Why this project is worth a look
Unusually large layouts
The most obvious difference from many newer Jomtien condominiums is scale. A 65–67 sqm studio here can be similar in total area to a two-bedroom unit in a modern compact tower. That extra space works well for full-time living, a proper kitchen, storage or a home office, but it also means renovation and furnishing costs should be budgeted realistically.
Walkable beach location
The complex sits near the northern end of Jomtien with both Jomtien and Dongtan beaches within a short walk. Daily life can be very convenient without a car, with food, shops and services around the property. The trade-off is orientation: a unit facing active streets or nightlife can have a very different sound profile from a sea-facing or more protected apartment.
Real resale choice
The 2026 market includes studios and one-, two- and three-bedroom units, with both foreign-name and Thai-name ownership appearing in listings. That creates choice, but not uniformity. Two apartments with the same floor area can differ dramatically in renovation standard, view, layout changes and legal transfer position, so the comparison has to be unit by unit.
Established facilities
Buyers are not waiting for promised amenities: the pool, gym, tennis courts, parking, security and on-site services already exist. In a building of this age, though, operating condition is more important than the brochure list. Lift performance, waterproofing, façades, pool equipment and the juristic person's maintenance budget deserve more attention than decorative common areas.
Space for the money
The lower end of current resale supply is around THB 2.8 million for units in the mid-60 sqm range, which can make the project look inexpensive on a space basis. The headline price is only the start. Renovation needs, ownership form, floor, view, noise exposure, furniture and outstanding common charges can materially change the true acquisition cost.
About the project
Jomtien Complex is an established resale condominium at the northern end of Jomtien, close to both Jomtien and Dongtan beaches. It should not be approached like a new launch where buyers choose near-identical units from a developer price list. The buildings have been occupied for roughly three decades, apartments have changed hands many times, and some have been combined or extensively renovated. The real buying question is therefore unit-specific: what condition is this apartment in today, what does it face, which tower is it in, what title and ownership status does it carry, and are there any outstanding obligations to the condominium juristic person?
For the project record, the strongest repeated configuration is two high-rise towers, 39 floors and 1,118 units, with completion in 1995. Several major databases and long-established local brokers use that combination. There is, however, a genuine historical data conflict in public sources: another widely used Thai platform lists one building, 32 floors, 599 units and completion in 1992. That conflict does not undermine the identity of the property itself—the towers, address and active resale market are clear—but it is a good example of why an old condominium should be verified from building and unit documents rather than from a single portal profile.

Space is one of the clearest reasons buyers still look at Jomtien Complex. Legacy project information starts studios at about 65 sqm, one-bedroom units at about 67 sqm, two-bedroom apartments at about 120 sqm, three-bedroom layouts around 191 sqm and very large four-bedroom homes around 396 sqm. Current resale stock supports the broad pattern: listings include studios and one-bedroom units around 66–69 sqm, two-bedroom homes around 122 sqm and three-bedroom apartments around 188–200 sqm. Compared with many newer Pattaya towers, this is a very different proposition—less about compact efficiency and a new-build finish, more about having enough internal area to create a genuinely spacious home.
The address is on Thappraya Road in a busy, mixed urban pocket of Jomtien. Restaurants, shops, services and nightlife are part of the immediate environment, while Jomtien and Dongtan beaches are only a short walk away; long-running project profiles commonly quote roughly 200 metres. Commercial premises and services also form part of the broader Jomtien Complex at ground level. That convenience is a real advantage for buyers who want daily life on foot or easy access to local transport, but it also makes orientation within the complex important. A unit facing an active road or entertainment side can feel very different from one facing the sea or a quieter internal direction.
Facilities are substantial for a condominium of this age: a communal swimming pool, gym, tennis courts, covered parking, security, CCTV, lobby space and on-site food and service businesses are repeatedly documented. Some sources also mention a sauna and laundry services. The useful due-diligence question is not whether these amenities exist, but how well they are being maintained now. In a 1990s building, the condition of lifts, waterproofing, pool systems, parking structures, façades and shared mechanical equipment matters more than a long amenity list. Local brokers note that the buildings have been repainted and parking structures refurbished, but a current inspection and juristic-person review remain more informative than historical marketing.
The resale price range can look inexpensive relative to the amount of floor area. In late August and early September 2026, active listings included units around 66–67 sqm from roughly THB 2.8–3.3 million, while two-bedroom apartments around 122 sqm were being marketed around THB 5.7–6.6 million. Those numbers should not be treated as a project-wide valuation. In an older condominium, renovation quality, view, floor, tower, furniture package, legal ownership form and even whether two original units were combined can move the value materially. Buyers need to compare actual apartments, not just price per square metre.
Foreign buyers can find genuine foreign-name resale stock in Jomtien Complex, which is useful, but it does not mean every unit can automatically transfer into foreign ownership. Thai condominium law limits foreign freehold ownership to 49% of the total registered condominium area. The specific unit therefore needs an ownership check before money is committed, together with the juristic person's confirmation of the foreign quota at transfer. A Thai-name resale listing and a foreign-name resale listing are legally different purchase situations even if the apartments look identical.

Ownership format
A foreign buyer may hold a condominium unit in freehold within the statutory foreign quota, capped at 49% of the total registered condominium area. Jomtien Complex resale listings include both foreign-name and Thai-name units, so the exact ownership status must be confirmed for the specific property before transfer.
Unit types & sizes
An unusually large studio format. Some resale units have been reworked or function more like compact one-bedroom homes, so the current internal layout needs to be checked unit by unit.
A practical option for buyers who want a separate bedroom without moving into a very large apartment. In an older building, the condition of kitchens, bathrooms, electrical systems and air-conditioning often matters more than the original layout label.
This is a full-size family layout with much more living space and better suitability for long stays. Resale stock spans both towers and many renovation histories, so equal floor area does not imply equal value.
A size that is increasingly rare in newer towers and better suited to full-time living than a short holiday stay. Renovation quality and future refurbishment costs matter more at this scale.
The rarest segment. Units have been combined in this building over time, so the physical layout should be reconciled with the titles, registered plans and the number of legal condominium units included in the sale.

Some apartments have been combined or remodelled over the decades, so these ranges describe the market rather than a guaranteed original unit schedule. - Original developer attribution is not fully resolved. One group of major portals names Suthatip Banlengklong, while another local brokerage identifies Jomtien Complex Co., Ltd. No primary source was found that conclusively reconciles the two.
