Why this project is worth a look

Inspect before buying

The project is complete, so the decision can be based on the delivered product rather than presentation material. A viewing can test noise, lifts, common areas, landscaping and the exact unit. That does not replace title and contract checks, but it removes much of the uncertainty that comes with an off-plan purchase.

Accessible Bangkok ticket

A live developer starting price of THB 1.89M puts the project at a relatively low entry point for a completed Sukhumvit-address condominium. The number is only useful as a benchmark, because resale and assignment listings can sit below or above it. The real comparison is total acquisition terms, not the cheapest headline.

Simple unit choice

The official mix is essentially 26 sqm one-bedrooms and 35 sqm One Bedroom Plus units. That makes like-for-like comparison easier across floors and buildings. It also means investors face plenty of similar competing stock, so outlook, furnishing, ownership quota and pricing discipline matter more than a clever plan name.

Useful shared space

A 20-metre saltwater pool, work and meeting areas, a 24-hour gym and rooftop terraces give residents alternatives to staying inside a compact apartment. For home workers and single residents, that can materially improve daily use of the project. With 604 homes sharing the facilities, visiting at a busy time is still essential.

About the project

GOOD DAY Sukhumvit 93 is a completed low-rise condominium by AP (Thailand) in Bang Chak, Phra Khanong. Its proposition is unusually straightforward for a Bangkok project: three eight-storey buildings, 604 residential units, and two core apartment sizes rather than a long menu of studios, two-beds and duplexes. That simplicity is useful when comparing units because buyers can focus on floor, aspect, view, furniture, ownership quota and seller terms instead of trying to decode dozens of floor-plan variants. The project is already built and occupied, so a viewing can test the things that matter in daily life — actual noise, corridors, pool activity, the route to Sukhumvit Road and the condition of the common areas. The main location compromise is equally clear: Bang Chak BTS is roughly 1.2–1.3 km away, so this is not a doorstep-to-platform condominium.

AP's live project page lists 604 units, 185 parking spaces and a four-rai-plus site. The official brochure describes the same 604 residential units and adds one commercial unit. Parking therefore deserves attention for anyone planning to keep a car, particularly at peak hours, because provision is materially below one bay per apartment. The project also has a relatively high unit count for an eight-storey scheme. That does not make it inherently crowded, but it means the exact position of an apartment matters: some units face the internal pool and landscaped court, others sit closer to circulation, lifts or the road edge, and a buyer should compare otherwise similar units in person. In a project with many repeated 26 sqm plans, floor and outlook can have more practical value than a marketing label.

The building moved into transfer and move-in phase during 2026. Independent project databases identify May 2026 as completion, while AP currently markets GOOD DAY Sukhumvit 93 as ready to move in. For a purchaser, completion changes the due-diligence process. Instead of relying on renderings, you can inspect the delivered lobby, gym, landscaping, pool, lifts and the exact unit. You can also observe how the three buildings feel as a compound and whether the shuttle arrangement to Bang Chak works for your routine. The seller still needs to be identified carefully: developer inventory, owner resales and contract assignments can coexist in the same project, and identical-looking apartments may carry different furniture packages, payment histories and transfer obligations.

The developer's public starting price is THB 1.89 million as of 30 August 2026. Open-market listings in late August included some 26 sqm units below that level as well as higher-priced examples, which is why a single 'from' figure should not be treated as the price of the whole project. A lower asking price can reflect seller urgency, a different quota status, an assignment structure, furniture differences or simply an aggressive listing; none of those should be guessed from the headline. Before comparing two units, confirm who owns or controls each one, whether it is already transferred, what remains payable, whether common fees are current, and which side pays transfer-related costs. That discipline matters more here than chasing the lowest advertisement by a few hundred thousand baht.

The official unit mix is compact: a 26 sqm one-bedroom and a 35 sqm One Bedroom Plus. The brochure shows several mirrored or internally varied versions within those two size families, but the overall space remains tightly defined. The 26 sqm unit gives a single resident or couple a separate bedroom within a relatively low purchase ticket, yet storage, dining and work functions must share limited floor area. The 35 sqm Plus layout is more forgiving and can accommodate a better work-from-home setup or a more flexible living zone. Neither should be mistaken for a family apartment. Buyers needing two true bedrooms, substantial storage or a large kitchen will probably be happier in a different project rather than trying to force a small plan to do a job it was not designed for.

Common facilities are concentrated around the landscaped interior. The ground-floor plan includes The Productive Space, The Living Hall, The Hive lounge, GOOD DAY Club, The Green Step, The Pavilion, Vacation Pool and Retreat Court. AP describes the pool as a saltwater pool of about 20 metres and places the gym on the second floor with 24-hour access. Rooftop plans add a Sunset Terrace on Building A and a Sunrise Terrace on Building C. The mix is practical for small apartments because residents gain alternative places to work, meet, exercise or sit outdoors. The trade-off is scale: 604 homes share these amenities. A serious buyer should visit at the time of day they expect to use them, not only during a quiet sales appointment.

