Why this project is worth a look
Only 28 homes
Later official Singha Estate material confirms 28 plots. That gives the estate a much smaller resident base than a mass-market housing compound and supports a more private internal environment. The trade-off is a thin resale market: the right plot, house type and condition may not be available at the same time.
Serious family scale
Published usable areas run from 551 to 820 sqm, with starting plot sizes from roughly 500 sqm. The layouts are designed for large households, staff, multiple cars and substantial shared living space without relying on a three- or four-storey vertical plan. Buyers should still compare the actual land area of each resale house rather than relying only on the model name.
Completed, not off-plan
Construction risk is no longer the main issue. The practical work shifts to inspecting the exact house, reviewing maintenance and alterations, checking title and seller documents, and understanding recurring estate charges. That is a different due-diligence exercise from buying a future build from a launch brochure.
Urban house location
The estate sits on Phatthanakan Soi 32 in Suan Luang. Singha Estate presented the location as a route into Thonglor, Ekkamai and Rama IX and cited roughly five kilometres to Thonglor. It can therefore suit households that want detached-house space without moving to the outer suburban fringe.
Foreign ownership needs structure
This is landed housing rather than a condominium, so the condominium foreign-quota mechanism does not apply. Thai law generally restricts direct foreign ownership of land. A non-Thai buyer therefore needs the land and building ownership structure reviewed before committing significant funds.
About the project
SIRANINN Residences is best understood as a very small estate of unusually large urban houses, not simply as another luxury-labelled Bangkok development. Later Singha Estate material confirms 28 plots. That small number shapes the market: inventory is thin, the houses are large, and the value of an individual resale depends heavily on its land, condition and fit-out. A specification sheet explains the base product, but the buying decision is ultimately about the exact house on offer.
The estate is on Phatthanakan Soi 32 in Suan Luang. It is not central Bangkok in the walk-everywhere sense of Siam or Asoke, but it is also not an outer-ring suburb. Phatthanakan connects toward Rama IX, Ekkamai, Thonglor and the eastern side of the inner city by road. At launch, Singha Estate cited a distance of about five kilometres to Thonglor. For a car-based household that wants substantial land and internal space without moving far outside Bangkok, the location has a clear logic.

Scale is the defining feature. Even Residence III, the smallest official design, provides 551 sqm of usable area and starts on 125 square wah of land, which is about 500 sqm. Residence II increases the house to 682 sqm and Residence I to 820 sqm. This amount of space is valuable only if the household has a use for it: multiple generations, staff, guests, home working, several cars or a preference for large shared rooms.
Residence III is the entry point in physical scale: four bedrooms, five bathrooms and 551 sqm, with plots starting from 125 square wah. Singha Estate also states parking for up to four cars. Resale examples are not identical to the minimum specification, and some sit on larger land parcels.
Residence II moves to 682 sqm with five bedrooms and six bathrooms. Published planning information adds a multipurpose room, staff accommodation and a large parking arrangement. It is designed for a household with more complex daily routines, allowing bedrooms, family space, work or flexible rooms and service functions to be separated without turning the house into a tall vertical layout.
Residence I is the largest at 820 sqm and starts from 219 square wah of land. Singha Estate highlights an internal courtyard and parking for up to eight cars. Resale examples can have far more land than the minimum. That is why two homes with the same model name can carry very different asking prices: the plot, orientation, fit-out and post-handover changes may matter as much as the original floor plan.
The project is completed, so the main risk is no longer whether the developer will finish construction. The focus moves to the condition of the specific property. A buyer can inspect the roof, facade, waterproofing, air-conditioning, electrical systems, plumbing, external areas, landscaping and any alterations made after handover.
Legal due diligence also becomes property-specific. The relevant documents are the title for the exact land plot, evidence relating to the building, the current seller's authority, registered encumbrances and estate rules. If the house is being sold by a secondary owner, the original developer contract is useful background but it is not enough to establish a clean current transfer.
