That creates useful competition, but the cheaper headline is not automatically the better deal: owner resales can differ in condition and plot, while developer stock may come with a different specification or transfer package.

Transport in context

A current listing puts Si Nut MRT at about 760 metres, while FazWaz places On Nut BTS at roughly 5 kilometres. The project makes more sense as a car-oriented urban house with Yellow Line access than as a classic walk-to-BTS Sukhumvit home; that distinction matters far more to daily life than a generic 'near Sukhumvit' label.

The current lineup covers three to five bedrooms and approximately 426–715 sqm, with private pools and an elevator on some A-series configurations. Because the project has been sold and adapted over a long period, the name The AVA does not guarantee one standard plan; the actual approved drawings, modifications and registered areas of the selected house should lead the decision.

Documents before marketing

Foreign-buyer land rules make title review fundamental, and historical ThaiBMA documentation shows that at least one project plot was once used as security for Areeya bonds. That is not a judgement on the estate; it is a reason to verify a fresh Chanote, current encumbrances, the seller and the land-control structure before a large deposit is paid.

A buyer in 2026 is effectively looking at two overlapping markets under the same project name: Areeya continues to promote The AVA on its own website with a headline starting price of THB 35 million, while active secondary-market listings can be found from around THB 30 million. That makes the identity of the seller, the actual plot, renovations, furniture package, title status and transfer conditions just as important as the model name printed in an old brochure.

The location is useful precisely because it is not the same proposition as living next to a central Sukhumvit BTS station. The project fronts the Sukhumvit 77 / On Nut corridor in Suan Luang. A current DDproperty listing places Si Nut station on the MRT Yellow Line at about 760 metres, while FazWaz places On Nut BTS at roughly 5 kilometres. In everyday terms, this is a stronger fit for households that drive, use a driver, or combine a car with the Yellow Line than for someone expecting a two-minute walk to the BTS every morning. The wider Suan Luang position also provides access toward Srinagarindra, Rama IX and the airport side of the city without forcing the household into a dense high-rise environment. Inside the gates, the project adds security, landscaped communal space, a clubhouse, gym and shared pool to that road network.

House sizes are the defining feature. Areeya's current project page lists LA VIE II at 426 sqm, LA VIDA II at 493 sqm, LA VITA at 620 sqm, A-THENA at 498 sqm and A-VERY at 715 sqm. Depending on the model, the layouts run from three to five bedrooms, four to six bathrooms and two to four parking spaces; A-THENA and A-VERY are also described by project databases as having private pools, with an elevator listed for A-THENA. At this scale, the practical benefit is not simply having a bigger living room. A 400–700 sqm detached house can separate private bedrooms, family space, entertaining, kitchen and service functions in a way that is difficult in most central-city housing. The trade-off is equally concrete: more air-conditioning, more wet areas, more roof and facade to maintain, and more systems to inspect carefully in a house that has existed since 2019.

The model history needs a little care. Older 2020 project coverage listed VIVO, VIVANT and VIVENTE alongside LA VIE II, LA VIDA II and LA VITA. Areeya's current page no longer presents those three names and instead shows A-THENA plus A-VERY variants; a 2025 Homenayoo review also describes a La Vie version at 462 sqm rather than the 426 sqm LA VIE II shown on Areeya's current page. The most sensible reading is that the offered product mix and build-to-order options evolved during a long sales cycle. For that reason, the unit cards below use the current developer lineup and data that can be cross-checked with FazWaz. For any actual house, the approved plan, recorded building area, private pool, lift, extensions and final internal configuration should be verified from that property's documents rather than inferred from a project-level floor plan.

Shared facilities are focused rather than resort-like: a clubhouse, communal garden, gym, 24-hour security, CCTV and a saltwater swimming pool. FazWaz gives the pool dimensions as 22 by 9.75 metres and places the pool and gym on the first level of the clubhouse area. That is a relatively straightforward amenity package for a gated detached-house community. It may suit buyers who prefer to spend their budget on the house and plot instead of a long list of common facilities. The practical due-diligence point is the operating cost: before purchase, ask for the current common-area budget, management rules, major-repair history and any arrears attached to the selected property. Public portals publish common-fee figures, but those numbers should not be treated as the current contractual rate without a document from the party that actually manages the estate.

For a foreign buyer, tenure is the central legal issue. DDproperty labels individual houses as freehold, but a portal tenure tag does not override Thailand's restrictions on foreign land ownership. Bangkok Metropolitan Administration's investment guidance explains that foreign individuals generally cannot own Thai land directly; landed homes are commonly structured with a registered land lease while ownership of the building can be treated separately. The AVA therefore cannot be analysed like a condominium with a 49% foreign quota. Before reservation, a foreign buyer should see the current land title for the exact plot, the registered owner, mortgages or other encumbrances, evidence supporting ownership of the structure, and the proposed lease instrument if the land will not be transferred into the buyer's name. The legal structure needs to match the buyer, not just the project marketing.

There is also a 2026 corporate reason to keep counterparty checks disciplined. On 6 January, the Stock Exchange of Thailand placed a CB caution sign on Areeya Property after a bond-payment default event. On 24 February, SET announced that the sign would be lifted from 25 February after ThaiBMA had lifted default-payment designations across the relevant bond series. That sequence does not establish a defect in The AVA: the estate was completed years earlier and the resale market is separate from the developer's financing. It does mean that anyone buying remaining or newly delivered stock directly from an Areeya entity should make sure the contracting company, deposit recipient, release of any security interest and readiness for title transfer are documented before a large payment is made. A completed house removes construction risk, but not title and counterparty risk.

A historical ThaiBMA security document illustrates why title review has to be plot-specific. In 2023, one 103-sq-wah parcel within The AVA, identified by its own Chanote, appeared among assets pledged as security for Areeya bonds. That historical disclosure proves neither that the selected home is encumbered today nor that the same status applied to all 94 houses. It simply shows that project-level assumptions are not enough for landed property. The buyer should obtain a fresh title extract for the precise plot and documentary confirmation that any mortgage or registered security affecting it will be released at transfer. This is much more useful than relying on a generic 'freehold' label attached to a marketplace listing.

Pricing now reflects both the maturity of the project and the variety of individual houses. PropertyHub and FazWaz show secondary asking prices from about THB 30 million, while Areeya advertises the project from THB 35 million. Recent listings for roughly 450–455 sqm four-bedroom homes are around THB 54 million, and 620 sqm five-bedroom houses are advertised around THB 65–67 million. Those figures are not a rate card. Plot size, furnishings, private pools, modifications, condition and title history can materially change the value of one house versus another. Still, the spread is useful: it tells a buyer to compare developer stock and owner resales at the same time. The better decision is usually made on the total cost of acquiring a move-in-ready home with clean documentation, not on a simple price-per-square-metre ranking.

Ownership format

This is a landed detached-house project, not a condominium. A foreign individual generally cannot register Thai land in their own name; the building may be separately owned while land rights are commonly structured through a registered lease of up to 30 years with any renewals resting on the contract. The exact structure and title for the selected house must be checked before paying a deposit; nominee-company arrangements should not be treated as a safe workaround.
