Travel to markets, schools, healthcare and daily services needs to be checked from the actual entrance, not inferred from the district name. Private transport is likely to be much more important here than in central Kampot, and journey times may vary with road conditions and season.

Later project directories describe the first phase as approximately 13 hectares with 78 villas and list January 2022 as the completion date. Those later figures are used in this record. At the December 2019 launch, public reports referred to 90 villas across 18 hectares, so early publicity should not be merged automatically with the final layout. For any purchase, the plot number, cadastral boundaries and confirmation that the home belongs to the first phase should come from the seller's documents.
The original concept was a landscaped villa environment with detached homes and water features. Project material referred to additional tree planting, canals and a lake; launch coverage also mentioned parks, a restaurant, football and tennis facilities. These references explain the intended setting, but they do not prove that every amenity is complete, operating or maintained today. A site visit should examine roads, drainage, lighting, water, power, waste collection and the present condition of shared areas.
Sources use the model names Pinewood, Rosewood, Evergreen, Sycamore and Redwood. Other promotional material refers to four villa types, so a model name alone is not a reliable guide to floor area, bedroom count or included finishes. For a resale villa, the specific house plan, land area, built area, alteration history, pool condition and engineering systems matter more than an old model card. What was marketed may differ from what was ultimately built or later modified by an owner.
The completed status on this page reflects a project directory that records January 2022 as completion. It is not an independent 2026 engineering sign-off for the whole estate. Open sources did not provide a recent technical audit, a verified inventory of completed common facilities or a clear current management structure. Legal review must focus on the specific transaction rather than the project brand. The seller's identity should be matched to the ownership documents; boundaries, encumbrances, permitted use, payment history, handover records and any competing obligations must be checked. Where the sale relies on an assignment, the original contract and required consents are central. Where a home is already registered to an owner, land and building documentation still need to be examined separately from brochures and social-media posts.
A technical inspection is equally important for a countryside villa. The scope should cover roof and façade condition, moisture, site drainage, wastewater or septic systems, water quality and pressure, backup power, air-conditioning, the pool and pump equipment. In a house used only occasionally, long idle periods can matter as much as age. Repair costs should be understood before the final price is agreed, not after keys are transferred.
Forest Harmony may suit a buyer seeking a detached home in a greener part of Kampot Province and willing to consider a completed resale property rather than a new off-plan launch. The format offers lower-density living away from town noise. The trade-offs are weaker visibility into current inventory, greater dependence on a car and a heavier legal and technical due-diligence burden. It is not a purchase to make from a render, a model name or an old promotional discount alone.
Buyers considering rental use need a separate operating case. Public material did not confirm a current rental programme, guaranteed return, single hospitality operator or stable occupancy record. Before purchase, confirm whether short-term letting is permitted by the title, contract and estate rules; identify who would receive guests, maintain the pool and garden, handle emergencies and account for income. Model returns using verified costs for the selected home, including management, cleaning, landscaping, electricity, water, internet, repairs, insurance and vacant periods. A resort-style setting does not by itself make a villa an operating hospitality asset, so the investment case should be tested separately from the personal-use case.
A practical process is to obtain the full document pack and recent photos of the chosen villa, commission independent inspections of both the plot and common areas, and use a contract that makes the deposit refundable if due diligence fails. Buyers should also confirm which services actually operate, what fees are charged, who receives them and what maintenance is included. Only then can Forest Harmony be compared fairly with standalone villas closer to Kampot or other resort communities in the province.

The model name is confirmed by the project directory and presentation material. No current unified specification sheet for all built Pinewood homes was found, so area, bedroom count, pool and finishes must be verified for the specific villa.
The model appears in the directory and in labelled Forest Harmony posts. A resale purchase requires the as-built plan, plot documents and a record of later alterations.
Evergreen is confirmed by the directory and a labelled presentation model. Published material does not provide a dependable current area range, so homes should be compared through documents and inspection rather than the model name.
