyment and potential income separately, without allowing a projected yield to justify an otherwise unclear lease.

For long-term residents, several practical questions rise above the investment brochure: how quiet is the bedroom during Nuanu events, who maintains the garden, whether the pool can be used privately at all times and which community amenities require bookings or separate fees. Schools and wellness venues nearby are not part of the villa's freehold or contractual lease merely because they appear in the same district marketing. For a buyer planning to rent the home, the emphasis shifts to everyday operations: maintenance access, utilities, moisture control, guest turnover and how quickly issues are fixed in periods when the owner is overseas.

A four-home collection can feel far more personal than a large development, and the proximity to an established creative destination is a tangible reason to explore it. Those qualities do not remove the standard coastal-house responsibilities or the need for careful documentary work. The key decision is not whether the advertised return looks impressive. It is whether one identifiable villa offers the accommodation and setting the buyer actually wants, at an all-in price they accept, under a lease they can enforce and transfer. The site visit, the unit schedule, the land-rights chain and the final signed documents will decide the value of The Collections Vol. 1 more reliably than any generic sales headline.
