Why this project is worth a look

Only 20 homes

The small unit count genuinely limits internal traffic and the number of immediate neighbours. It also creates a thin internal resale market, so valuation needs comparable luxury houses beyond the project as well as any transactions within Connoisseur itself.

Up to 952 sqm

Both core designs are substantially larger than a typical city house. The space supports proper staff areas, a private lift and generous parking, but also brings materially higher cooling, cleaning, equipment and long-term repair costs.

Central by car

SC Asset quotes about 5 km to Thong Lo and 2.2 km to the expressway. That is useful for a driving household, but the project is not a doorstep rail location, so buyers who rely on public transport every day should assess the address differently.

Two clear designs

SYLVAIN and SÈVRES make the original product easy to understand: 756 or 952 sqm, four or five principal parking spaces, with a private pool confirmed on SÈVRES. Plot size, fit-out and individual condition then explain much of the price spread.

Land is decisive

For a Thai purchaser the product is a landed freehold house. A foreign buyer cannot simply assume the same registration route, so the legal ownership structure must be established from the plot title and the buyer's eligibility before a reservation becomes financially meaningful.

About the project

Connoisseur Phatthanakan is a 20-home gated development by SC Asset on Phatthanakan 32 in Bangkok's Suan Luang district. It is deliberately small for a mainstream listed developer: SC's 2024 annual report says the site exceeds 10 rai and identifies the project as the first Connoisseur urban-luxury collection. The official project page still carries a starting price of THB 80M in September 2026. What makes it materially different from a typical Bangkok housing estate is not the luxury branding itself, but the combination of very low unit count, unusually large internal areas and a city location within practical reach of Rama 9, Ekkamai and Thong Lo.

The product specification is unusually well documented. SC Asset identifies two principal three-storey designs. SYLVAIN provides 756 sqm of usable area, six bedrooms, seven bathrooms, a private lift and four parking spaces. SÈVRES increases the usable area to 952 sqm, also with six bedrooms and seven bathrooms, and the developer's annual report specifically confirms a private swimming pool and five parking spaces. Thai project reviews give original starting plot sizes of 114 sq wah for SYLVAIN and 137.8 sq wah for SÈVRES. Current listings sometimes show substantially larger plots, so the original brochure range should never replace the title deed area of the actual property being considered.

Pricing is less straightforward than the official THB 80M headline suggests. SC Asset continues to show that figure on the live project page, and recent Thai databases repeat it. At the same time, current agency and portal listings span a very wide range, roughly from THB 80M into the THB 200M-plus bracket, depending on house type, plot size, fit-out and individual seller. A more important data point appears in SC Asset's 2025 annual report: Connoisseur was shown at 100% presales as of 31 December 2025. That means today's visible supply may include assignments, returned stock, resales or individual homes re-entering the market rather than conventional unsold developer inventory. The THB 80M figure is therefore a useful public anchor, not proof that a developer-owned house remains available at that level.

Completion timing is one of the few material fields that does not reconcile cleanly. FazWaz labels the development completed in August 2024, while DDproperty and ThinkOfLiving use 2027. SC Asset's 2024 report says the project launched that year and describes the product as ready for sale, but its 2025 report still lists Connoisseur among ongoing landed projects. Some 2026 listings use 'ready to move in' wording for specific homes. With no single official whole-project completion date on the developer's current page, it would be misleading to force one year into the registry. A buyer should instead confirm the completion and handover status of the exact house, together with the relevant permits and transfer readiness.

The location is easy to understand once the buyer accepts that it is car-oriented. SC Asset places the project about 2.2 km from the Chalong Rat Expressway, 3.2 km from Hua Mak on the Yellow Line, 4.1 km from Samitivej Srinakarin Hospital and around 5 km from Thong Lo. Specialist Thai reviews put Phatthanakan Road itself at roughly 400 metres from the project. This is not a doorstep-mass-transit address and it is not in the core Sukhumvit high-rise zone. Its appeal is the ability to live in a low-density, large-house environment while keeping Rama 9, Ekkamai, Thong Lo and Bangkok's eastern districts within a workable driving radius.

For an owner-occupier, the scale of the houses changes the way the space is used. At 756–952 sqm, separate staff rooms, service circulation, a substantial garage and a lift are part of the normal design rather than luxury add-ons squeezed into a smaller plan. SC Asset also lists a broad set of in-home systems: smart controls, motion and shock sensors, smoke and heat detection, indoor and outdoor cameras, connected air-conditioning, a solar roof and Active Air. Those features deserve a specification check rather than a marketing assumption. The exact equipment installed in the chosen home, warranty status, replacement cost and long-term maintenance responsibility should all be confirmed before the technology is assigned any real value.

