In August 2026, the official Embassy Pattaya site displayed an entry price from THB 2.79 million, while an official Embassy Life page showed an entry point around THB 2.99 million. These are live marketing indications, not a stable portfolio-wide price band. Actual pricing can move materially with unit size, floor, view, ownership quota and payment schedule, so a dated developer price sheet is more useful than a headline starting price.
Geography
Empire Group's record is unusually concentrated geographically. Its completed developments are spread across South Pattaya, Pratumnak, Na Kluea, central Pattaya and Jomtien, while the current Embassy generation is centered on Jomtien. That gives the team a long local operating history, but it also means the relevant evidence is Pattaya-specific; the brand does not have the same demonstrated development footprint across Thailand's other major residential markets.
Reliability and public record
A meaningful part of the group's history can be inspected in completed Pattaya buildings, which is more informative than relying only on launch material. The corporate picture, however, deserves a fresh check. Registry-derived public databases show The Embassy Development Co., Ltd. (registration no. 0205561005527) as active, and Thailand's Smart EIA Plus system identifies The EMBS Life Co., Ltd. (registration no. 0205567016725) as an active entity associated with an accepted Embassy Life environmental report. The position of The Empire Dynasty Company Limited is less clear: DataForThai and Creden report that it ceased operations on 14 May 2026, while Smart EIA Plus still labels it active and the Empire Group website continues to refer to that company. Because these public records are not synchronized, the current Department of Business Development record should be checked before relying on any group-level name in a transaction.
What to verify
The main diligence issue is entity mapping. The company named in the reservation, sale agreement and payment instructions should make sense alongside the land documents, permits and environmental filings; where several companies appear, their roles should be evidenced rather than explained only by a salesperson. Obtain a fresh Department of Business Development extract for the seller and confirm its directors and signing authority. Technical data also needs document-level confirmation: 2026 public sources give materially different unit counts for Embassy Life, with 947 on an official project page, 964 on an Empire Group page and 487 in a Pattaya Mail report. The registered plan, EIA documentation and contract schedules should therefore take precedence over marketing pages for the building configuration, unit count and delivery obligations. A foreign buyer should also verify that the chosen unit is actually available within the foreign ownership quota and that every payment goes to the contractual entity.
