Track record

SET records show the company was established on 20 July 1984 and listed on 30 September 1992. A second strand of its track record is the condominium partnership with Mitsubishi Estate, which began in 2014 and has been structured through long-term joint-venture companies rather than a one-off co-development. By March 2026, AP said the partnership covered 32 condominium projects with an aggregate stated value above THB 140 billion. The scale is meaningful, but buyers should still distinguish between wholly AP-developed projects and projects sold through joint-venture entities.

Segments and prices

AP does not sit in a single price bracket. Its current website spans entry-level housing through premium and luxury products: condominium asking prices start from about THB 1.79 million, with the developer grouping many units into sub-THB 3 million, roughly THB 3–5 million and THB 6 million-plus bands depending on brand and location. Detached houses are shown across a much wider roughly THB 4–120 million range, while townhomes run from about THB 1.49–25 million. These are current advertised starting bands, not a promise that every unit is available at those prices; the actual ticket depends on project, size, floor or land plot, completion status, package and promotion.

Geography

Bangkok and the wider metropolitan area remain AP's core geography, where the majority of its developments are concentrated. The company also states that it operates in major provincial cities and in 2026 highlighted further expansion into new provinces. For an overseas buyer, the brand name therefore says less about rental demand or resale depth than the exact micro-location: those outcomes can differ sharply between central Bangkok, outer metropolitan districts and provincial markets.

Reliability and public record

AP offers a level of financial visibility that is difficult to obtain from a small private developer. Its audited 2025 results reported THB 4.317 billion in profit attributable to equity holders, down from THB 5.020 billion in 2024, with an unqualified audit opinion in the SET filing. For the first half of 2026, AP reported THB 20.324 billion in total revenue, THB 1.967 billion in net profit and THB 39.626 billion of backlog. Its investor-relations site also states that TRIS Rating affirmed an A corporate credit rating with a Stable outlook for the fourth consecutive year and that AP received an AA SET ESG Rating for 2025. Those indicators support assessment of the group as a going concern and capital-market borrower; they do not guarantee construction quality, handover timing or contractual performance on an individual unit.

What to verify

With AP, due diligence should focus less on proving that the parent group exists and more on identifying the legal wrapper around the specific development. The group uses multiple subsidiaries and joint-venture entities, particularly for condominiums developed with Mitsubishi Estate, so the sales contract, payment recipient and project company should all line up. Foreign buyers should separately confirm the remaining foreign-ownership quota in that condominium and the evidence required for offshore fund transfers. Before reserving, verify the exact unit price, fit-out and furniture package, transfer-cost allocation, common-area fees and sinking fund, handover date, defect warranty and refund mechanics for a material delay. For an off-plan purchase, specific to the project permits and environmental approvals matter; a listed parent and a familiar brand do not substitute for those documents.
