Embassy Pattaya is an under-construction condominium on Jomtien 2nd Road in Nong Prue, Pattaya. The official project material describes three eight-storey buildings on roughly five rai of land with 474 residences in total: 125 in Building A, 174 in Building B and 175 in Building C. It also states approximately 1,000 sqm of indoor common space. That combination matters more than the simple low-rise label. Buyers who dislike tall towers may appreciate the eight-storey scale, but this is not a small boutique residence. Hundreds of apartments will share the pool areas, wellness spaces, gardens, lifts and social facilities. In practical terms, Embassy Pattaya is better understood as a multi-building resort-style residential compound than as a single intimate condominium block.

The specific to the project official website names The Embassy Development Co., Ltd. as developer. A Thai corporate-data service, DataForThai, lists THE EMBASSY DEVELOPMENT CO., LTD. as an active company under registration number 0205561005527, at 13/84 Moo 12, Nong Prue, Bang Lamung, Chon Buri 20150 — the same address used by the project. This cross-check is useful because the Embassy name now appears across several Pattaya developments. Embassy Pattaya is not Embassy Life Pattaya and is not Embassy World Pattaya. Seller pages present Embassy Life separately with a different scale and later delivery horizon, while the original Embassy Pattaya is consistently identified by the three eight-storey buildings and 474-unit count. No Embassy Life or Embassy World inventory has been imported into this record.

Timing needs more care than a single completion badge suggests. The developer's own site says construction started in Q4 2024 and gives an approximate completion year of 2027 rather than a firm month. Pearl Property, updated in August 2026, describes the project as under construction and gives June 2027 as the expected completion; More Property's 8 July 2026 survey of Pattaya new builds also places Embassy Pattaya among projects under construction for 2027 delivery. That supports using under construction as the present working status and 2027 as the target. One recent third-party profile from ORANU, however, marks the development as completed. With the primary source and multiple recent independent sources pointing the other way, that isolated label should not be treated as proof of handover. A buyer purchasing before completion should ask for the latest construction report and the contractual handover date rather than relying on a portal status field.

The official unit-plan PDF is especially useful because it shows how varied the layouts are within the same bedroom count. One-bedroom homes appear at 33–35 sqm, with additional 51 sqm and 54 sqm layouts. Two-bedroom plans include 51 sqm, several versions around 54–58 sqm, larger 66–68 sqm homes and a 102 sqm layout. Three-bedroom plans run from 102 to 105 sqm. Those are not merely continuous size bands: the plan set contains materially different configurations. A 51 sqm residence can be either a one-bedroom or a two-bedroom home, while roughly 102 sqm appears in both two- and three-bedroom formats. The common-area programme is unusually broad for an eight-storey development. Official project material lists three outdoor pools and one indoor pool, garden and rooftop jacuzzis, treatment and massage rooms, saunas and onsens, an interactive gym with Technogym equipment, the Junior Ambassador Zone for children, a working lounge with meeting space, a game room, The Diplomat Bar and a rooftop garden. The value of that mix is not only recreational. For someone staying for months rather than a short holiday, having an indoor pool, a proper work area and wellness facilities can change how much of daily life takes place inside the compound. The trade-off is operating cost and management complexity. FazWaz, Pearl Property and other project profiles generally quote common-area fees of THB 68 per sqm per month and a one-off sinking fund of THB 600 per sqm, while Pattaya Luxury Properties publishes THB 70 and THB 700. Those figures should not be averaged into a fictional middle number; the latest fee sheet belongs in the pre-contract check. FazWaz and Hipflat also report about 50% parking provision, one passenger lift per building, no EV charging points and a no-pets policy, all of which can matter more than decorative amenities for some owners.

The physical address is much clearer than the marketing travel times: 13/84 Moo 12, Jomtien 2nd Road, Nong Prue, Bang Lamung, Chon Buri 20150. The developer's map points to the same site. Embassy Pattaya is in the Jomtien area but should not be described as a beachfront building. The official location page states roughly 300 metres to the beach, while other property profiles use longer figures and different reference points. That discrepancy can come from route choice, which section of Jomtien Beach is measured, or simply inconsistent portal data. For a buyer, the sensible test is the actual route from the intended building to the beach entrance and the places used every day. The second-road setting puts the project inside Jomtien rather than on the immediate seafront, so a sea view, a one-minute walk or direct beach access should never be assumed from the project name or area alone.

As of 23 August 2026, THB 2.79 million is the most defensible public lower price anchor. The developer website advertises a starting price of THB 2.79M, and a fresh DDproperty listing offers a 34 sqm one-bedroom unit at the same figure. Other agency pages show starting points of THB 2.69M or THB 3.09M, which is normal when stock, promotions and update dates differ; there is no reason to average those numbers. Multiple sales sources publish the same instalment structure: THB 50,000 reservation, 25% on contract, 50% through construction and 25% at transfer. Foreign ownership is a separate check from price. Thai condominium rules allow foreign freehold within the 49% foreign quota, and current Embassy Pattaya listings include units marketed as Freehold. That does not mean foreign quota is automatically available on every unit. If it is unavailable, a foreign buyer would usually need a leasehold alternative. Before paying a reservation, the buyer should obtain the quota status for the exact unit, the title/ownership form, current payment schedule, included furniture and equipment, and the latest compulsory common-area charges in writing.

Ownership format

Foreign freehold is possible within the condominium's 49% foreign ownership quota; if foreign quota is not available for the selected unit, a foreign buyer would usually need a leasehold structure instead. Current Embassy Pattaya listings include units marked Freehold, but quota availability and title form must be confirmed for the exact unit before reservation.
