Why this project is worth a look
Short last-mile access
The site sits just inside Lat Phrao Road, and SC Asset places Chok Chai 4 Yellow Line station at roughly 600 metres. That reduces the awkward final leg many inner-soi projects create, although the usefulness still depends on where the resident actually travels each day.
Low-rise, not low-density
All three residential buildings are only eight storeys high, so the physical scale is modest. With 684 homes, however, this is still a large community; buyers should choose it for the low-rise form without assuming boutique-level privacy or facility usage.
Workspaces have a purpose
Meeting rooms, Craft & Co., Live Studio and several social spaces are spread around the project rather than treated as one decorative lounge. For a hybrid worker that can be genuinely useful, subject to the access and booking rules introduced after handover.
Visible construction progress
SC Asset publishes a dated breakdown of the build rather than a vague status label. At 31 July 2026 overall progress was 28.75%, giving buyers something concrete to compare with the stated 2027 completion target.
Clear foreign ownership route
A foreign purchaser can take condominium freehold while foreign ownership remains within the 49% statutory quota. COBE units are already being marketed with Foreign Quota tenure, but the remaining quota for the exact unit must still be confirmed before reservation.
About the project
COBE Ladprao–Sutthisan looks low-rise from the street, but it should not be mistaken for a small boutique condominium. The residential part comprises three eight-storey buildings with 684 homes in total: 233 in Building A, 209 in B and 242 in C. A separate two-storey commercial building adds six retail units. That combination matters in practice. Buyers get the lower-rise physical scale many people prefer, while still living in a sizeable development where management quality, lift demand, shared-space usage and the number of neighbours will feel very different from a 50-unit residence.
SC Asset is the consumer-facing developer brand, while the government EIA record names SC CD2 Co., Ltd. as the project owner. The official address is Soi Lat Phrao 64 off Lat Phrao Road in Wang Thonglang, Wang Thong Lang district, Bangkok 10310. Buildings A, B and C are parts of the same condominium rather than separately marketed phases with their own completion dates and specifications. A sensible comparison is therefore between positions inside the project — pool side versus outer side, proximity to the entrance, retail building and common rooms — not between three supposedly independent developments.

The location’s everyday advantage is the relatively short last stretch from the site to Lat Phrao Road. A detailed launch review places the project roughly 70 metres inside the soi, while SC Asset gives about 600 metres to Chok Chai 4 station on the Yellow Line. That does not make the whole district walkable; Bangkok journeys from this part of Lat Phrao can still involve rail changes, taxis or a car. What it does change is the final kilometre. For residents who use the Yellow Line regularly, a few hundred metres is a very different proposition from relying on a motorbike ride every time they leave home.
Sutthisan needs a more cautious reading. SC Asset states roughly 1.1 kilometres to MRT Sutthisan, but a detailed independent project review gives 2.7 kilometres. There is no honest reason to average the two figures, and they may have been measured from different points or by different routes. We would treat Sutthisan as a useful second transport direction rather than base a purchase decision on a promised walking distance. The Chok Chai 4 figure is more consistently supported across the project material.
Construction is far enough along to be measured, but this is still an off-plan purchase. SC Asset’s update dated 31 July 2026 reported 28.75% overall progress, with structural work at 70.60%, architectural work at 9.95% and building systems at 5.37%. Those numbers give a clearer picture than a generic 'under construction' label: the main structures are well advanced, while a large amount of finishing and systems work remains. The developer states completion in 2027. FazWaz points to March 2027 and launch coverage to the first quarter, but we keep 2027 as the safer registry date rather than turn a narrower estimate into a promise.
The original unit hierarchy is easy to understand: 1 Bed Flex at about 24–25 sqm, 1 Bedroom Signature around 27–30 sqm, 1 Bedroom Plus around 34–37 sqm, and a two-bedroom plan around 45 sqm. Current SC Asset inventory shows that the live product mix is no longer quite that neat. Examples on the developer page include 23.67 sqm for 1 Bed Flex, 32.02 sqm for a one-bedroom unit, 33.61 sqm for 1 Bed Plus and a 68.25 sqm two-bedroom home. The last figure is especially different from the launch grid, so the name of a unit type is not enough: buyers should work from the actual floor plan and saleable area of the selected home.