Sukhumvit 93 is a local-residential soi with several ways to connect back toward Sukhumvit, On Nut and Srinagarindra. AP quotes 1.3 km to Bang Chak BTS and 2.1 km to On Nut BTS, with the Chalerm Maha Nakhon Expressway about 2.2 km away and Chalong Rat about 2.6 km away. Everyday destinations named by the developer include Bang Chak Square, Century The Movie Plaza Sukhumvit, 101 True Digital Park and major On Nut retail. This makes the location more convincing for residents who are comfortable using a motorbike, car, taxi or the project shuttle than for someone who insists on walking to the train in a few minutes. The shuttle can improve the connection, but its current timetable and operating rules should be checked rather than assumed.

Foreign ownership is possible, but not automatically on every unit. Under Thailand's condominium rules, foreign freehold ownership is limited to no more than 49% of the total unit area in a registered condominium. Current GOOD DAY Sukhumvit 93 listings include units specifically labelled Foreign Quota, while another listing earlier in 2026 claimed that the project's available foreign quota had sold out. Those statements can both occur in a changing resale market because a particular foreign-quota unit may come back to market even when developer allocation is exhausted. The only safe conclusion is unit-specific: obtain fresh confirmation of the quota position and the documents required for transfer before paying a material deposit.

A rental market has already formed around the project. Late-August 2026 asking rents for small units were commonly around THB 11,000–13,000 per month, with some larger or better-positioned units advertised higher, around THB 16,000. These are asking figures, not achieved rents, and they should never be converted into a guaranteed yield. Investors also face a structural feature of the project: many apartments are similar. That can make tenant expectations and comparables easy to understand, but it also creates direct competition between owners. A unit with a better outlook, sensible furnishing and a clean foreign-quota or Thai-quota title position may be easier to transact than one that is merely a little cheaper.

GOOD DAY Sukhumvit 93 therefore suits buyers who value a completed, inspectable Bangkok condominium with a low entry ticket and useful common spaces more than they value an immediate BTS doorstep. It is also a project where the limits are visible rather than hidden: compact units, a substantial resident base, limited parking relative to the number of homes and a station distance that is meaningful on foot. Those are not reasons to reject it; they are reasons to match the unit to the buyer. For an owner-occupier, the ability to see the finished product may outweigh the walk. For an investor, seller type, quota status, unit position and rent competition matter more than headline marketing around affordability.

Ownership format

A foreign buyer can hold a condominium unit freehold only within Thailand's statutory foreign ownership quota, capped at 49% of the total unit area in the registered condominium. Individual GOOD DAY Sukhumvit 93 listings are marketed as Foreign Quota, but quota availability must be confirmed for the selected unit before funds are committed and transfer is registered.

Unit types & sizes

1 bedroom
26 sqm
1 bathroom

A compact one-bedroom with a separate sleeping room rather than an open studio. It is best suited to one person or a couple who prioritise a lower purchase ticket and separation between bedroom and living area over generous storage or kitchen space. Several mirrored variants appear across the buildings, so aspect, floor, lift proximity and the actual furniture package are more important than the plan code alone.

Project-level developer anchor from THB 1.89M; the exact unit price depends on the listing and seller.
1 Bedroom Plus
35 sqm
1 bathroom

The larger layout gives a single resident or couple more flexibility for work, storage or a secondary living zone without moving into a much higher ticket. It is easier to use for long-term occupancy than 26 sqm, but it remains a one-bedroom product. Buyers who genuinely need two separate bedrooms should not treat the 'Plus' label as a substitute for a true two-bedroom apartment.

The standard project mix is 26 sqm and 35 sqm. Market listings sometimes use different labels or areas; those have not been treated as core unit types. The selected unit should be checked against its plan and registered area before purchase.

Best for: A single buyer or couple looking for a completed Sukhumvit-address condominium with a relatively low purchase ticket and a separate bedroom. The ability to inspect the exact unit before committing is a major part of the appeal.; An owner-occupier who works from home and will genuinely use the coworking areas, gym, pool and lounges. The shared spaces make more sense here because the private apartments are deliberately compact.; An investor comfortable with a high-comparability small-unit market, where furnishing, view, quota status and disciplined pricing can matter more than the project name. Rental demand is visible, but asking rent should not be treated as guaranteed income.; A foreign buyer when the selected unit has confirmed Foreign Quota availability and can be transferred freehold in the buyer's name. The quota is unit-specific and must be documented before a material payment.; may not suit: A household that genuinely needs two proper bedrooms, substantial storage, a large dining area or a separate closed office. The official 26 sqm and 35 sqm plans are too compact for that brief.; A buyer who expects a few-minute walk to rail and does not want to rely on a shuttle, taxi, motorbike or car. Bang Chak BTS is roughly 1.2–1.3 km away, so the station connection is part of the daily routine rather than an immediate doorstep benefit.; A car owner who requires a guaranteed parking bay as a non-negotiable condition. The project advertises 185 spaces for 604 residential units, so actual parking rules and availability should be checked..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Foreign quota availability changes as units transfer and resell. Current listings include Foreign Quota units, while another 2026 listing claimed the project's available foreign quota had been exhausted. Fresh unit-specific quota confirmation is required before transfer.
  • Some market listings sit below the developer's THB 1.89M public starting price. Seller type, transfer status, furniture, quota and transaction costs can differ, so those offers should not automatically replace the project-level price anchor.