The common facilities are extensive for a development with only 20 houses. SC Asset lists a clubhouse, fitness room, swimming pool, main park, playground, co-working area, co-dining space, jacuzzi and meeting room. The 2024 annual report separately describes Rendezvous Park with a clubhouse, swimming pool, kids' club and miniature golf. This can support a private-club feel, but a small resident base also means the economics of maintaining sizeable shared facilities matters. We did not find a current official common-fee schedule, so a buyer should obtain the fee structure, reserve-fund arrangements and rules directly rather than inferring them from other SC Asset projects.

For a foreign buyer, land ownership is the most important structural issue. Portals may label these homes 'freehold', which describes the domestic product as a house sold with land. It does not remove Thailand's restrictions on foreign land ownership. Thailand's government information portal states that foreigners generally cannot acquire land directly except in narrow statutory circumstances. One residential route requires at least THB 40M of qualifying investment, a holding period, residential use, a land limit of one rai and approval from the Minister of Interior. That is an exception process, not a normal project feature and not something that should be assumed merely because the purchase price already exceeds THB 40M.

SC Asset's public Connoisseur material does not set out a standard leasehold package or other foreign-purchaser land structure for this project. That absence matters. Before paying a reservation or large deposit, a foreign buyer should obtain the title deed for the exact plot, verify the registered owner and encumbrances, establish how ownership of the building is documented, and get advice on the lawful structure actually available to that buyer. A Thai company using nominee shareholders should not be treated as a workaround. If a lease of the land or separate ownership of the structure is proposed in a real transaction, the rights, term, renewal language and registration need to be assessed from the actual contract rather than from general market practice.

The project is most naturally suited to owner-occupation by a family that wants substantial space without moving to Bangkok's outer suburban fringe. Six-bedroom layouts, staff accommodation and large service areas can support multi-generational living, frequent guests and household staff in a way that most city condominiums cannot. The trade-off is that the house behaves like a large private property: there are gardens, pool equipment on the larger type, multiple building systems, security technology and sizeable interiors to maintain. A purchaser should budget for that operational reality rather than comparing the purchase price only with a penthouse of similar headline value.

As an investment, Connoisseur needs more bespoke underwriting. The high ticket size and very limited number of comparable units mean there is no deep, standardised resale market inside the project. Current SÈVRES listings alone show meaningful variation in land size and asking price. Two houses with the same 952 sqm of usable area can therefore have very different economics because one may sit on a larger plot, face the clubhouse, include a completed pool and upgraded furnishings, or have a different garage configuration. A simple price-per-square-metre comparison strips out too much of what is actually being bought.

The same applies to rental assumptions. A six-bedroom urban mansion can attract a very specific tenant profile, but the public evidence reviewed here is not sufficient to claim a stable rental yield, guaranteed demand or a short exit period. Long-term rental performance would need to be assessed against actual leased comparables, furnishing level, corporate and expatriate demand, pet rules, garden and pool maintenance, and whether the tenant or landlord carries each recurring cost. For a property at this price point, a small change in vacancy or annual maintenance can be more significant than a headline rent that looks impressive in isolation.

Connoisseur Phatthanakan is therefore best understood as a scarce urban landed-home product rather than a generic Bangkok investment. The tangible strengths are clear: 20 homes, two large core designs, up to 952 sqm of usable space, a private lift, a pool on the larger SÈVRES type, substantial common facilities and a location that keeps Thong Lo and Rama 9 within reach by car. The constraints are equally real: dependence on driving, high ownership and maintenance costs, a foreign-buyer land structure that cannot be assumed, and uncertainty over which homes are genuinely available after SC Asset reported 100% presales at the end of 2025. The final decision should therefore be made from the title, contract, specification and status of a specific house, not from the project headline alone.

Ownership format

The project consists of detached houses together with individual land plots. Property portals describe the tenure as freehold, but a foreign buyer should not read that as an automatic right to register the underlying land personally. Under Thailand's general land rules, foreigners cannot directly own land except through narrow statutory exceptions, including the residential land route requiring at least THB 40M of qualifying investment and approval from the Minister of Interior. SC Asset's public project material does not set out a specific to the project foreign-buyer structure, so the land title, plot owner, building ownership and legally available transaction structure must be checked before reservation.