The common facilities are distributed through the buildings rather than concentrated in a single clubhouse. Building A contains the lobby, social lounge, fitness room, mail room and delivery collection area, with Craft & Co. workspace and a meeting room one level above. Building C adds a Live Studio, while the central shared zone includes the main pool, children’s pool, Step Garden, Thinkk Yard and Mingle Lounge. This is a practical setup for hybrid or home-based workers because there are several places to leave the apartment without leaving the development. The real test, of course, comes after handover: operating hours, booking rules and day-to-day management will determine how useful those rooms actually are.
The separate commercial building is part of the residential experience as well. Launch information allocates two ground-floor spaces to 7-Eleven and four more retail units upstairs, with a rooftop garden above. That can make small daily errands unusually easy. The trade-off is activity: delivery riders, customer traffic and an active ground floor may be welcome for one buyer and undesirable for another. If quiet matters, the orientation of the chosen unit relative to the retail building and the main entrance deserves more attention than a generic project-level description can provide.
Public project data report 223 parking spaces and an approximate parking ratio of 33%. That is not an exceptional ratio for a Bangkok condominium, but it becomes important for households that rely on a car every day. We found no reliable evidence that every unit receives an assigned bay, and buyers should not infer one from the total count. Anyone bringing two cars should ask specifically about entitlement, registration rules and second-car availability before committing. A low entry price does not compensate for a parking arrangement that does not fit the household.
There is also no single public number that can safely be called 'the project price' today. DDProperty shows a current range starting at THB 1.99M, while SC Asset’s Thai page showed a THB 2.09M starting point on 20 August 2026. Individual live units sit at different levels depending on size, floor and type. We therefore use THB 1.99M only as the lowest market anchor found on the verification date, not as an available-unit promise. A buyer needs a dated quotation for the exact home, including area, floor, view, tenure and all charges, before comparing it with another project.
Foreign ownership is relatively straightforward in legal structure compared with landed property. A foreign purchaser can hold a condominium unit in freehold while the building remains within the statutory foreign quota, which is capped at 49% of total saleable floor area. Current FazWaz listings for COBE include units marked Foreign Quota, showing that this tenure is being marketed here. That does not tell us how much quota remains across the project. The selected unit still needs a quota check before reservation, and the legal form should appear clearly in the booking and transfer documentation.
The project makes the most sense for a single buyer or couple who wants a new Bangkok condominium in the Lat Phrao area, is comfortable with compact layouts and expects to use the Yellow Line. It can also work for someone who spends part of the week working from home and will genuinely use the meeting and co-working spaces. It is a weaker fit for buyers seeking a very low-density residence, a three-bedroom family apartment or guaranteed parking for two cars. We have not used developer yield promises or price-growth claims in this assessment; an investment case should be built around the exact unit price, tenure, ongoing fees and the rental competition that will exist when 684 homes enter the completed project.

Ownership format
This is a condominium project, so a foreign buyer can hold a unit in freehold within the statutory foreign quota, capped at 49% of the condominium’s total saleable floor area. If the quota has been exhausted, a leasehold route is commonly considered for a foreign buyer; the exact structure and term offered for the selected unit need separate confirmation before reservation.
Unit types & sizes
The smallest format suits one person or a couple prioritising entry price over a large living area. SC Asset currently shows a 23.67 sqm example; at this size, storage, desk space and the actual furniture plan matter more than the unit label.
This was the core one-bedroom format in the launch grid, giving a little more room than Flex while remaining compact. The developer’s current inventory also uses a broader 30–34 sqm one-bedroom label, so the type name alone should not be treated as a precise area specification.
A more comfortable choice for a couple or someone who works from home and wants a real separation between living and working space. SC Asset currently shows a 33.61 sqm example, slightly below the launch range, which is another reason to rely on the selected unit plan rather than a brochure category.
Launch material shows two-bedroom homes around 45 sqm, including a 45.78 sqm plan. SC Asset’s current page also displays a 68.25 sqm two-bedroom example, so this category has a material live-versus-launch discrepancy and must be checked against the exact plan being sold.
The ranges above describe the launch layout grid and are cross-checked against current developer inventory. Live stock no longer matches the original ranges perfectly, particularly for two-bedroom homes, so the selected unit’s actual area and floor plan should govern the purchase decision.