Recurring charges also need a current check. Public listings contain some figures for common-area fees, but they are not consistent enough to apply to every house in the estate. Private running costs are another consideration at this scale: large-volume air-conditioning, gardens, equipment, any private pool attached to a particular house, and maintenance of extensive internal and external areas.
For only 28 homes, the published common facilities are substantial. Singha Estate lists a residents' lounge, concierge service, business centre, chef-table and dining space, gym, communal pool and jacuzzi, sundeck and sauna. Outdoor facilities include a children's playground, residents' park and a jogging route of about one kilometre. The developer also lists 24-hour security and maintenance support.
Those features are useful for a full-time family household, but they should not be treated as free extras. Shared facilities mean management, rules and recurring costs. A buyer should therefore check the current condition of the clubhouse and landscape, what services are still operating, how estate charges are calculated and whether any major common-area works are planned.
At launch, Singha Estate discussed a broad THB 65–180 million range. That is historical launch context rather than a current price list. On 4 September 2026, active resale marketing starts at roughly THB 83 million. Recent listings include houses around 551 sqm from the low-to-mid THB 80 millions upward, 610 sqm homes around the THB 100 million level and above, and significantly higher asking prices for the largest houses.
The lowest asking price does not automatically identify the best value. Land size can differ materially even between the same house type. Condition, furniture, orientation, privacy and owner improvements can also account for large gaps. At this end of the market, negotiated terms may matter, but no discount should be assumed before speaking to the seller and checking the property.
This is a landed housing estate, not a condominium. The 49% foreign quota that applies to qualifying condominium ownership is therefore irrelevant here. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions that should not be treated as the normal route for a residential purchase.
Thai government guidance also notes that foreigners can own buildings on leased land. In practice, a lawful structure may involve a registered long-term land lease and separate rights over the building, but the details must match the title and documents of the specific property. Lease renewal wording is contractual and should never be described as equivalent to freehold land ownership.
A nominee structure should not be accepted as a casual workaround. If an agent proposes a Thai company arrangement that depends on artificial Thai control, independent legal advice is essential. For a non-Thai buyer considering SIRANINN Residences, the land structure belongs near the start of the due-diligence process, before a large deposit is paid.
The strongest fit is a family that will actually use the size. Four or five bedrooms, staff rooms, several shared living areas and extensive parking can be practical for a multi-generational household or a family that entertains often. The two-storey format is also notable: many Bangkok houses with comparable floor area become three or four storeys, making daily movement more vertical.
It also suits buyers who prefer a completed home in an established part of Bangkok. The actual road approach, neighbours, landscaping, noise and common areas can all be seen before purchase. That visibility can be worth more than brochure promises.
The project is less straightforward as a passive yield play. Very large houses have a smaller tenant and resale audience than mainstream condominiums, and carrying costs are higher. There is an active resale and rental market, but liquidity should not be assumed from the small unit count alone. A buyer should have a clear reason for owning this particular format.
Start by reconciling the advertised house with the published plan: land area, usable area, bedrooms, bathrooms and parking. Then inspect the property and list every significant post-handover change. If the house is sold furnished, the sale contract should identify what remains, because a large part of the visual value may sit in furniture, art, lighting and removable equipment rather than the real estate itself.
The legal file should cover the land title, building documentation, seller identity and authority, registered encumbrances, estate arrears and handover terms. A foreign buyer should add a separate review of the lawful land-and-building holding structure. Price negotiation comes after those points are understood. A discount does not cure unclear title or an unsuitable ownership structure.

Ownership format
This is a landed detached-house estate. Market profiles describe the tenure as freehold, but a foreign individual generally cannot directly own Thai land. The structure for a foreign buyer therefore needs case-by-case review; a registered long-term land lease with separate ownership of the building may be possible. Any renewal mechanism is contractual and is not the same as freehold land ownership.
